Callahan Construction Managers is working to complete exterior finishes on this 77-unit luxury building in the Hingham Shipyard. The waterfront project, designed by Bargmann Hendrie + Archetype Inc, will feature one and two bedroom residences ranging from 800 to 1900 square feet. Callahan Construction Completes Relocation of BU Clinical Psychology
Callahan Construction Managers has completed the relocation of Boston University's Clinical Psychology program. The new 30,000 sf space at 900 Commonwealth Avenue, was designed by Wilson Architects and will streamline the patient experience and improve upon research collaboration. The project that includes clinical, research and office space features nature-inspired materials and colors for a calming aesthetic. Callahan's work on the project allowed Boston University to consolidate four floors of activity into one single level in the heart of BU's West Campus.
Callahan Construction Nears Completion on Elevation Apartments in Quincy
Callahan Construction Managers is wrapping up construction on Quincy's newest luxury apartment complex, Elevation at Crown Colony. This gated community features 492 units spread over six residential buildings with a large rustic resident clubhouse at the center of the property. The project was designed by Sheskey Architects.
The premiere units range in size from studio to two bedrooms and most feature large private balconies. The resident clubhouse includes the management office, fitness center, lounge, and event space. There is also a heated salt water pool, tennis court, and ample parking on-site for residents.
Currently five of the six buildings are complete with the final stage of the project to be wrapped up later this month.

Framing is well underway and the sky bridge to connect the complex is now in place at Jefferson at Malden Center. The development includes 3 buildings to feature 320 apartments along with 30,000 square-feet of common/amenity space. Residents will have access to a fitness center, conference space, outdoor pool, and roof deck with Boston views. The project also includes 22,500 square-feet of ground-floor retail and a 45,000-square-foot office space that will serve as Malden's new City Hall.
Construction is expected to be complete in Fall 2019.
Callahan Construction Managers was recently awarded a Gold Level Safety, Training, and Evaluation Process (S.T.E.P.) Award. This marks the 11th year the Associated Builders and Contractors (ABC) of MA have recognized Callahan Construction for their commitment to safety in the workplace.

Callahan Construction Managers Begins Work on The Residence at Penniman Hill
Callahan Construction Managers has started work on The Residence at Penniman Hill, a new senior living community coming to Hingham. This LCB Senior community will offer both assisted living and memory care facilities spread over the three-story, almost 90,000 square foot facility. The state-of-the-art building will feature 90 apartments along with a fitness center.
Throughout the months of June and July the Callahan Construction Site Division completed demolition of existing structures, including the old Penniman Hill Farm, on the 5.3 acre site. The team then removed debris and the additional underground obstructions that were uncovered. They have now started excavation for the footprint of the building. Callahan expects construction to be complete in late 2019.
Callahan Construction Managers & Claremont Companies Break Ground on Hilton Garden Inn
Callahan Construction Managers & Claremont Companies broke ground last month on the Hilton Garden Inn Brookline/Boston. The upcoming 175 room hotel is ideally located near the Longwood Medical area and the bustling Fenway neighborhood. Amenities are set to include a fitness center, pool, restaurant, and business lounge. The project designed by Cambridge Seven Associates is set to open in spring 2020.
Callahan Continues Foundation Work at 249 Third Street
Callahan Construction Managers continues foundation and site work at 249 Third Street in Cambridge. Block 1 and Block 2 foundation walls are now complete and 50 % of the Level 1 concrete slab is complete. The upcoming mixed-use building, located in Kendall Square, is being developed by Equity Residential and designed by ICON Architecture. When complete the building will feature 84 apartments and a ground floor retail space. Residents will have access to a private roof deck, landscaped courtyard, and ample on-site bicycle parking.
Construction Continues at The Village at Barnstable
Callahan Construction Managers advances exterior work on the first phase of The Village at Barnstable, an all-new senior housing community, developed by Greystar and designed by The Architectural Team, located on Cape Cod. During the month of June, Callahan continued work on wood framing, roof installation; exterior element installation, and began gas line installation.
This first phase of the project will include 225 independent style residences in a four-story building. All residents will have access to a clubhouse, pool, and underground parking. The articulated façade will include balconies at each unit.
For the second phase of the project, Callahan will be completing two smaller buildings set to specialize in assisted living. Upon completion, The Village at Barnstable is set to include 340 total units.
Callahan Construction Managers has completed construction on Phase II of AVA North Point in Cambridge. The 265 total unit luxury buildings (2), developed by AvalonBay Communities, features a mix of studio, one, two, and three bedroom residences. Resident amenities include a 24hr fitness center, gaming lounge, pool, elevated courtyard, pet spa, and a bike workshop with a unique DIY space.
The distinct apartments exterior was designed by Kyu Sung Woo Architects Inc. with CUBE 3 Studio designing the interior units. Most feature sliding barn doors, gear walls, utility charging stations, and chalkboard walls. In addition, the apartments include stainless steel appliances, granite countertops, in-unit laundry, and are designed for LEED Silver sustainability.
Callahan's work on the six-story, wood framed building also includes 3,000 square-feet of retail space on the ground floor and three levels of underground parking. AVA North Point is ideally situated less than a 5 minute walk from the Lechmere MBTA station and just one mile from Boston.
Callahan completes 20-story Montaje luxury apartment tower at Assembly Row in Somerville
Callahan Construction Managers has completed Montaje for Federal Realty Investment Trust. The 768,000-square-foot luxury apartment and retail development, located at the heart of Assembly Row in Somerville, features a landmark 20-story, 236-foot-tall tower and a 77-foot-tall, six-story, wood framed building. Designed by Stantec, Montaje features 447 studio, one-bedroom, two-bedroom and three-bedroom residences that are outfitted with luxurious finishes, including quartz countertops and stainless steel appliances.
At Montaje’s summit is a top-floor Sky Lounge featuring striking views of Boston and the nearby Mystic River. The Sky Lounge includes an outdoor roof deck, a chef’s kitchen, a dining area and a media/living room. A second, lower level courtyard features grilling stations, a bocce court and an outdoor fireplace. Additional Montaje amenities include a resort-style swimming pool, a fitness center with a yoga studio, artist space, a resident lounge featuring a billiards table and a meeting room. A seven-story precast parking garage with space for 650 cars has also been constructed on site.
On Montaje’s ground floor is 40,000 square feet of retail, home to multiple shops, restaurants and bars including MidiCi Pizza, Ann Taylor Factory Shop, Yankee Candle, Fragrance Outlet, Columbia Sportswear Company, Mass General Hospital and American Fresh Brewhouse. Montaje is located next to the Assembly MBTA Orange Line station and minutes from Interstate 93, offering a short commute to Downtown Boston and Cambridge by transit or car.
Construction Continues at Woburn Hotel Development
June saw steady progress on masonry and slab work on the first and fourth floors at the upcoming Woburn Homewood Suites and Hampton Inn. The project, part of the highly anticipated Woburn Landing, continues with masonry emu ongoing with plank and stairs. On the first floor, slab on grade is being prepped and to be poured while the under slab SSV system is 90% complete. The first floor interior layout is underway with exterior wall stud and sheathing also beginning. Vertical MEP layout and shafts underway as the fourth floor pre-cast concrete plank is also being set.
When complete, the dual-branded property will feature 235 guest rooms. The Homewood Suites will include 103 fully equipped suites with kitchens for long-term guests, along with separate living and sleeping areas.
The Hampton Inn will have 132 guest rooms, offering the latest upgrades for value-conscious and quality-driven travelers. The hotel will share some amenities including an indoor pool, exercise room and 602 square-feet of meeting space.
Site Work Underway at Hingham's Broadstone Development
The month of May saw steady progress in site work and foundation placement. Bulksoil export and Zone 1 footing excavation were ongoing, while the installation of infiltration system #4 was completed. Approximately 40% of the exterior footings, 14% of the foundation walls and 20% of the column footings for Building 2 were placed. ACM abatement activities were close to completion.
The project is an upcoming multi-family apartment development located in Hingham, MA. It will consist of two buildings, both with four stories of wood framing above one level of post-tensioned podium parking.
North Carolina-based, Concord Hospitality Enterprises has refinanced their hotel development in Woburn, MA for $35.64 million via Western Alliance Bank.
The Homewood Suites and Hampton Inn is a major part of the much anticipated, $55 million Woburn Landing project. The development will feature new restaurants and businesses, all conveniently accessible from the city’s public transportation system. It is expected to create approximately 200 new jobs and bring $1 million in annual tax revenue to the city
Callahan Continues Work on Cooper Street Apartments
Located on a four-acre lot situated between Cooper and Elm Streets and abutting the Charles River, Callahan Construction Management is constructing the Waltham-based Cooper Street Apartments. The building is a 397,927 square-foot, Type 3A, five-story wood frame structure with 264 units, offering residents a fitness center, lounge, and an outdoor swimming pool. There are 68 walk-out balconies and 53 Juliet balconies with glass sliding doors. The facade of the building will be comprised of multiple materials including fiber cement siding, brick, metal panels, aluminum storefront as well as vinyl & aluminum windows. The Cooper Street Apartments construction is scheduled to last nineteen months, with final completion and turnover planned for December 31st, 2019.
The project is divided into two Phases: Phase 1 consists of the turnover of the garage, the Amenity area and 139 units in roughly nineteen months. The amenity area and model unit are turned over 7 weeks prior to the rest of Phase 1. Phase 2 represents substantial completion of the remaining 138 units and the landscaping and River Walk area.
Callahan Construction Managers, teaming together with the Architectural Team, is building the Wingate Residences at Haverhill, consisting of a 3-story assisted living and memory care facility in Haverhill, Massachusetts. The ground and 1st floors are comprised of common space, seating and dining spaces, and a commercial kitchen. The second floor consists of the living area, primarily residential units. The facility is intended to serve two types of residents, limited and minimal supervision patients. With musical performances, art classes, yoga and guest lectures, the Wingate Residences have both high-quality living spaces and amenities.
Construction is ongoing: roofing is nearing completion with only roof pavers and standing seam remaining. All windows have been installed with siding and trim ongoing. In the interior, insulation is ongoing, while drywall began last week.
Construction Continues on Transformative Jefferson at Malden Center Development
Boston-based builder Callahan Construction Managers, joining forces with CBT Architects and Jefferson Apartment Group, are building a massive mixed-use development that will transform Malden Center, replacing the city's former government center with three new buildings oriented about a walkable, 21st-century streetscape.
Jefferson at Malden Center will feature 320 market-rate apartment residences, more than 22,500 square feet of ground-floor retail and a 45,000-square-foot office space that will serve as Malden's new City Hall. The future complex will reconnect Pleasant Street to Commercial and Florence Streets for the first time since the former City Hall's construction in the early 1970s, helping restore Malden Center's walkability, creating new public parking and improving access to the train station.
Current construction is ongoing on all three buildings comprising the complex. In the North building, roof truss installation is complete, as is 1st-floor fireproofing installations. Interior and exterior pre-sheetrock wall installation is ongoing, as well as plumbing, electrical and mechanical installations. Additional construction includes exterior sheathing waterproofing installation and sixth-floor wall panels. In the South building, floor truss installation is wrapping up with floor wall panels installation to follow. Slab on deck placements are currently ongoing for levels. Underground plumbing and electrical backfill will be complete this week. In the Northeast Building, structural steel installation is ongoing and should be completed in mid-May. Level 1 slab on deck placement occurred the first week of May.
Despite having zero signed tenants, POST at 200 Smith St in Waltham is now open. The new 395,000 square foot state-of-the-art office building was the result of the renovation of a historic postal service distribution center into new open-floor-plan office space with authentic exposed ceiling beams and other original features. POST has state of the art configurable open spaces including a lounge and a cafe.
“We have a lot of demand, so we’re feeling pretty good,” JLL Managing Director Matt Daniels said. “As someone who runs the suburban and Cambridge leasing program, a lot of the activity we’re getting is from companies in the city.”
Gate Residential Mortgages 500 Ocean Ave Development
Boston based, Gate Residential, has mortgaged the property at 500 Ocean Ave in Revere for $65 million. The group has received the funds for the beachfront development from PNC Bank.
The current project at 500 Ocean Ave is a mixed-use development that consists of an apartment building with shared amenities and retail on a 2.4-acre parcel. The parcel is part of the master-planned Waterfront Square district, which will also include hotel and retail programming.
Callahan Inc. has been selected as the General Contractor for 500 Ocean Ave - Waterfront Square Project, a new apartment development located in Revere, MA.
When completed in the winter of 2020 the project will consist of one apartment building, seven stories tall, inclusive of two courtyards, a lap style pool and (2) retail areas. There will be 305 residential units.
The amenities are located throughout the building on the first and third levels. The first level houses a reception area, cardio room, strength training room, on demand room, dog wash, package room and (3) offices. The third level includes an extensive lounge with an outdoor deck along with a pool and lounge area.
The unit mix consists of lofts and studios along with one, two, and three bedroom apartments ranging in size from 441 square feet to 1,430 square feet. There are two levels of parking under podium including 203 spaces on the lower level, 206 spaces on the upper and electric car charging stations.
Underground Site Utilities are in progress and are currently 25% complete.
1 Beachmont's 6-story exterior facade is nearing completion, located minutes from Boston on the Revere Beach Parkway. Metal exterior finish panels have been fully installed, in addition to windows, which are nearing completion along the building’s exterior.
Slated to open winter 2019, the development will feature 195 luxury apartment residences steps from Revere Beach and the MBTA Blue Line. Residences at 1 Beachmont will include studios, one-bedrooms and two-bedrooms, ranging in size from 482 to 1,121 square feet.
Finishing touches underway at AVA North Point luxury apartments in East Cambridge, built by Callahan Construction Managers
The exterior facade of AVA North Point, a new six-story, wood framed, 265-unit luxury apartment community, has been completed. The complex, developed by AvalonBay Communities and built by Callahan Construction Managers, is set to open this summer. In addition to the façade completion, finishes are currently being installed within apartments that include granite countertops, stainless steel appliances, hard surface flooring and in-unit washers and dryers. Common spaces, including lounges, a fitness center, landscaped elevated courtyards and a swimming pool are also being fit out.
AVA North Point will feature studio, one-, two- and three-bedroom apartments, efficiently designed to LEED Silver sustainability specifications. The community will also include a 3,000-square-foot ground-floor retail space and three levels of underground parking. Callahan beginning vertical construction at Brio condominiums on Hingham waterfront
With foundation work complete, Callahan Construction Managers is beginning vertical construction at Brio, a five-story, 157,000 square-foot, 77-unit luxury condominium building located in the Hingham Shipyard. The complex will feature a four-story wood frame above a structural steel and concrete podium.
Following completion of structural construction, Callahan will begin installation of amenities that include an elevated residents-only waterfront courtyard with a fire pit and grill stations, bicycle and kayak storage, dog run and pet washing station and a roof deck with sweeping waterfront views. Brio residences will range from 750 to 2,100 square-feet in size. In addition, a total of 160 indoor and outdoor parking spaces will be located on-site. Brio is located steps from multiple restaurants and shops, as well as MBTA ferry service to Boston.
First buildings open at Quincy’s Elevation Apartments, built by Callahan Construction Managers
The first two buildings at the 492-unit Elevation Apartments have opened to residents. The new luxury apartment development, developed by The John Flatley Company and built by Callahan Construction Managers, is located in Quincy just off of Interstate 93 and Route 3. The final four buildings are in stages ranging from interior and exterior finishing to structural wood framings. Full completion of Elevation Quincy is expected by Summer 2018.
Elevation Quincy features one- and two-bedroom residences, with amenities including a clubhouse, swimming pool, tennis courts, fitness center featuring a yoga area, pond, central park area and garage parking. Callahan Construction Managers has completed Meriel Marina Bay, a 352-unit luxury apartment community located on the Quincy waterfront overlooking Boston Harbor. Meriel Marina Bay, developed by Hines, features studio to three-bedroom apartments available for immediate lease, and also includes a new extension of the Marina Bay public waterfront with 20,000 square feet of retail space.
Residences at Meriel Marina Bay feature open layouts and luxurious finishes such as oversized windows, wide plank flooring and kitchens with stainless-steel appliances, center islands with breakfast bars, quartz countertops and European-style soft-close cabinets. Many apartments are equipped with oversized balconies or private patios. Addgene leases space at LINX Watertown, building now over 50%-leased
The recently completed 185,000-square-foot LINX Watertown Class A office building has landed its' third life sciences tenant with Addgene's lease of 39,333 square feet, bringing the building to 56%-leased. Addgene, a locally-based nonprofit repository created to help scientists share information, joins C4 Therapeutics and Macrolide Pharmaceuticals at LINX and is the second life sciences company to relocate to LINX from Cambridge, C4 being the first, and the latest step in Watertown's emergence as a life sciences destination. LINX developer Boylston Properties is currently constructing Arsenal Yards, a $400 million mixed-use development located steps from LINX that will open in spring 2019 and feature 100,000 additional square feet of office space, as well as 350,000 square feet of retail and entertainment, approximately 425 residences and a 145-room Hampton Inn and Suites by Hilton hotel.
Callahan Construction Managers has completed two new senior living communities, The Residence at Melrose Station located in Melrose and The Residence at Vinnin Square located in Swampscott. Both were developed by LCB Senior Living, with a combined 174 apartments. The communities mark Callahan’s second and third projects with LCB, following Callahan’s successful completion of the 84-unit Residence at Valley Farm in Ashland. All three communities feature Independent and Assisted Living accommodations, along with LCB’s renowned Reflections Memory Care services, tailored for residents with Alzheimer’s disease and other memory impairments
Both the 90-unit Residence at Melrose Station and 84-unit Residence at Vinnin Square are built with structural steel. The buildings range from three to five stories in height, respectively. Each building features both memory care and assisted living units, with amenities including a commercial kitchen, a dining room, activity rooms, outdoor terraces and landscaped grounds. Financing secured for new-construction Hilton hotel in Woburn
A new 235-key Hilton hotel in Woburn located next to the intersection of Interstates 93 and 95 is expected to break ground this month after securing $53 million in equity financing. Colliers International worked on behalf of site owner Madison Properties and hotel developer Concord Hospitality Enterprises to secure the financing through Whitman Peterson LLC. The hotel, which is scheduled to open 2018, will be located in a retail and entertainment dominated area minutes from Downtown Boston. The hotel will be a dual branded Homewood Suites and Hampton Inn & Suites, and will feature three retail pad sites including Red Robin and Chick-Fil-A.
W. L. French begins site work at 249 Third Street, upcoming 84-unit apartment building in Kendall Square
W. L. French Excavating Corporation has begun soil remediation at 249 Third Street in Cambridge’s Kendall Square, the future site of an 84-unit apartment building. W. L. French’s scope of work at 249 Third Street includes an extensive health and safety plan that requires workers to wear Level C personal protective equipment (PPE), installation of steel sheet piles for support of excavation (SOE), drilled deep wells for construction dewatering, extensive groundwater treatment and, ultimately, excavation and disposal of 6,000 tons of Toxic Substances Control Act (TSCA) waste and 15,000 tons of Non-TSCA waste. W. L. French will continue work at 249 Third Street into the 1st quarter of 2018. Upon completion, 249 Third Street will feature 84 apartment residences ranging from studios to three-bedrooms and 1,540 square feet of ground-floor retail located in the heart of Kendall Square, the United States’ hottest life sciences market, steps from the Massachusetts Institute of Technology (MIT). Callahan completes new-construction RE150 apartments along Mystic River in Medford
Callahan Construction Managers has completed RE150, a 282-unit new-construction luxury apartment complex along the Mystic River in Medford, the latest residential building at the 30-acre Rivers Edge mixed-use development. Located at 150 Rivers Edge Drive, RE150 features desirable amenities including a clubhouse, a fitness center, a swimming pool and outdoor entertainment areas such as two private courtyards and green space overlooking the Mystic River. On RE150’s ground floor is 18,200 square feet of retail and restaurant space, which could soon be home to a full-service bar/restaurant and specialty/convenience retailers, as well as vehicle parking.
RE150 features two five-story buildings constructed with four-stories of wood framing above one-story steel podiums. The buildings are wrapped around an above-grade precast concrete parking garage, with a total of 1,042 parking spaces.

Callahan completes construction of relocated Cambridge College campus in Charlestown
Callahan Construction Managers has completed a 108,000-square-foot state-of-the-art tenant fit-out project for Cambridge College’s newly relocated, unified campus in Charlestown’s Hood Park. The newly built campus features classrooms, laboratories, meeting rooms, offices, administrative areas, studies, lounges and ancillary support spaces, all equipped with state-of-the-art audiovisual, communications and teaching technologies.
The state-of-the-art facility is built to best serve Cambridge College’s 5,000 students, who were previously scattered between multiple buildings blocks away from each other. The new campus’ unified format will be a boon for Cambridge College’s base of adult learners, many of whom are juggling multiple responsibilities including family care, careers and the needs of life. “In exploring options for our graduate programs, which have always been in multiple locations, it became clear that we had a unique opportunity to think strategically about our physical presence,” said Deborah Jackson, President of Cambridge College, in a prepared statement. “A single campus model will more effectively meet the needs of our current and prospective students.” Cambridge College’s new location just steps from the Sullivan Square MBTA Orange Line station and minutes from Interstate 93 will facilitate easy access for students, who come from across the Boston area.
Macrolide Pharmaceuticals leases space at new LINX Watertown office building
Macrolide Pharmaceuticals has leased over 18,000 square feet at the new 185,000-square-foot LINX Watertown creative office and lab building, which opened last Summer. Macrolide’s lease follows C4 Therapeutics’ lease of over 45,000 square feet at the building in July. Macrolide is a developer of preclinical antibiotic compounds that fight some of today’s most dangerous bacterial threats.

Developers begin rebuilding fire-ravaged Waltham apartment development
Developers Daiwa House and Lincoln Property Company have begun rebuilding The Edison on the Charles, a 264-unit apartment development in Downtown Waltham that was destroyed by a fire in July. Cleanup of the site and demolition of fire-destroyed structures will begin the week of September 17th, after which construction of five new buildings will begin. "We’ve received our insurance proceeds, and we’re going to proceed and rebuild exactly the same project, in the same location, with all the benefits that the City of Waltham is going to attain from this development,” said John Noone, Lincoln Property Company's Northeast Region Executive Vice President, in an interview with Wicked Local Waltham. Officials have determined that the 10-alarm blaze that destroyed The Edison on the Charles, which was fully framed and nearing completion, was set by an arsonist; property damages are estimated at $110 million.

A groundbreaking ceremony was held Wednesday (July 19th) for Brio, a new waterfront luxury condominium building in Hingham Shipyard located steps from multiple restaurants and retail options, as well as direct ferry service to Downtown Boston. Work begins on transformative Malden Center mixed-use development
Demolition has begun to make way for Jefferson at Malden Center, a $120 million development that will replace former government buildings with three new mixed-use buildings and reconnect Malden Center through a pedestrian streetscape. Malden’s former city hall and police station, as well as the former First Church of Malden, are now being demolished, clearing 3.2 acres for Jefferson at Malden Center’s construction. The development will restore the connection of Pleasant Street, one of Malden’s main thoroughfares, to Commercial and Florence Streets and the Malden Center train station. Pleasant Street has been divided into two by City Hall and closed to through traffic since the early 1970s, when the building was built at Pleasant Street’s center facing the train station.
Demolition work will continue through this Summer, after which foundation work for Jefferson at Malden Center will begin. The development is expected to open by Fall 2019. Jefferson at Malden Center will feature 320 market-rate apartment residences, over 22,500 square feet of ground-floor retail and a 45,000-square-foot office space that will serve as Malden's new City Hall. TA Realty acquires newly-built, 180-unit Deco luxury apartments in Quincy for $68.5 million
Real estate investor TA Realty of Boston has acquired Deco, a 180-unit luxury apartment development completed in 2016 located across from the Quincy Adams MBTA Red Line station, for $68.5 million, or $380,556 per unit. Developer Cabot, Cabot & Forbes acquired the 2.3-acre parcel on which Deco is built for nearly $10.4 million ($10,391,456), or $4,518,024 per acre, in May 2014 and paid around $36 million to develop the building. Lincoln Property Company will take over as Deco's property manager; Deco was previously managed by The Bozzuto Group.
Façade nears completion, interior construction underway at POST, new Class A Waltham office building
Installation of facade finishes at POST, an upcoming Class A office building built by Callahan Construction Managers, is well underway, with large sections of the building’s glass curtain wall installed and exterior finish panels in place over a number of fireproofing sections. A section of the existing building’s eastern wing has been demolished to create POST’s signature center 16,000 square foot outdoor courtyard; fit out of the courtyard area is now underway. Concrete hardscaping has been installed along POST’s perimeter, and new staircases between POST and the surrounding parking lot will soon be installed.
Inside POST, pouring of concrete to construct the building’s upper level and 44,000 square foot cast-in-place interior mezzanine is essentially complete. A new elevator core has been constructed to transport employees and visitors at POST up to the building’s newly created upper level. Large sections of POST’s interior are now just about ready for custom tenant fit out.
With completion scheduled for this summer and office space now leasing, POST will repurpose an open, high-ceilinged former postal service distribution center into Class A office, lab and research & development (R&D) space. The following are photographs of POST:

Construction of wood superstructure framing is well underway at Avalon NorthPoint Phase Two, a new mixed-use building located across from the Lechmere MBTA Green Line station, and will soon reach its’ full height of six stories. The first section of Avalon NorthPoint Phase Two’s post tensioned concrete podium structure, which will house the building’s ground floor lobby and retail space and is serving as the wood framing’s base, is complete. Underneath Avalon NorthPoint Phase Two are three completed levels of below-grade parking. Upon completion, Avalon NorthPoint Phase Two will feature 285 apartment residences with approximately 3,000 square feet of ground-floor retail. Façade installation underway at POST, new Waltham office space now leasing
Weatherproofing is well underway along the façade of POST, an upcoming 395,000 square foot state-of-the-art office building in Waltham just off of Route 128 being built by Callahan Construction Managers. The façade is being enclosed with metal framing as well as air and vapor barriers. Brick finishes have also been installed in a number of locations, and installation of curtain wall glass is beginning.
Pouring of concrete to construct POST’s 44,000 square foot cast-in-place interior mezzanine is over halfway complete and will be finished by the end of this month. Along POST’s exterior, concrete is being poured to construct hardscaping. A 16,000 square foot outdoor courtyard is also being constructed in the middle of the building.
Opening this summer and now leasing, POST will renovate and restore a historic postal service distribution center, preserving the authentic exposed ceiling beams and other original features of the building while converting the building into new Class A office, lab and research & development (R&D) space. Updated plans revealed for proposed Brookline Village hotel
Claremont Companies has revealed updated plans for the proposed hotel at 700 Brookline Avenue at the gateway to Brookline Village. Plans now call for an 11-story, 175-guestroom Hilton Garden Inn with a sweeping glass curtain wall designed by Cambridge Seven Associates. A restaurant and a ground-floor cafe with outdoor seating have also been added to the program. The latest plans and renderings for the 700 Brookline Avenue hotel are posted above.

A topping off ceremony was held Monday (November 14th, 2016) for Block 6 at Assembly Row, a 20-story development with 447 residential apartments and 40,000 square feet of retail opening in Early 2018 in Somerville’s rapidly growing Assembly Row neighborhood. Representatives of the Block 6 development and construction team gathered to sign the 20-story Block 6 tower’s final steel beam then lifted the beam and connected it to the tower’s top floor.
Block 6, along with neighboring Alloy, will bring increased vitality to Assembly Row. “We are honored to play a role in the advancement of one of the region’s most exciting new neighborhoods in collaboration with such valued partners,” said Patrick Callahan, President of Block 6 General Contractor Callahan Construction Managers. The frames of both buildings at Meriel Marina Bay are now being prepared for installation of exterior finishes. Windows have been installed along large sections of both buildings. Geotechnical design/build contractor Helical Drilling prepared the Meriel Marina Bay construction site, which overlooks scenic waterfront Squantum Point Park, for development of the two new Meriel Marina Bay buildings. The existing urban fill on which the Park and its’ surroundings are built was deemed unsuitable for traditional foundation support methods such as over-excavate/replace and deep pile foundations. Accordingly, Helical Drilling installed several hundred Geopeir grouted rammed aggregate pier elements in the Meriel Marina Bay site’s soil. Exterior finish panels have been installed along a large section of the tower's steel structural frame. Moisture-resistant sheathing and fireproofing are being installed along the adjacent six-story wood-framed structure. A new pre-cast parking garage has been constructed at the project's rear. Block 6 is targeting a January 2018 opening and will contain 447 residential units and 40,000 square feet of retail space. Approved Kendall Square apartment plan revised to include additional amenities
The City of Cambridge's Planning Board will hold a hearing this Tuesday (September 6th, 2016) to review Equity Residential's proposal to add 14,484 additional square feet of basement level amenities and utilities to the approved 249 Third Street apartment project in Kendall Square. The basement level would contain a gym and bike parking in addition to utility spaces and
storage. Under the revised proposal, the height, building footprint and number of dwelling units at 249 Third Street would remain unchanged. 249 Third Street will feature 84 residential apartments ranging from studios to three-bedrooms and 1,540 square feet of ground-floor retail. 249 Third Street was approved for construction by the Planning Board in October 2015; construction has not yet commenced.

Excavation and foundation work underway at Avalon NorthPoint Phase Two
J. Derenzo Companies has nearly fully excavated the underground parking structure of Avalon NorthPoint Phase Two, a six-story residential building located steps away from the Lechmere rapid transit station. A total of three levels of underground parking will be excavated. Sheet pile walls reinforced by horizontally-mounted large diameter round steel beams are being used to support the excavated garage. A reinforced concrete foundation is being poured vertically along the garage’s perimeter to support the building’s substructure. DSF Group acquires 480 Main, new 195-unit Malden Square apartment building, for $73.75 million
This past Friday (July 29th, 2016), Waltham, MA-based real estate investor DSF Group acquired 480 Main, a new 195-unit, 243,611 square foot Malden Square apartment building with 9,600 square feet of ground-floor retail, for $73.75 million as recorded in the Middlesex South Registry of Deeds. The sale equates to approximately $303 per square foot and approximately $378,205 per residential unit. Units at the 100% occupied 480 Main range from studios to two-bedrooms and 526 to 1,050 square feet. Rents range from $1,855 to $2,950 per month per the 480 Main leasing website.
480 Main opened in April 2015; an official ribbon cutting for the building was held in October 2015. The building features an outdoor patio with a swimming pool and grilling stations, 171 underground parking spaces, a media room and a fitness center. The Malden Center MBTA Orange Line station is located steps away.
480 Main's developer and seller is Priderock Capital Partners of West Palm Beach, Florida, who acquired the approximately 61,869 square feet of land on which the building is built for a total of $3.15 million last decade. Approximately 10,433 square feet at 450-464 Main Street were acquired for $1 million in June 2003. Approximately 25,792 square feet at 466-490 Main Street were acquired for $1.4 million in July 2003. A third plot, 33 Dartmouth Street, was acquired for $750,000 in foreclosure in February 2006.
Priderock Capital Partners invested $54 million to develop 480 Main and secured $34 million in project financing in July 2013 through PNC Bank. DSF Group, 480 Main's buyer, invests in residential and office space in a number of markets and acquired the 433-unit former Avalon Danvers, since renamed Halstead Danvers, in Danvers, MA for $108.5 million in June 2014. Halstead is DSF Group's signature brand for residential communities.

A topping-off ceremony was held for Meriel Marina Bay on June 28th, 2016. The following is a link to the official press release announcing the topping-off. During the ceremony, Meriel Marina Bay's last beam of steel was lifted into place and installed, completing Building Two's structural steel frame. 163 wood-framed residential apartments will now be constructed above Building Two's steel frame. Wood framing is underway on Building One, which will contain 189 apartments.

Deco's 180 apartments are now leasing targeting a March 15th opening. Finishing touches are being installed along the building's facade. We were impressed by the quality of finishes and layout of spaces on our recent tour of Chroma, a cutting edge new luxury apartment building now leasing in Cambridge's delightful Cambridgeport neighborhood. During Chroma's construction, an old granite lion sculpture was unearthed. Subsequently named Sidney, the lion is now on display in Chroma's landscaped courtyard. We visited the One North of Boston—Phase Two construction site in Chelsea. Callahan Construction has done a beautiful job; the building's finishes are attractive, and the structure, designed by Sheskey Architects, fits well within the existing neighborhood fabric.
We look forward to One North of Boston—Phase Two's anticipated opening in April 2016! Residents will be located in a convenient, walkable setting near downtown Chelsea and shopping options. Downtown Boston is also easily accessible by car or MBTA Commuter Rail, and soon by MBTA Silver Line bus service! Judging by One North of Boston—Phase One's success, One North of Boston—Phase Two is sure to be a great place to live.

A groundbreaking ceremony was held for Meriel Marina Bay on September 21st, 2015. Guests included Quincy Mayor Tom Koch, Massachusetts State Senator John F. Keenan, Massachusetts State Representative Bruce J. Ayers and Quincy Planning Board Chairman William Geary. Meriel Marina Bay will feature 352 waterfront luxury residential apartments, 20,000 square feet of retail and a public waterfront boardwalk. Occupancy of Meriel Marina Bay is expected in Spring 2017.
