Chain Forge Hotel

Another Extension Granted for Chain Forge Redevelopment The BPDA has granted another extension to the developers of the Chain Forge hotel project in Charlestown. Due to the complex nature of the project financing has yet to be finalized however Dick Galvin of CV Properties told the board they have lined up an opportunity zone fund from NY for the project and expect this extension granted through April 30th to the be the last. Located in the Charlestown Navy Yard the historic building originally built in 1904 has been vacant since 1974. The new plans call for a 230-room hotel along with an on-site museum to honor the history of the property.  


205 Maverick Street

Demo Permit App Filed for 197-207 Market St.  A demo permit application has been filed to raze the commercial structure at 197-207 Maverick Street in East Boston. The demo will make way for the approved mixed-use project to feature approximately 3,100 square feet of ground-floor retail space, 49 residential units, and approximately 34 off-street parking spaces.


566 Columbus Avenue

566 Columbus Ave. Approved by BPDA The Boston Planning Board has approved the proposed development project at 566 Columbus Avenue that will replace The Harriett Tubman House. Speaking on behalf of United South End Settlements, the current owner of the property, Maicharia Z. Weir Lytle,  President, and CEO discussed the difficult decision to sell the building. She expressed to the board that because of the high costs of maintaining the deteriorating building it is not financially feasible for USES to stay in this location. The sale will allow them to continue to provide services to the community.  The new project from New Boston Ventures will feature 66 condo units including 11 affordable artist live/work spaces along with 5,000 square feet of ground-floor commercial space and 42 parking spaces. 


The Overlook at St. Gabriel’s

Restoration of Historic Monastery and Church Continue at The Overlook at St. Gabriel's Restoration work continues on the historic St. Gabriel's Monastery building and the adjacent church as part of the redevelopment of the 11.6 acre Brighton site. The project will create a total of 555 apartments which are now leasing and expected to open in the first quarter of 2020. The development will also feature 105 condos along with parking for 510 cars. Chain Forge Hotel

BPDA Amends Ground Lease on Chain Forge Hotel To Allow Additional Time for Financing The BPDA has voted to approve an amendment to the existing ground lease for the Chain Forge property in Charlestown to allow the development team additional time to secure financing. According to the BPDA staff, the team is in talks with two investors to finalize opportunity zone funding. A 60-day extension was granted by the board through November 30th. The developers also agreed to pay a fee of $250,000 due to the delays. The Chain Forge Building, a 1904-built former chain factory has been vacant since 1974. Plans call for it to be redeveloped into a distinctive 230-room hotel operated by Starwood Hotels. The building's existing facade will be thoroughly restored, and a historic exhibit area will be incorporated into the hotel's lobby, preserving the building's manufacturing heritage.

247 Unit Project Approved in Hyde Park The two-building project proposed at 36-40 Sprague Street in Hyde Park's Readville has been approved by the BPDA. The project will include 247 total rental units, 32 of which will be designated affordable along with a two-story pavilion intended to house and promote work-share activities for the residents. Other resident amenities will include a fitness and gym space, a coffee shop, and a dog run.

$2M Fit-out Permit Pulled for 9 Channel Center A fit-out permit valued at just over $2M has been pulled for the 6th and 7th floors at 9 Channel Center in Fort Point. The permit calls for new finishes including, flooring, glass, and paint along with MEP upgrades.

Avenue. The new 6-story, 66 unit residential building would replace the existing Harriett Tubman House on the site. The U- shaped building would feature a community-oriented ground floor with approximately 5,000 square feet of commercial space, including a social enterprise café with outdoor seating, an art exhibit gallery open to the public, and new, improved and modern community space for USES. The first two floors of the building would contain 11 affordable artist live/work spaces with 55 residential units  a mix of one, two, and three-bedroom homeownership units on the upper floors. A below-grade garage would include parking for 42 cars.  The sale of the site will support United South End Settlements revitalization of the 48 Rutland Street Campus.
