Cranshaw Construction is a general contracting and construction management company with practical design and construction experience. Founded in 1983, the company has successfully completed over 20 million square feet of commercial space, totaling close to $2 billion in suburban and downtown Boston in the last 31 years. They have successfully completed a variety of complex projects ranging from shopping centers, assisted living and manufacturing/research and development facilities to television stations and first class office developments.


Cranshaw Construction is an affiliate of National Development, an interdisciplinary real estate firm providing development, property management and investment acquisition services. The company’s affiliation with National Development helps Cranshaw Construction to take an “owner’s perspective” in managing the construction of a project from the earliest conceptual phases through final occupancy.


The synergies and feedback received from the other disciplines and services provided by National Development, such as the property management division, allows Cranshaw Construction to have first hand and up to date knowledge as to what building elements and design operate most efficiently and cost effectively without compromising the marketability of the product in the future.

455 Grand Union Blvd​

Cores Climbing for 455 Grand Union Blvd Two concrete cores are climbing for what will be a 267,000+ square foot commercial building at 455 Grand Union Boulevard in Assembly Row. The project will include around 237,600 square feet of office space, 150,000 of which will be home to Puma North America. Approximately 29,000 square feet of retail and restaurant space and parking for 550 cars will round out the project. Not only will Puma's 450 employees have access to Assembly Row's many shopping, dining, and entertainment destinations but the Grand Union building will include communal roof terraces on the 6th and 12th floors. Construction is expected to be complete in early 2021.

Steel Framing Kicks Off for 500 Unit Residential Building at Assembly Row Steel framing has kicked off for the next residential project at Assembly Row on Block 8 of Somerville's live, work, play destination, The Block 8 project is set to include 500 residential units along with around 26,000 square feet of restaurant and retail space. Multiple amenities will be located on-site for residents, including a 4th-floor courtyard with a pool & private patios and a rooftop outdoor terrace.

Boston East is a six-story mixed-use development on the East Boston Waterfront. Boston East features 200 residential apartments and public waterfront amenities including a Harborwalk, art galleries, historic interpretive exhibits, available kayaks and paddleboards and a boat launch.

Addition and Renovations Ongoing at 960 Mass. Ave. Work is ongoing at 960 Mass. Ave for National Development's transformation of the industrial property to office and light industrial space. The project will include a new 30,000 square foot addition along with updated HVAC & electrical service. Standard Electric Supply remains open on-site during the construction. The new space is set to be complete late this year.

Emery Flats In Woburn Now Leasing: Expected First Occupancy in July Leasing has kicked off for the 200 unit Emery Flats in Woburn with construction nearly complete on the first building in the development. Residences range in size from studios renting for $1950 to 3 bedrooms at $3600 per month with first units expected to be available around July 15th. The second building in the project should be complete sometime in September. Resident amenities at Emery Flats will include an outdoor pool, fitness center, rooftop lounge, and co-working area.   

455 Grand Union Blvd​

Work Begins on Core for Future Puma Headquarters at Assembly Row Work has started on the core for the upcoming 300,000 square foot commercial building at 455 Grand Union Blvd in Somerville's Assembly Row. The nearly 300,000 square foot commercial building will be home to Puma North America, who announced in January they will lease 150,000 square feet of space within the project. The Class A office building will feature 550 dedicated parking spaces and approximately 25,000 SF of ground floor retail. PUMA is expected to occupy 455 Grand Union Boulevard in early 2021 with 450 employees relocating from offices in Boston and their current headquarters building in Westford, Massachusetts.

960 Massachusetts Avenue & 100 Newmarket Street

Work Begins on Repositioning of 960 Mass. Ave. Construction has started for the renovation of the former industrial property at 960 Mass. Ave. Plans call for a new building facade and interior renovations along with updates to HVAC & electrical systems, that will reposition the asset as creative office and light industrial space. The building is located in Boston's Newmarket neighborhood just a few blocks from the South Bay Center. Construction is expected to be complete later this year.

Avenu at Natick

Exterior Work Nearly Complete for Avenu at Natick Exterior work is nearly complete with interior finishing ongoing for the upcoming Active Adult community, Avenu at Natick. The 164 unit project, just across the street from The Natick Mall will feature a mix of one and two bedroom homes, 10% of which are designated affordable. Amenities at Avenu Natick will include a 16,000-square-foot, landscaped courtyard, a pool deck with cabanas, lounge and recreation area along with a theater, spa, and fitness center. Units are available for preleasing now with expected opening later this year.

Melnea Hotel and Residences

With Hotel Open, Construction Ongoing for the Residential Portion of The Melnea Hotel and Residences Exterior work is wrapping up for the residential section of the Melnea Hotel and Residences at the corner of Melnea Cass Boulevard and Washington Street in Roxbury. The first part of the project, The Residence Inn, featuring 135 rooms opened earlier this year. The residential side of the development will include 50 apartments. 8,000 square feet of commercial space is located across the ground floors of the buildings.

Mount Carmel Development

Redevelopment of Mount Carmel Church in East Boston Approved The BPDA has approved the redevelopment of the Our Lady of Mount Carmel Church in East Boston. The project will create a total of 112 residential units, including 14 income-restricted units. Our Lady of Mount Carmel Catholic Church will be renovated and converted into a residential structure with 14 homeownership units.  The approximately 115,000 square foot residential development will include 84 off-street vehicle parking spaces, storage space for approximately 135 bicycles, and open space, landscaping, and other public realm improvements.

Construction Ongoing for 200 Unit Project in Woburn Interior and exterior work are ongoing for the two building project, Emery Flats just north of Boston in Woburn. The development will feature 200 apartments, a mix of studio, one, two, and three bedrooms. Building amenities will include a fitness center, rooftop lounge, game space, co-working area, a clubroom with a full kitchen and an outdoor swimming pool. First units are expected to welcome residents in early summer.
