50/60 Binney: The Gateway to Kendall Square

The iconic towers of 50 + 60 Binney Street serve as a gateway to the Alexandria Center at Kendall Square. Standing adjacent to the Charles River, the buildings house of 10 stories of mixed-use lab, office and retail space, a mechanical penthouse, and six levels of below-grade parking for innovative technology and life science users, while simultaneously supporting public and retail functions at the ground level.

The project, completed by Turner Construction, is part of an eight-building, 2.6 million rentable square-foot campus featuring four ground-up developments and two residential developments. The new amenity-rich Alexandria Center at Kendall Square (ACKS) retail corridor is lined with shops, restaurants, and meeting/event spaces.

The project was completed on schedule using Touchplan, a construction software that allows developers to plan, implement, and monitor projects in their entirety. The innovative software gives developers the ability to see the full spectrum of their project down to every last detail. Touchplan has let developers keep their projects on or ahead of time leading to lower costs and more efficient construction.

With framing in place facade work is starting at 399 Binney Street in the very busy Kendall Square, Cambridge. This mixed-use building will featuring 164,000 sf of office, lab and retail space. 75% of the space is already leased to three drug specialists, Rubius Therapeutics, Relay Therapeutics and Celsius Therapeutics.  A green roof deck will provide open space for tenants of the building.

A look at Facebook's New Boston Office

Facebook is planning to hire more than 500 employees for its new office in Cambridge, according to Ryan Mack, Facebook Boston site lead, who discussed more the move and the company’s hiring plans.

“We’re always hiring,” Mack said in an interview. “We’re actively recruiting and I’d be happy to talk with people.”

Here’s what we know so far about the new Facebook office (and the types of jobs it’s looking to hire).

The new office

The company moved from its current location at One Broadway to 100 Binney St. The two locations are less than a 10-minute walking distance from each other in the Kendall Square area. Mack said that the new space is around 130,000 square feet, so six times the size of the current space.

How many positions?

Mack estimates that the new space has a capacity of 650 employees. Currently, over 100 people work in the Boston office.

What profiles is Facebook Boston looking for?

Primarily, technical and engineers. “We are hiring software engineers focusing on infrastructure, mobile application development, networking, compilers, data warehouses, machine learning experts and data scientists,” Mack said. In the Facebook Boston location, employees focus on machine learning and how to scale machine learning efficiently, among other things.

How to apply?

Currently, the Facebook careers page lists 20 openings for Boston. The company is looking for software engineers with different specializations, including machine learning, traffic infrastructure, iOS and Android. Minimum qualifications include bachelor’s or master’s degree in computer science or related fields and at least one year of software development experience (but requirements may vary). There are also tech openings for university grads, interns and Ph.D. university grads.

Rubius Therapeutics to anchor 75%-leased 399 Binney lab development in Kendall Square


Cancer drug specialist Rubius Therapeutics has leased 45,000 square feet at Alexandria Real Estate Equities’ new 164,000-square-foot 399 Binney Street development in Kendall Square, becoming the property’s anchor tenant. Per Alexandria, 399 Binney Street is 75%-leased, with other committed tenants including Relay Therapeutics and Celsius Therapeutics. 41,000 square feet remain for lease at 399 Binney Street, which is expected to open beginning in the fourth quarter of this year. 399 Binney Street is part of the nine-building One Kendall Square office and retail campus, and will be built to LEED Gold efficiency certifiable standards. The new-construction building also includes a 1,500-square-foot ground-floor retail space.

W. L. French completes mass excavation at 399 Binney, upcoming lab and office building in Kendall Square


W. L. French Excavating Corporation has completed the mass and footing excavations for 399 Binney Street, an upcoming 172,500-square-foot lab and office building located in Kendall Square, one of the United States’ strongest life sciences real estate markets. W. L. French has hauled and disposed of over 60,000 tons of soil, and is currently preparing and installing basement slab subbase materials. As part of W. L. French’s contract to install site utilities at 399 Binney, work has begun to connect water services to the project site. W. L. French will install water infiltration, drainage and sanitary sewer systems throughout the site in Spring 2018. 399 Binney’s excavation is supported by an internally braced support of excavation system, which was installed between May and July 2017.


Completion of 399 Binney is expected by the end of 2018. The building will be built to LEED Gold efficiency certifiable standards and will also include a 1,500-square-foot ground-floor retail space. 399 Binney is part of the existing nine-building One Kendall Square office and retail campus, which 399 Binney developer Alexandria Real Estate Equities acquired in November 2016 from DivcoWest for $725 million, or $1,124 per square foot, one of 2016’s most significant real estate sales. Shire leases 220,000 square feet at new-construction 75 | 125 Binney Street in Kendall Square


Shire, a leading rare disease-focused biotech firm headquartered in Ireland, has subleased 220,000 square feet from Ariad Pharmaceuticals at 75 | 125 Binney Street, a newly built 380,000-square lab/office building in Cambridge’s Kendall Square. Shire, Massachusetts’ second-largest life sciences employer, expects to move into the building in the first half of 2018, with fit out currently underway. The 220,000-square-foot space was vacated by Ariad, a cancer drug developer, earlier this year after Ariad was acquired by Takeda.


Completed by Alexandria Real Estate Equities in 2016, 75 | 125 Binney Street is also home to IBM, who leases 160,000 square feet. Shire’s sublease continues the trend of growth in Boston’s Life Science sector, which boasts higher investment than that of any other United States region. Per the Avison Young Q3 2017 Life Science Report, overall life sciences vacancy rates have fallen to just 2.6% and 2.5% in Cambridge and Boston, respectively. Notable life sciences transactions this year have included Synlogic taking 41,000 square feet at 301 Binney Street and Roche Diagnostics and Proteostasis Therapeutics each taking 29,000 square feet at 80 Guest Street at Boston Landing in Brighton.

It should come as little surprise to anyone remotely connected with the commercial real estate (CRE) industry that the Cambridge CRE market is one of the – if not the – dominant life science and technology markets in the world today. Even with very little space available for both lab and office space, and developable parcels at a premium, Cambridge – particularly Kendall Square – still remains the prime target of technology and pharmaceutical companies seeking access to the highly-educated talent pool that Cambridge offers, despite soaring rents.

 

“When you think about the future of Cambridge, I think the rents are going to be in the $100s [per square foot (PSF)],” predicts life science and technology specialist Steve Purpura, Executive Managing Director at Transwestern and leader of the commercial brokerage’s Cambridge team. “There is very little limitation to what people would pay if they can get in front of the right labor, and that great labor is coming out of MIT and Harvard, and is working here already. Quality space that’s available for lab is essentially zero for the next 12-18 months, and the office market has got a little more that’s available – but not much.”

 

Purpura was the moderator for the recent NAIOP panel discussion “Cambridge: Still in the Lead,” held last Wednesday at the Hyatt Regency Boston. The panel featured representatives from the market’s most prominent property owners and developers, including Tom Andrews, Senior Vice President with Alexandria Real Estate Equities, Bryan Koop, Executive Vice President for Boston Properties’ Boston Region, Steven Marsh, Managing Director of Real Estate for the MIT Investment Management Company (MITIMCo), and Keith Wallace, Senior Managing Director and Head of Acquisitions for DivcoWest’s eastern region operations.

 

Purpura began the discussion by restating the importance of the Cambridge address to the world’s leading tech and bio companies. “When Facebook came into Greater Boston (looking for space), they didn’t even look in Boston, and I think that’s pretty indicative of what’s happened in Cambridge,” he told the gathering of approximately 450.

 

Purpura set the stage for the discussion by reminding the audience that while Cambridge is now viewed as the “absolutely bulletproof” darling of investors, it wasn’t always the case. He pointed to the post-dot-com bubble burst, where vacancy rates for both lab and office exceeded 25 percent. He also cited the potential pitfalls that Cambridge may face when competing with markets such as New York and the San Francisco Bay Area, including cost of construction, permitting issues and a lack of incentives. “So let’s enjoys the ride – I think we’ve got some legs left in us, but let’s look over our shoulder and see what our blind spots are and how can we get better, because not that long ago, it was not that great.”

 

Andrews led off the presentations with an overview of Alexandria’s Cambridge activity, which has been robust for over a decade. The Pasadena, CA-based firm owns and operates 5.85 million square feet of life science, office and lab property in Massachusetts, with 4.85 million square feet of that portfolio located in Cambridge and the inner suburbs. Alexandria recently made headlines when they brought their soon-to-be-completed 431,500-square-foot 100 Binney Street property in Kendall Square to 100 percent occupancy with the signing of Facebook to a 150,000-square-foot lease, in addition to venture-backed biotech startups Foghorn Therapeutics, Sigilon Therapeutics, Tango Therapeutics and TCR2 Therapeutics to approximately 22,000-square-foot leases each. 100 Binney will be anchored by Bristol-Myers Squibb, who has leased 208,000 square feet.

Kendall Square’s 100%-leased 100 Binney Street

 

Alexandria acquired 303 Binney Street, the 3.63-acre former Metropolitan Pipe & Supply site in Kendall Square, for $80 million in the spring, and has broken ground ground on 399 Binney Street, a speculative 172,500-square-foot building on an undeveloped parcel at the 7.88-acre, 644,771-square-foot One Kendall Square campus. “We’re going to hold that property long term, and we’re going to make good sound investments,” says Andrews of One Kendall, envisioning the kind of success the firm had with the 1.2-million-square-foot Technology Square, acquired in 2006.

DivcoWest’s Wallace believes One Kendall, which Alexandria purchased from DivcoWest for $725 million in November 2016, has a huge upside. At the time of purchase, the building was fetching $50 PSF net rents for lab and $50 PSF gross office rents, according to Wallace. “We grew those rents to $60 PSF and $60 PSF – net and gross respectively, and when we sold the building to (Alexandria), we had just done an office deal at $75 PSF, and a 10,000-square-foot lab deal at $70 PSF net. People are going to think I’m crazy, but I don’t see why that real estate – in such close proximity to MIT – is not going to be worth $2,000 a foot.”

Koop discussed two of Boston Properties’ current projects in Kendall Square: 145 Broadway, a 19-story, 453,768 square foot office tower dubbed the “Akamile” by Akamai Technologies, Inc., who has leased 100% of the building, and Proto, a 274-unit apartment complex located at 88 Ames Street featuring 16,000 square feet of retail. Koop describes the Akamile as “the most sophisticated building that our company has ever worked on – in terms of what’s going on, how it operates and the thoughtfulness of how the human beings inside these buildings work together. The client said to us, ‘We want to have the most connected building – ever – so that our people can connect with each other.” The “mile” refers to the passages throughout the building that connect their people, that when tallied up, total close to one mile.

Proto is a 22-story tower that will contain a mix of micro units and one and two-bedroom configurations, with 36 apartments designated as affordable. It is expected to help meet the needs of knowledge-based workers in the Kendall Square area, while creating a more active pedestrian friendly streetscape between Main Street and Broadway. What is also significant about the project is that it was not an actual buildable site. “We worked with the city to take a piece of the road to come up with a site because residential was that important to the Cambridge Redevelopment Authority,” explained Koop.

MITIMCo’s Marsh began his segment by discussing the three principal trends in the market: Innovation and Collaboration, where information is moving so fast that it is paramount for organizations to be near the source of the knowledge; Urbanization; and what he described as the “notion of convergence”, where multiple disciplines such as engineering, data and life sciences are integrating to solve complex problems.

 

MITIMCo is finishing up the permitting process for the 1.9-million-square-foot MIT Kendall Square Initiative project, which will be comprised of office, residential, retail, research/development, and graduate student housing space. MITIMCo is also in the process of permitting and rezoning the massive, 14-acre Volpe Center site, located in the heart of Kendall Square. “We’re trying to create the right environment in Cambridge, because it is about people,” says Marsh. “It’s about creating a place where people want to be, and we’re trying to integrate what we do into the fabric of the city, creating new innovation capacity, amenities, housing and a variety of other things that we think make really good communities.”

Wallace brought the gathering up to speed on NorthPoint, the fully permitted, 45-acre development site in East Cambridge that has changed hands multiple times since Spaulding and Slye first broke ground on the project in 2005. It has remained a source of puzzlement and frustration for previous developers, which Wallace acknowledges. “Obviously, it’s had some fits and starts over the last 20 years, so it’s an ambitious play, but I think we were attracted to what was going on in Cambridge with close to zero vacancy in the office market.”

 

NorthPoint is permitted and planned for 2 million square feet of science and tech space, 2.4 million square feet of residential and also 100,000 square feet of retail, which Wallace believes is the key to the project’s success. And while there has been no commercial tenant that has “taken the leap of faith,” DivcoWest, in partnership with The HYM Investment Group, is constructing a 430,000-square-foot speculative science and technology building at 250 North Street in NorthPoint, which should be delivered by the second quarter of 2019. A second 400,000-square-foot building at NorthPoint is in pre-schematic design. “Our idea was always to be prepared for a large-use – a la Amazon,” Wallace joked. “We’re not ambitious enough to go spec on lab…but we’ll feel the market out.”

Ahead of construction completion this Fall, Alexandria Real Estate Equities has fully leased the 431,500-square-foot 100 Binney office building in Kendall Square. In addition to anchor tenant Bristol-Myers Squibb, who has leased 208,000 square feet across floors one to five, and Facebook, who has leased 129,636 square feet across the building's top three floors, venture-backed biotech startups Foghorn Therapeutics, Sigilon Therapeutics, Tango Therapeutics and TCR2 Therapeutics will each lease approximately 22,000 square feet at 100 Binney. Alexandria will now shift its' focus towards pre-leasing its' new 172,500-square-foot 399 Binney Street speculative lab and office building in Kendall Square; with foundation construction now underway, 399 Binney Street is expected to open in late Fall 2018.

Facebook leasing top three floors of new 100 Binney office building in Kendall Square


Facebook has reportedly leased the top three floors of the newly built 10-story 100 Binney office building in Kendall Square, amounting to 129,636 square feet. Facebook will open a new office at 100 Binney in 2018 with capacity for up to 650 employees. The company will hire more than 500 new employees, becoming one of Cambridge’s largest employers. Facebook currently occupies an 18,500-square-foot office at One Broadway in Kendall Square, with capacity for up to 150 employees.


Per a Boston Globe report, Facebook’s new office will focus on providing mobile and data center support to Facebook’s 2 billion users, as well as serve as a hub for machine learning. The office will also focus upon building more efficient networks with telecom companies and partnering with hardware manufacturers for new product development. A new Connectivity Lab striving to provide internet and technology access to the 4 billion people worldwide who lack internet access will also be located at the office.


Facebook will share 100 Binney with global biopharmaceutical company Bristol-Myers Squibb, who has leased approximately 208,000 square feet across floors one through five through at least 2030. A total of 300 employees will work at Bristol-Myers Squibb’s new office. Just floors six and seven remain for lease at 100 Binney, amounting to approximately 80,000 square feet. 100 Binney totals approximately 431,500 rentable square feet and is expected to be delivered in the fourth quarter of this year.

New conference and meeting center proposed in Kendall Square, preserving and expanding existing warehouse


Alexandria Real Estate Equities proposes to restore and expand an existing three-story, 12,654-square-foot historic brick warehouse in Kendall Square, located at 41 Linskey Way adjacent to the 100 Binney Street development, constructing a new four-story, 28,505-square-foot conference and meeting center with two restaurants. The conference and meeting center would span 41 Linskey Way’s second and third floors, with restaurants on the building’s first and fourth floors; the fourth floor restaurant would feature a roof deck with outdoor seating. On 41 Linskey Way’s ground floor would be a public transportation hub featuring waiting areas and information about nearby transit and car-sharing programs. Alexandria has filed plans for 41 Linskey Way with the City of Cambridge, who is now reviewing the proposed project.

W. L. French breaks ground on 399 Binney Street, new Kendall Square research and development building


W. L. French Excavating Corporation has broken ground on 399 Binney Street, an upcoming 172,500-square-foot research and development building that will expand the existing nine-building One Kendall Square office and retail campus in Kendall Square. W. L. French has successfully completed site demolition and utility relocation and is now at work excavating the building's basement level. A temporary internally-braced sheet pile cofferdam has been installed across the project site to support and retain the basement throughout excavation. 399 Binney Street's basement will be 22 feet deep; W. L. French will also operate dewatering and groundwater treatment systems on site and dispose of upwards of 65,000 tons of soil.

Bluebird Bio moves into newly built headquarters at 50/60 Binney in Kendall Square


50/60 Binney, a new 541,000 square foot Class A lab and office building in Kendall Square, has been fully constructed, with anchor tenant Bluebird Bio’s 253,000 square foot headquarters now open. Bluebird has completed a state-of-the-art tenant fit out featuring top-tier finishes, lab equipment and amenities. Bluebird is paying $72.50 per square foot, or $18.4 million, per year in rent, with a scheduled annual rent increase of 1.75% in addition to operating expenses and taxes. Genzyme Corporation, a 50/60 Binney anchor tenant who has leased 251,000 square feet for a new headquarters, will commence occupancy in 2018 following the expiration of the company’s existing lease of its' current headquarters at nearby 500 Kendall Square. Alexandria acquires 303 Binney Street, 3.63-acre Kendall Square industrial site, for $80.25 million


Alexandria Real Estate Equities, a major player in the Kendall Square real estate market, has acquired 303 Binney Street, a 3.63-acre Kendall Square industrial property, for $80.25 million, or $22.1 million per acre. 303 Binney Street last sold in May 1967 for $78,000. Alexandria intends to build a new office or laboratory building at 303 Binney Street; the property is currently entitled for the development of 163,399 office or laboratory square feet, and Alexandria intends to seek additional entitlements.


Alexandria entered a purchase and sale agreement with Metropolitan Pipe and Supply Company, 303 Binney Street’s long time owner, in January 2017 to acquire the property and will lease 303 Binney Street to the seller on a short-term basis. Metropolitan Pipe and Supply Company has closed on its’ acquisition of 30 Inner Belt Road, a 8.2-acre industrial property in Somerville which will serve as the Company’s new home, for $35.75 million.


Alexandria is currently wrapping up construction of 50/60 Binney, a 541,000 square foot Kendall Square Class A lab and office building which will be home to the headquarters of Genzyme Corporation and Bluebird Bio, and is now building 100 Binney, a 431,500 square foot Kendall Square Class A lab and office building which will be home to Bristol-Myers Squibb and other tenants. Alexandria acquired the 644,771 square foot One Kendall Square office and retail campus in November 2016 from DivcoWest for $725 million, or $1,124 per square foot; DivcoWest had acquired One Kendall Square in January 2014 for $395 million, or $613 per square foot. Full completion nearing at 50/60 Binney Class A offices in Kendall Square


Façade installation along the entire building perimeter at 50/60 Binney is complete, and interior fit-out work is wrapping up in preparation for Genzyme Corporation and Bluebird Bio to move in. Façade complete at 100 Binney Class A offices in Kendall Square


Façade installation along all sides of 100 Binney’s 10-story facade is essentially complete, as the signature curved curtain wall has reached its’ final height. The construction crew is now focused on completing interior fit-out for upcoming tenants, who will include global biopharmaceutical company Bristol-Myers Squibb, and installing the building’s ground-floor glass storefronts and lobby entry canopy. Final enclosure panels are also being installed along 100 Binney’s rooftop dunnage steel to screen the building’s large rooftop mechanical units. Scheduled for completion this Fall, 100 Binney will bring over 431,500 square feet of Class A office and lab space to Kendall Square’s booming Binney Street corridor. 75 | 125 Binney, a new 380,000 square foot lab and office building in Kendall Square, is complete and occupied. IBM Watson Health has moved into a new 160,000 square foot office space at 75 | 125 Binney. The remaining 220,000 square feet at 75 | 125 Binney are leased to Ariad Pharmaceuticals, who will open a new headquarters facility at 75 | 125 Binney. 75 | 125 Binney’s first retail tenant, Catalyst Café, will open on the building’s ground floor in the coming months. 50/60 Binney facade installed, interior tenant fit out underway


50/60 Binney’s distinctive façade has been fully installed. Interior fit out is now underway for tenants of the Kendall Square Class A lab and office building as its’ opening in the first half of 2017 nears. 50/60 Binney tenants will include Genzyme Corporation, who will occupy 251,000 square feet, and Bluebird Bio, who will occupy 253,000 square feet. The 50/60 Binney construction team is also performing exterior finishing touches along ground floor retail spaces. A stacked three-stone granite sculpture has been installed along Binney Street. 100 Binney facade nearing completion


100 Binney’s signature curved glass curtain wall along Binney Street is nearing completion, with glass installed over halfway to the top of the upcoming Kendall Square Class A lab and office building. Along Linskey Way, all precast brick panels and nearly all windows have been installed. All concrete floor slabs have been poured, and all steel framing is fireproofed. The 100 Binney construction team is now shifting from structural work to interior fit out. Scheduled for completion in Fall 2017, 100 Binney will bring over 431,500 rentable square feet (RSF) of Class A lab and office space to Kendall Square’s booming Binney Street corridor. 100 Binney, new Kendall Square lab and office space, tops off


A topping off ceremony was held for 100 Binney on Friday, September 16th, 2016 to celebrate the installation of the last steel beam of 100 Binney's 10-story structural frame. Concrete pouring is underway on levels one through five of 100 Binney. Orange vertical nets have been installed along the levels' exterior to contain debris from blowing to street level while concrete is poured.


Scheduled for substantial completion in October 2017, 100 Binney will be a 431,500 rentable square foot (RSF) Class A lab and office building in Kendall Square. The following is a photograph from the 100 Binney topping off ceremony, courtesy project engineer McNamara Salvia:

100 Binney steel frame nearing top-off


100 Binney’s structural steel frame has risen eight stories and will soon top off at 10 stories tall. 100 Binney will contain a total of 431,500 rentable square feet (RSF) of Class A lab and office space targeting a minimum of LEED Platinum sustainability certification. A stunning glass facade with landscaped balconies with allow for abundant natural lighting. The building’s dual core, 40,000 RSF floor plates will provide flexible workspace design capability. Global biopharmaceutical company Bristol-Myers Squibb has leased 208,000 square feet at 100 Binney through at least 2030. Developer Alexandria Real Estate Equities has committed $175.1 million in equity towards 100 Binney and secured $310 million in construction financing for the project in April 2016 through Bank of China; financing was arranged by CBRE. 100 Binney will cost a total of approximately $485 million to develop.


The 100 Binney construction team is at work placing steel truss elements into the building’s structural steel frame and fastening the truss elements into the frame with tension assemblies. Two tower cranes are being used to construct 100 Binney’s frame. Pouring of concrete floors has commenced on 100 Binney’s first story. Orange vertical nets have been installed on the second and third stories to prepare for concrete pouring; the nets will contain debris from blowing to street level. The building foundation’s horizontal foundation support system, which will soon be dismantled, is visible through 100 Binney’s future underground parking garage ramp on Linskey Way. 50 & 60 Binney exterior finishes nearing completion


50 & 60 Binney’s glass facade along Binney Street, Edwin H. Land Boulevard and Second Street is nearly complete. Almost all glass panels have been installed along with metal panels. The brick facade along Linskey Way is nearly complete as well. Glass is now being installed along 50 & 60 Binney’s ground-floor retail spaces. Located in Cambridge's Kendall Square, 50 & 60 Binney, topped off since September 2015, will be a 10-story Class A lab and office building with a total of approximately 541,000 rentable square feet (RSF) including approximately 8,000 square feet of ground-floor retail. Tenants at 50 & 60 Binney will include Genzyme Corporation and Bluebird Bio, both of whom will relocate their headquarters to the building. Genzyme Corporation will occupy 251,000 square feet, and Blueburd Bio will occupy 253,000 square feet. The following are photographs of 50 & 60 Binney's facade:

Excavation of 100 Binney’s foundation and underground parking structure is underway. Concrete has been poured along the sides of the foundation. A horizontal foundation support system has been installed to reinforce the foundation during excavation.
