Addgene leases space at LINX Watertown, building now over 50%-leased
The recently completed 185,000-square-foot LINX Watertown Class A office building has landed its' third life sciences tenant with Addgene's lease of 39,333 square feet, bringing the building to 56%-leased. Addgene, a locally-based nonprofit repository created to help scientists share information, joins C4 Therapeutics and Macrolide Pharmaceuticals at LINX and is the second life sciences company to relocate to LINX from Cambridge, C4 being the first, and the latest step in Watertown's emergence as a life sciences destination. LINX developer Boylston Properties is currently constructing Arsenal Yards, a $400 million mixed-use development located steps from LINX that will open in spring 2019 and feature 100,000 additional square feet of office space, as well as 350,000 square feet of retail and entertainment, approximately 425 residences and a 145-room Hampton Inn and Suites by Hilton hotel.
Callahan Construction Managers has completed two new senior living communities, The Residence at Melrose Station located in Melrose and The Residence at Vinnin Square located in Swampscott. Both were developed by LCB Senior Living, with a combined 174 apartments. The communities mark Callahan’s second and third projects with LCB, following Callahan’s successful completion of the 84-unit Residence at Valley Farm in Ashland. Callahan completes new-construction RE150 apartments along Mystic River in Medford
Callahan Construction Managers has completed RE150, a 282-unit new-construction luxury apartment complex along the Mystic River in Medford, the latest residential building at the 30-acre Rivers Edge mixed-use development. Located at 150 Rivers Edge Drive, RE150 features desirable amenities including a clubhouse, a fitness center, a swimming pool and outdoor entertainment areas such as two private courtyards and green space overlooking the Mystic River. On RE150’s ground floor is 18,200 square feet of retail and restaurant space, which could soon be home to a full-service bar/restaurant and specialty/convenience retailers, as well as vehicle parking.
RE150 features two five-story buildings constructed with four-stories of wood framing above one-story steel podiums. The buildings are wrapped around an above-grade precast concrete parking garage, with a total of 1,042 parking spaces.

Callahan completes construction of relocated Cambridge College campus in Charlestown
Callahan Construction Managers has completed a 108,000-square-foot state-of-the-art tenant fit-out project for Cambridge College’s newly relocated, unified campus in Charlestown’s Hood Park. The newly built campus features classrooms, laboratories, meeting rooms, offices, administrative areas, studies, lounges and ancillary support spaces, all equipped with state-of-the-art audiovisual, communications and teaching technologies.
The state-of-the-art facility is built to best serve Cambridge College’s 5,000 students, who were previously scattered between multiple buildings blocks away from each other. The new campus’ unified format will be a boon for Cambridge College’s base of adult learners, many of whom are juggling multiple responsibilities including family care, careers and the needs of life. “In exploring options for our graduate programs, which have always been in multiple locations, it became clear that we had a unique opportunity to think strategically about our physical presence,” said Deborah Jackson, President of Cambridge College, in a prepared statement. “A single campus model will more effectively meet the needs of our current and prospective students.” Cambridge College’s new location just steps from the Sullivan Square MBTA Orange Line station and minutes from Interstate 93 will facilitate easy access for students, who come from across the Boston area.
Macrolide Pharmaceuticals leases space at new LINX Watertown office building
Macrolide Pharmaceuticals has leased over 18,000 square feet at the new 185,000-square-foot LINX Watertown creative office and lab building, which opened last Summer. Macrolide’s lease follows C4 Therapeutics’ lease of over 45,000 square feet at the building in July. Macrolide is a developer of preclinical antibiotic compounds that fight some of today’s most dangerous bacterial threats.

Developers begin rebuilding fire-ravaged Waltham apartment development
Developers Daiwa House and Lincoln Property Company have begun rebuilding The Edison on the Charles, a 264-unit apartment development in Downtown Waltham that was destroyed by a fire in July. Cleanup of the site and demolition of fire-destroyed structures will begin the week of September 17th, after which construction of five new buildings will begin. "We’ve received our insurance proceeds, and we’re going to proceed and rebuild exactly the same project, in the same location, with all the benefits that the City of Waltham is going to attain from this development,” said John Noone, Lincoln Property Company's Northeast Region Executive Vice President, in an interview with Wicked Local Waltham. Officials have determined that the 10-alarm blaze that destroyed The Edison on the Charles, which was fully framed and nearing completion, was set by an arsonist; property damages are estimated at $110 million.

Work begins on transformative Malden Center mixed-use development
Demolition has begun to make way for Jefferson at Malden Center, a $120 million development that will replace former government buildings with three new mixed-use buildings and reconnect Malden Center through a pedestrian streetscape. Malden’s former city hall and police station, as well as the former First Church of Malden, are now being demolished, clearing 3.2 acres for Jefferson at Malden Center’s construction. The development will restore the connection of Pleasant Street, one of Malden’s main thoroughfares, to Commercial and Florence Streets and the Malden Center train station. Pleasant Street has been divided into two by City Hall and closed to through traffic since the early 1970s, when the building was built at Pleasant Street’s center facing the train station.
Demolition work will continue through this Summer, after which foundation work for Jefferson at Malden Center will begin. The development is expected to open by Fall 2019. Jefferson at Malden Center will feature 320 market-rate apartment residences, over 22,500 square feet of ground-floor retail and a 45,000-square-foot office space that will serve as Malden's new City Hall. TA Realty acquires newly-built, 180-unit Deco luxury apartments in Quincy for $68.5 million
Real estate investor TA Realty of Boston has acquired Deco, a 180-unit luxury apartment development completed in 2016 located across from the Quincy Adams MBTA Red Line station, for $68.5 million, or $380,556 per unit. Developer Cabot, Cabot & Forbes acquired the 2.3-acre parcel on which Deco is built for nearly $10.4 million ($10,391,456), or $4,518,024 per acre, in May 2014 and paid around $36 million to develop the building. Lincoln Property Company will take over as Deco's property manager; Deco was previously managed by The Bozzuto Group.
Façade nears completion, interior construction underway at POST, new Class A Waltham office building
Installation of facade finishes at POST, an upcoming Class A office building built by Callahan Construction Managers, is well underway, with large sections of the building’s glass curtain wall installed and exterior finish panels in place over a number of fireproofing sections. A section of the existing building’s eastern wing has been demolished to create POST’s signature center 16,000 square foot outdoor courtyard; fit out of the courtyard area is now underway. Concrete hardscaping has been installed along POST’s perimeter, and new staircases between POST and the surrounding parking lot will soon be installed.
Inside POST, pouring of concrete to construct the building’s upper level and 44,000 square foot cast-in-place interior mezzanine is essentially complete. A new elevator core has been constructed to transport employees and visitors at POST up to the building’s newly created upper level. Large sections of POST’s interior are now just about ready for custom tenant fit out.
With completion scheduled for this summer and office space now leasing, POST will repurpose an open, high-ceilinged former postal service distribution center into Class A office, lab and research & development (R&D) space. The following are photographs of POST:

Construction of wood superstructure framing is well underway at Avalon NorthPoint Phase Two, a new mixed-use building located across from the Lechmere MBTA Green Line station, and will soon reach its’ full height of six stories. The first section of Avalon NorthPoint Phase Two’s post tensioned concrete podium structure, which will house the building’s ground floor lobby and retail space and is serving as the wood framing’s base, is complete. Underneath Avalon NorthPoint Phase Two are three completed levels of below-grade parking. Upon completion, Avalon NorthPoint Phase Two will feature 285 apartment residences with approximately 3,000 square feet of ground-floor retail. Interior and exterior finishing touches are well underway at Meriel Marina Bay, a waterfront luxury apartment community opening Phase 1 this Spring in Quincy. Façade installation underway at POST, new Waltham office space now leasing
Weatherproofing is well underway along the façade of POST, an upcoming 395,000 square foot state-of-the-art office building in Waltham just off of Route 128 being built by Callahan Construction Managers. The façade is being enclosed with metal framing as well as air and vapor barriers. Brick finishes have also been installed in a number of locations, and installation of curtain wall glass is beginning.
Pouring of concrete to construct POST’s 44,000 square foot cast-in-place interior mezzanine is over halfway complete and will be finished by the end of this month. Along POST’s exterior, concrete is being poured to construct hardscaping. A 16,000 square foot outdoor courtyard is also being constructed in the middle of the building.
Opening this summer and now leasing, POST will renovate and restore a historic postal service distribution center, preserving the authentic exposed ceiling beams and other original features of the building while converting the building into new Class A office, lab and research & development (R&D) space. Montaje, 447 luxury residential apartments at Somerville’s Assembly Row, will begin leasing in Spring 2017 in anticipation of a mid-2017 opening. A topping off ceremony was held Monday (November 14th, 2016) for Block 6 at Assembly Row, a 20-story development with 447 residential apartments and 40,000 square feet of retail opening in Early 2018 in Somerville’s rapidly growing Assembly Row neighborhood. Representatives of the Block 6 development and construction team gathered to sign the 20-story Block 6 tower’s final steel beam then lifted the beam and connected it to the tower’s top floor.
Block 6, along with neighboring Alloy, will bring increased vitality to Assembly Row. “We are honored to play a role in the advancement of one of the region’s most exciting new neighborhoods in collaboration with such valued partners,” said Patrick Callahan, President of Block 6 General Contractor Callahan Construction Managers. Meriel Marina Bay’s Building Two has reached six stories tall, the building’s full height. The frames of both buildings at Meriel Marina Bay are now being prepared for installation of exterior finishes. Windows have been installed along large sections of both buildings. Meriel Marina Bay will open in Spring 2017 and will feature 352 luxurious residential apartments overlooking Boston Harbor with sweeping views of the Boston skyline.
Geotechnical design/build contractor Helical Drilling prepared the Meriel Marina Bay construction site, which overlooks scenic waterfront Squantum Point Park, for development of the two new Meriel Marina Bay buildings. The existing urban fill on which the Park and its’ surroundings are built was deemed unsuitable for traditional foundation support methods such as over-excavate/replace and deep pile foundations. Accordingly, Helical Drilling installed several hundred Geopeir grouted rammed aggregate pier elements in the Meriel Marina Bay site’s soil. J. Derenzo Companies has excavated Avalon NorthPoint Phase Two’s three-level underground parking garage. Concrete is now being poured to construct the building’s foundation and the garage. The 20-story tower at Block 6 at Assembly Row is about to top off. Concrete has been poured on many floors. Exterior finish panels have been installed along a large section of the tower's steel structural frame. Moisture-resistant sheathing and fireproofing are being installed along the adjacent six-story wood-framed structure. A new pre-cast parking garage has been constructed at the project's rear. Block 6 is targeting a January 2018 opening and will contain 447 residential units and 40,000 square feet of retail space. Excavation and foundation work underway at Avalon NorthPoint Phase Two
J. Derenzo Companies has nearly fully excavated the underground parking structure of Avalon NorthPoint Phase Two, a six-story residential building located steps away from the Lechmere rapid transit station. A total of three levels of underground parking will be excavated. Sheet pile walls reinforced by horizontally-mounted large diameter round steel beams are being used to support the excavated garage. A reinforced concrete foundation is being poured vertically along the garage’s perimeter to support the building’s substructure. DSF Group acquires 480 Main, new 195-unit Malden Square apartment building, for $73.75 million
This past Friday (July 29th, 2016), Waltham, MA-based real estate investor DSF Group acquired 480 Main, a new 195-unit, 243,611 square foot Malden Square apartment building with 9,600 square feet of ground-floor retail, for $73.75 million as recorded in the Middlesex South Registry of Deeds. The sale equates to approximately $303 per square foot and approximately $378,205 per residential unit. Units at the 100% occupied 480 Main range from studios to two-bedrooms and 526 to 1,050 square feet. Rents range from $1,855 to $2,950 per month per the 480 Main leasing website.
480 Main opened in April 2015; an official ribbon cutting for the building was held in October 2015. The building features an outdoor patio with a swimming pool and grilling stations, 171 underground parking spaces, a media room and a fitness center. The Malden Center MBTA Orange Line station is located steps away.
480 Main's developer and seller is Priderock Capital Partners of West Palm Beach, Florida, who acquired the approximately 61,869 square feet of land on which the building is built for a total of $3.15 million last decade. Approximately 10,433 square feet at 450-464 Main Street were acquired for $1 million in June 2003. Approximately 25,792 square feet at 466-490 Main Street were acquired for $1.4 million in July 2003. A third plot, 33 Dartmouth Street, was acquired for $750,000 in foreclosure in February 2006.
Priderock Capital Partners invested $54 million to develop 480 Main and secured $34 million in project financing in July 2013 through PNC Bank. DSF Group, 480 Main's buyer, invests in residential and office space in a number of markets and acquired the 433-unit former Avalon Danvers, since renamed Halstead Danvers, in Danvers, MA for $108.5 million in June 2014. Halstead is DSF Group's signature brand for residential communities.

A topping-off ceremony was held for Meriel Marina Bay on June 28th, 2016. The following is a link to the official press release announcing the topping-off. During the ceremony, Meriel Marina Bay's last beam of steel was lifted into place and installed, completing Building Two's structural steel frame. 163 wood-framed residential apartments will now be constructed above Building Two's steel frame. Wood framing is underway on Building One, which will contain 189 apartments.
Located in Quincy's waterfront Marina Bay neighborhood with sweeping views of Boston Harbor and the Boston skyline, Meriel Marina Bay will feature 352 luxury apartments across two new buildings. Resident amenities will include a fitness center, three elevated courtyards and a swimming pool in addition to sweeping ocean and skyline views. The project will also include a public waterfront boardwalk extension and approximately 20,000 square feet of retail.
J. Derenzo Companies breaks ground on NorthPoint’s next residential development
J. Derenzo Companies has broken ground on Phase Two of the Avalon NorthPoint residential development project and is excavating the project’s foundation and underground parking structure. Two new buildings will be built as part of Avalon NorthPoint Phase Two containing approximately 285 residential units and 3,000 square feet of ground-floor retail.

Driving of sheet piles is underway along the foundation to construct the sheet pile wall. The wall will reinforce Avalon NorthPoint Phase Two’s foundation and three-level underground parking structure.

NorthPoint master developer DivcoWest acquired the 42-acre master-planned NorthPoint site for $300 million in August 2015. Upon completion, NorthPoint will contain a mix of residential and commercial uses located near Downtown Boston and Kendall Square. A new 355-unit residential apartment tower at NorthPoint, Twenty|20, opened in summer 2015.

Avalon NorthPoint Phase Two is being developed in partnership with AvalonBay Communities and The McKinnon Company. AvalonBay Communities is building a 38-story mixed-use tower, Avalon North Station, across the Charles River from NorthPoint. Avalon NorthPoint Phase Two is located across from both the existing Lechmere rapid transit station and the new relocated Lechmere station planned as part of the Green Line Extension project.

During Chroma's construction, an old granite lion sculpture was unearthed. Subsequently named Sidney, the lion is now on display in Chroma's landscaped courtyard. We visited the One North of Boston—Phase Two construction site in Chelsea. Callahan Construction has done a beautiful job; the building's finishes are attractive, and the structure, designed by Sheskey Architects, fits well within the existing neighborhood fabric.
We look forward to One North of Boston—Phase Two's anticipated opening in April 2016! Residents will be located in a convenient, walkable setting near downtown Chelsea and shopping options. Downtown Boston is also easily accessible by car or MBTA Commuter Rail, and soon by MBTA Silver Line bus service! Judging by One North of Boston—Phase One's success, One North of Boston—Phase Two is sure to be a great place to live.
