Northeastern's New Residence Hall Fully Leased for Fall as Construction Continues
Northeastern University's new Residence Hall, Lightview may still be under construction but the project is already fully leased for the upcoming fall semester. The 21-story tower will include 221 student housing units with a total of 812 beds. Interior finishing is ongoing for the 1, 2, 3, and 4 bedroom units. Resident amenities will include a social lounge, a recreation, and gaming area and a fitness center. Lightview is set to open this fall.
Site Work Begins for The Mark at DeNormandie Wharf
With sales of the luxury waterfront building already underway, site work has started for The Mark at DeNormandie Wharf in East Boston. The project will include 107 condominium residences with over 6,500 square feet of ground-floor public shared workspace. Resident amenities at The Mark will include a 5,045 square foot private elevated courtyard with grilling areas, fitness and wellness spaces, lounge areas and small, programmable function spaces. As part of the project, a new 240 linear foot Harborwalk section will be constructed along Boston Harbor, filling a missing link in the Harborwalk between Carlton Wharf and Lo Presti Park.
Site Work Begins for Mixed-Used Development in Weymouth Landing
Site work has started for the next mixed-use development along Commercial Street in Weymouth Landing. The project which will feature 87 residential units along with ground floor retails space sits next to the recently completed Landing 53. The site, on the Weymouth side of the border, offers easy access to the Commuter Rail.
Construction Ongoing for 200 Unit Project in Woburn
Interior and exterior work are ongoing for the two building project, Emery Flats just north of Boston in Woburn. The development will feature 200 apartments, a mix of studio, one, two, and three bedrooms. Building amenities will include a fitness center, rooftop lounge, game space, co-working area, a clubroom with a full kitchen and an outdoor swimming pool. First units are expected to welcome residents in early summer.
Construction is rapidly progressing on the two buildings that will make up Broadstone Bare Cove, just off Route 3A, in Hingham. The project will feature 220 residential units along with many indoor and outdoor amenities including a pool and resident sky lounge. The 12-acre site sits adjacent to Bare Cove Park, a 484-acre historic town-owned park situated along the banks of the Weymouth Back River. Construction on Broadstone Bare Cove is set to be complete in late 2020.
Framing Rising for First New Construction Building at St. Gabriel's
The redevelopment of 11+ acre St. Gabriel's site in Brighton is in full swing with framing rising for the first new construction building that will part of the massive project. This first building is set to contain 127 units with plans to open later this year. At the Monastery exterior repairs are ongoing while on the inside crews are beginning the framing to transform the space into 27 apartments. Foundation work is also ongoing for Buildings 2 & 3 which are expected to be complete in fall 2020.
In total, the project will include 555 residential apartment units, and 105 of condominiums units, and around 510 parking spaces.

BLVD at Revere Beach Secures $35.3 Million Dollar Construction Loan
Capital One has provided $35.3 million in construction financing for the BLVD at Revere Beach development project.
The development calls to demolish the existing buildings and replace them with a five-story wood framed structure of studios, one- and two-bedroom apartments, and 2,500 square feet of retail space on the first floor for Bianchi’s and a coffee shop. Parking will be below.
The NRP Group has acquired multiple parcels of land on Revere Beach Boulevard in Revere, MA for $3.98 million.
The acquired property at 320-329 Revere Beach Boulevard is the site of approved development, BLVD at Revere Beach. The development calls to demolish the existing buildings and replace them with a five-story 145 unit wood framed structure of studios, one- and two-bedroom apartments, and 2,500 square feet of retail space on the first floor for Bianchi’s and a coffee shop. Exterior Work Wrapping up for Lightview, Northeastern's New Residence Hall
Exterior finishing is wrapping up on the final section of Northeastern's new residence Hall, Lightview. With opening expected this fall, the waitlist is now open for this plush student housing. Lightview will offer over 800 beds across an array of 1 through 4 bedroom floor plans. This project will also feature a host of amenities including a 24 hr fitness center and student lounge.
Saint Gabriel's Redevelopment Secures $150.165 Million in Construction Financing
The redevelopment project of Saint Gabriel's in Brighton has secured $150.165 million in construction financing via Blue Vista Capital Management.
In total the development will include around 555 residential apartment units, and 105 of condominiums units, and approximately 510 parking spaces. The center of the development will focus on the renovation and adaptive reuse of the existing St. Gabriel's Monastery and Church.
Plumbing Permit Issued for 455 Harvard Street in Brookline
A plumbing permit has been issued for the upcoming mixed-use building along Harvard Street in Brookline. The project will include 17 apartments and 1,735 sf of ground floor retail space. There will also be parking for 12 cars onsite along with a common roof deck. The project is located a few blocks from Coolidge Corner and Allston.
Renderings have been released for the upcoming luxury condo project in East Boston, The Mark at DeNormandie Wharf (formerly known as the Hodge Boiler Works). The waterfront development will feature 107 units along with 6,500 sf of ground floor public shared workspace. Window Install & Exterior Work Continue for New NU Dorm
Construction continues for Northeastern's upcoming 21-story dorm along Columbus Avenue in Roxbury. When complete, the large project will include 812 beds along with a host of student amenities including a lounge gaming area and fitness center. American Campus Communities, the nation’s largest student housing developer, will manage the building upon opening.
Construction is expected to be complete in August 2019.
Criterion Development Partners have refinanced their property in Medford known as RE150 for $74.25 million via Northwestern Mutual.
RE150 is located across from 100 Rivers Edge Drive, the first residential building at Rivers Edge, which features 222 apartments and was completed in 2009. RE150 is located a short distance from the Wellington MBTA Orange Line station and Interstate 93, minutes from Downtown Boston and Cambridge. Apartments and retail space at RE150 are now available for lease.
Apartments are now available at The Kendrick in Needham. Sections of the building are open as final touches are being put on the rest of the project. In total, The Kendrick will contain 390 luxury apartments. Units will range in size from studios to three bedrooms. Building amenities include a pool deck and outdoor entertaining space with fire pit and movie theater.
Site work is underway for the upcoming 17 unit apartment building on Harvard Street in Brookline, just a few blocks from Coolidge Corner. The 4-story building will also include around 1700 sf of ground floor retail and 12 parking spaces.

Renovations of the Boston Landmark building St. Gabriel's Monastery continue for the redevelopment of the 11.6 acre site in Brighton. The historic monastery originally built in 1909 will be converted to 27 rental units. An additional 4 new buildings will be constructed on the site to include another 524 apartments and 105 condos. The plans also call for 510 parking spaces and improvements to the landscaping and open space, around 7 acres on the site. The development will include 85 affordable housing units and 13 workforce housing units.
Crews are wrapping up finishing at The Watson in Quincy as the development plans to welcome its first residents on November 1st. The 140-unit mixed-income building will feature studio, one and two-bedroom units. Resident amenities will include a fitness center and community room. The project is located just 8 miles from Boston, near the MBTA Redline as well as a short drive from Quincy Center.

Facade Install Underway at The Kendrick in Needham
Siding panel install continues at The Kendrick in Needham, formerly the 2nd Avenue Residences. This 390 unit apartment building is set to open in the first half of 2019. The Gutierrez Company has refinanced their property known as the Burlington Summit for $26.7 million.
The property features a 600,000-square-foot Class A office park, of which 250,000 square feet have been developed and 350,000 square feet are currently under construction. The park is located in the heart of Burlington’s booming 128 development and has immediate access to route 128 and route 3.
Callahan Construction Managers has completed construction on Phase II of AVA North Point in Cambridge. The 265 total unit luxury buildings (2), developed by AvalonBay Communities, features a mix of studio, one, two, and three bedroom residences. Site Work Underway at Hingham's Broadstone Development
The month of May saw steady progress in site work and foundation placement. Bulksoil export and Zone 1 footing excavation were ongoing, while the installation of infiltration system #4 was completed. Approximately 40% of the exterior footings, 14% of the foundation walls and 20% of the column footings for Building 2 were placed. ACM abatement activities were close to completion.
The project is an upcoming multi-family apartment development located in Hingham, MA. It will consist of two buildings, both with four stories of wood framing above one level of post-tensioned podium parking.

Exterior finishing underway at The Watson in Quincy, MA. Installation of the building’s exterior facade is well underway. Metal exterior finish panels have been partially installed along the exterior of the building. Window installation is complete as well as weatherproofing of the structure.
The 140-unit mixed-income apartment community is expected to open in 2018 in Quincy. It will feature eight studio, 85 one-bedroom, and 47 two-bedroom units. 26 units will be offered at market rate, 86 will be offered to households earning 110% of area median income (AMI) and 28 will be offered to households earning 50% of AMI.
Finishing touches underway at AVA North Point luxury apartments in East Cambridge, built by Callahan Construction Managers
The exterior facade of AVA North Point, a new six-story, wood framed, 265-unit luxury apartment community, has been completed. The complex, developed by AvalonBay Communities and built by Callahan Construction Managers, is set to open this summer. In addition to the façade completion, finishes are currently being installed within apartments that include granite countertops, stainless steel appliances, hard surface flooring and in-unit washers and dryers. Common spaces, including lounges, a fitness center, landscaped elevated courtyards and a swimming pool are also being fit out.
AVA North Point will feature studio, one-, two- and three-bedroom apartments, efficiently designed to LEED Silver sustainability specifications. The community will also include a 3,000-square-foot ground-floor retail space and three levels of underground parking. AVA North Point is located steps from the Lechmere MBTA Green Line station, Kendall Square and the 45-acre, 4.5-million-square-foot Cambridge Crossing development, soon to be home to the North American headquarters of global healthcare technology leader Philips. New Northeastern University student housing tower, one of Roxbury’s tallest buildings, tops off
Northeastern University’s new 21-story student housing tower, located at 10 Burke Street in Roxbury steps from Ruggles Station, has topped off, becoming one of Roxbury’s tallest buildings. The $160 million tower will contain 221 student housing units for Northeastern students, and is Boston’s first ever dormitory financed by a private developer; Northeastern has partnered with American Campus Communities to build the tower. With the final beam now in place, installation of exterior finishes will begin along the tower’s facade. The tower will include resident amenities such as recreation and gaming areas and a fitness center, in addition to approximately 3,000 square feet of ground-floor commercial space. Callahan Construction Managers has completed Meriel Marina Bay, a 352-unit luxury apartment community located on the Quincy waterfront overlooking Boston Harbor. Meriel Marina Bay, developed by Hines, features studio to three-bedroom apartments available for immediate lease, and also includes a new extension of the Marina Bay public waterfront with 20,000 square feet of retail space.

The base steel podium of The Watson, a new-construction 140-unit mixed-income apartment community in Quincy being built by Dellbrook | JKS, is complete, and upper floors are now being framed with wood. A concrete base slab has been poured atop The Watson’s podium to create the second floor’s base, and the second floor has been nearly fully framed. The Watson’s elevator core has topped off at five stories tall. Opening in summer 2018, The Watson will provide rental housing to a variety of residents of different income levels. 26 units will be rented at market rates, 86 will be rented to households earning 110% of area median income (AMI) and 28 will be rented to households earning 50% of AMI. Callahan completes new-construction RE150 apartments along Mystic River in Medford
Callahan Construction Managers has completed RE150, a 282-unit new-construction luxury apartment complex along the Mystic River in Medford, the latest residential building at the 30-acre Rivers Edge mixed-use development. Located at 150 Rivers Edge Drive, RE150 features desirable amenities including a clubhouse, a fitness center, a swimming pool and outdoor entertainment areas such as two private courtyards and green space overlooking the Mystic River. On RE150’s ground floor is 18,200 square feet of retail and restaurant space, which could soon be home to a full-service bar/restaurant and specialty/convenience retailers, as well as vehicle parking.

New-construction One Upland apartments in Norwood trade for $93 million
Developers Campanelli and Thorndike Development have sold One Upland, a 262-unit residential apartment community in Norwood, MA completed in September 2016, to Jefferson Apartment Group for $93 million. The sale amounts to nearly $355,000 per unit. The construction cost for One Upland was $60 million.
Massachusetts Housing Partnership provided $58.5 million in financing towards Jefferson's acquisition of One Upland. JLL represented Campanelli and Thorndike in the deal and procured Jefferson as the buyer. One Upland is located just off of Interstate 95/128 and a short distance from the Route 128 MBTA and Amtrak train station, providing a short commute to downtown Boston. “We are excited to grow our acquisition program in our core markets. One Upland is a unique opportunity in a low supply market,” said Jim Butz, CEO of Jefferson, in a prepared statement.
Jefferson is currently building a $120 million development in Malden Center featuring 320 market-rate apartment residences, over 22,500 square feet of ground-floor retail and a 45,000-square-foot office space that will serve as Malden's new City Hall. The nationwide firm also owns numerous Boston-area apartment complexes.
BPDA approves switch from apartments to condominiums for 99 Tremont Street
The Boston Planning & Development Agency (BPDA) has given Saracen Properties approval to market 62 newly constructed residences at 99 Tremont Street in Brighton as condominiums, as opposed to apartments as originally approved. Eight condominiums at 99 Tremont Street will be designated affordable. Saracen’s decision to switch 99 Tremont Street to condominiums from apartments comes in light of the Allston-Brighton condominium market’s strong recent performance, including the 85-unit Telford 180 new-construction condominiums selling out pre-completion. A number of new condominium buildings have since been proposed for Allston-Brighton, including 46 units at 46 Hichborn Street and 82 units at 70 Leo M. Birmingham Parkway.

Dellbrook | JKS constructs foundation of The Watson, 140-unit mixed-income apartment community in Quincy
The Dellbrook | JKS construction team is hard at work constructing the foundation and underground parking structure of The Watson, a 140-unit mixed-income apartment community opening Summer 2018 in Quincy. Large vertical sections of concrete have already been poured along the foundation, and formwork is being erected in order to construct additional foundation sections. Following completion of The Watson’s foundation, the building’s steel first floor podium will be erected, after which the top four floors will be framed with wood.
The Watson will feature the largest number of workforce units ever financed under MassHousing’s Workforce Housing Initiative, with nearly two thirds of the building comprised of middle-income apartments offered to households earning 110% of area median income (AMI). “This development is aimed at people who have incomes too high for subsidized housing but are priced out of Greater Boston’s high market rents as housing costs continue to rise,” said Gilbert Winn, CEO of The Watson’s developer WinnCompanies, in a prepared statement. Meriel Marina Bay features two five-story buildings featuring 352 studio, one-, two- and three-bedroom residences and 20,000 square feet of ground-floor retail, with resident amenities including a fitness center, three elevated courtyards, a swimming pool and on-site garage parking. Breathtaking views of Boston Harbor and the Boston skyline are visible throughout Meriel Marina Bay. Exterior and interior finishing underway at nearly sold out Telford 180 luxury condos in Allston
The Dellbrook | JKS construction team has completed weatherproofing of Telford 180’s six-story frame and installation of windows, and is now installing exterior finish panels along the facade. Inside the building, drywall has been plastered within Telford 180’s common spaces and 85 condominium residences, and luxurious finishes and appliances are being installed throughout. Opening this Fall, Telford 180 will feature desirable amenities including a rowing room overlooking the Charles River Esplanade, a full gym, a lounge and an outdoor courtyard with grills and a fire pit. Revised Hodge Boiler Works development, featuring 119 new condominiums, approved on East Boston Waterfront
Revisions to the Hodge Boiler Works development on the East Boston Waterfront were approved at yesterday’s Boston Planning & Development Agency (BPDA) Board Meeting. The development will now feature 119 condominium residences overlooking the Boston skyline, in addition to 7,200 square feet of shared-work space and a Harborwalk extension. The development’s change from apartments to condominiums signifies the growing strength of the East Boston Waterfront condominium market. The nearby under-construction Slip65 development, the East Boston Waterfront’s first condominium offering, has been seeing very strong demand, with 50% of residences reserved for prices ranging from $700- to over $1200 per square foot; some residences at Slip65 are under agreement for over $1.5 million. The Hodge Boiler Works development will now go before the City of Boston's Zoning Board of Appeals (ZBA) for review; ZBA approval will be required in order for the building to proceed with construction.

Large sections of the foundation of 2nd Avenue Residences, a new Needham luxury apartment community built by Dellbrook | JKS, have been poured, and the five-story building’s frame has begun to rise. The first wood-framed section of the building’s first floor has been erected, and large vertical concrete sections of the first floor have been poured. Excavations to prepare for remaining concrete foundation base pouring continue across the 5.13-acre project site; electrical and plumbing ground utilities have been nearly fully installed. 2nd Avenue Residences will be a $135 million, 390-unit luxury apartment building opening in the first half of 2019 including 583-space precast concrete parking garage as well as two courtyards with pool and outdoor entertaining space. Work begins on second phase of 350,000-square-foot EMD Millipore headquarters in Burlington
With the 280,000-square-foot first phase of lab technology producer EMD Millipore's new 350,000-square-foot Burlington headquarters nearing completion, earthwork has begun to prepare the site for construction of the 70,000-square-foot Phase Two addition. Phase One will open in October; expected completion of Phase Two is in the third quarter of 2018. EMD Millipore's new facility is designed by CUBE 3 Studio and is the second overall phase of Burlington Summit, a 600,000-square-foot Class A office park of which 250,000 square feet have been developed.
Allston’s Telford 180 luxury condominiums top off, facade work underway
Facade work has begun at Telford 180, a new Allston luxury condominium building built by Dellbrook | JKS, following the topping off the building’s six-story structure. Windows are in place along a large section of Telford 180’s facade, which is fully coated with moisture-resistant sheathing. Fireproofing and and weatherproofing are being installed along the facade in order to commence installation of exterior finishes. TA Realty acquires newly-built, 180-unit Deco luxury apartments in Quincy for $68.5 million
Real estate investor TA Realty of Boston has acquired Deco, a 180-unit luxury apartment development completed in 2016 located across from the Quincy Adams MBTA Red Line station, for $68.5 million, or $380,556 per unit. Developer Cabot, Cabot & Forbes acquired the 2.3-acre parcel on which Deco is built for nearly $10.4 million ($10,391,456), or $4,518,024 per acre, in May 2014 and paid around $36 million to develop the building. Lincoln Property Company will take over as Deco's property manager; Deco was previously managed by The Bozzuto Group.
Revised plans filed for long-stalled Hodge Boiler Works development on East Boston Waterfront
The Davis Companies, who acquired the approved 2.5-acre Hodge Boiler Works development site on the East Boston Waterfront for $5 million in March 2015, proposes to revise the project plans to include additional residences, a new public work share space component and expanded public waterfront open space. Davis proposes to construct 119 rental apartment residences at Hodge Boiler Works in addition to 7,200 square feet of public waterfront work share space. The previous project plan, approved by the Boston Planning & Development Agency (BPDA) in 2012, consisted of 95 apartments, six bed-and-breakfast hotel rooms and a 576 square foot cafe. The new project plan includes a total of 34,500 square feet of public open space. A 42 boat slip marina, included in the approved plan, has been eliminated. Construction of wood superstructure framing is well underway at Avalon NorthPoint Phase Two, a new mixed-use building located across from the Lechmere MBTA Green Line station, and will soon reach its’ full height of six stories. The first section of Avalon NorthPoint Phase Two’s post tensioned concrete podium structure, which will house the building’s ground floor lobby and retail space and is serving as the wood framing’s base, is complete. Dellbrook | JKS has installed exterior finishes along 99 Tremont Street Apartments’ facade fronting Tremont Street. The four-story building section along Tremont Street is topped off and fully sealed with windows and moisture-resistant sheathing. The five-story section at the property’s rear is just about topped off, with installation of the last wood framing sections underway. The Dellbrook | JKS construction team has completed Telford 180’s below-grade parking level and is at work framing the 85-unit condominium building’s first floor superstructure. Concrete has been poured along the base of the first floor and the below-grade parking area. Concrete has also been poured along a section of the vertical superstructure framing. Meriel Marina Bay’s Building Two has reached six stories tall, the building’s full height. The frames of both buildings at Meriel Marina Bay are now being prepared for installation of exterior finishes. Windows have been installed along large sections of both buildings. Meriel Marina Bay will open in Spring 2017 and will feature 352 luxurious residential apartments overlooking Boston Harbor with sweeping views of the Boston skyline.
Geotechnical design/build contractor Helical Drilling prepared the Meriel Marina Bay construction site, which overlooks scenic waterfront Squantum Point Park, for development of the two new Meriel Marina Bay buildings. The existing urban fill on which the Park and its’ surroundings are built was deemed unsuitable for traditional foundation support methods such as over-excavate/replace and deep pile foundations. Accordingly, Helical Drilling installed several hundred Geopeir grouted rammed aggregate pier elements in the Meriel Marina Bay site’s soil. Telford 180's underground parking garage has been excavated, and a sheet pile wall has been erected along the garage's perimeter to reinforce the excavation. Concrete footings are now being constructed along the garage's perimeter to support Telford 180's foundation. The construction team is hard at work building wooden forms for foundation footings and pouring concrete into the footings. Excavation and foundation work underway at Avalon NorthPoint Phase Two
J. Derenzo Companies has nearly fully excavated the underground parking structure of Avalon NorthPoint Phase Two, a six-story residential building located steps away from the Lechmere rapid transit station. A total of three levels of underground parking will be excavated. Sheet pile walls reinforced by horizontally-mounted large diameter round steel beams are being used to support the excavated garage. A reinforced concrete foundation is being poured vertically along the garage’s perimeter to support the building’s substructure. Salvatore's owner proposes dynamic mixed-use development next to Lowell MBTA station
Lupoli Companies, owned by Salvatore's Restaurants and Sal's Pizza owner Salvatore N. Lupoli, has submitted formal plans to the City of Lowell for Thorndike Exchange, a proposed $30 million dynamic mixed-use redevelopment of a decaying 123,000 square foot mill building located next to the Lowell MBTA commuter rail station steps to the Pawtucket Canal. Lupoli proposes 118 loft-style residential apartments, 57,500 square feet of commercial office space and two restaurants across 6,750 square feet for a total of 189,320 square feet. The existing five-story mill building would be fully restored, and a new adjacent six-story residential building and one-story vertical glass addition to the existing building would be constructed. Resident amenities at Thorndike Exchange would include a fitness center. A total of 184 parking spaces would be provided including 64 on site and 120 in an existing parking garage located at the commuter rail station. Thorndike Exchange would be constructed in two phases. The first phase would entail renovation of the existing mill building and construction of 42 market-rate residential apartments as well as commercial and retail space. Phase Two would construct the new six-story building and one-story vertical glass addition to the mill building for 76 additional residential units. The 118 total residential units at Thorndike Exchange would include 19 studios, 58 one-bedroom/one-bathroom units, 25 two-bedroom/one-bathroom units and 16 two-bedroom/two-bathroom units.
In an interview with Banker & Tradesman, Lupoli explained that the vertical glass addition would be illuminated at night. "I want to signify there’s a different product in the Merrimack Valley, very slick and sexy, comparable to Boston," says Lupoli. Lupoli also explained that retail options at Thorndike Exchange would include a sports bar, smaller restaurants, a rooftop garden and a roof bar.
The first Lowell Planning Board hearing for Thorndike Exchange is tentatively scheduled for August 17th, 2016. The Lowell Sun reports that Lupoli is optimistic that construction of Phase One could start by October 2016, with residential occupancy by mid-2017. Site work at Thorndike Exchange is already underway, starting with interior sandblasting, removal of windows and exterior power-washing.
Cabot, Cabot & Forbes proposes 40 new Kendall Square residential units
Developer Cabot, Cabot & Forbes has submitted a Special Permit Application (SPA) to the City of Cambridge proposing to construct a new three-story building in Kendall Square at 135 Fulkerson Street containing 40 residential units including 16 one-bedrooms, 21 two-bedrooms and 3 three-bedrooms. 35 units would be offered at market rates, and five units would be designated affordable. 40 parking spaces would be provided on site. Private open green space would be available to residents. Cabot, Cabot & Forbes entered a Purchase and Sale Agreement with the 135 Fulkerson Street site's current owner in March 2015. New details and renderings for proposed Saint Gabriel's Monastery Redevelopment in Brighton
Developers Cabot, Cabot & Forbes and Peak Campus have submitted an Expanded Project Notification Form (EPNF) to the Boston Redevelopment Authority (BRA) with new details and renderings for the proposed 663,000 square foot redevelopment of the 11.6-acre Saint Gabriel's Monastery site in Brighton. The following is a link to the EPNF. Per the EPNF, approximately 679 rental residential apartments marketed to "graduate students, young professionals and other university affiliates such as residents, faculty and staff" would be constructed on site. The developers anticipate to start construction in mid-2017; construction would last approximately 24 months.
Apartments would range from studios to three-bedrooms and would be constructed across five buildings. The existing monastery building would be restored, and four new buildings would be constructed ranging from one to seven stories tall. The existing Pierce House fronting Washington Street would be restored and would contain one residential unit. A new building would also be constructed on site for the active Shrine to Our Lady of Fatima. The existing Saint Gabriel’s Church and dormitory structures would be demolished. Ground broken on Telford 180, 85 condominiums along Charles River in Allston
Developer The Davis Companies broke ground this week on Telford 180, an 85-unit residential condominium building along the Charles River in Allston. Built by Dellbrook Construction and designed by Cube3 Studio, the six-story building will feature 85 condominiums with sweeping river and Boston skyline views surrounded by lush green space. Completion of Telford 180 is anticipated in Fall 2017.
Stephen Davis, Vice President at The Davis Companies, sees Allston's Charles River waterfront and the Western Avenue corridor as "a fantastic neighborhood poised for significant change." With Harvard University expanding its Allston footprint and recent development in Allston and nearby Watertown, Davis sees the Telford 180 site as "an opportunity to serve a remarkably underserved market in Boston's construction boom." With Telford 180, Davis hopes to create a "near-term housing enhancement" that will bring additional energy to the area and create housing convenient convenient to major employment and education centers "at a price point that will be readily accessible to young professionals." Davis points to the area's bicycle infrastructure and direct bicycle path connections to Boston and Cambridge as a major benefit and anticipates a number of Telford 180 residents will opt to commute via bicycle. Telford 180 will include bicycle storage in addition to 84 vehicle parking spaces.
Condominiums at Telford 180 will range from studios to three-bedrooms and feature open floor plans with large windows, high ceilings and state-of-the-art finishes and appliances. Resident amenities will include a rowing room, a full gym and a lounge featuring an indoor club room and an outdoor courtyard with grills and a fire pit. Largest market-rate residential development in Lowell history approved by Planning and Zoning boards
The Lowell Sun reports that both the City of Lowell, MA's Planning Board and Zoning Board of Appeals have approved 42 Wellman Street, the largest market-rate residential development in Lowell history, for construction. The project now requires approval from Lowell's Conservation Commission to proceed. 42 Wellman Street would contain 240 market-rate residential apartments ranging from studios to three-bedrooms. The $40 million building is developed by KS Partners of Woburn and is located convenient to Route 3 and Interstates 93 and 495 a short drive to Burlington, Boston and Cambridge. A topping-off ceremony was held for Meriel Marina Bay on June 28th, 2016. The following is a link to the official press release announcing the topping-off. During the ceremony, Meriel Marina Bay's last beam of steel was lifted into place and installed, completing Building Two's structural steel frame. 163 wood-framed residential apartments will now be constructed above Building Two's steel frame. Wood framing is underway on Building One, which will contain 189 apartments.

Young Construction, a local real estate developer and general contractor, acquired a section of the East Somerville Stop and Shop's surface parking lot last Friday, June 24th, 2016 for $4.25 million as recorded in the Middlesex South Registry of Deeds. The section acquired is a 61,738 square foot parcel known as 60-70 East Cross Street. A three-story, 75-unit residential building designed by Cube3 Studio is approved for construction on the parcel. Young Construction has indicated on its website that construction of the project is starting.

Criterion Development Partners, the parcel's seller, guided the 75-unit building through approval. An initial deed was also recorded Friday transferring ownership of the parcel from The Stop and Shop Supermarket Company to Criterion Development Partners for $2.78 million as recorded in the Middlesex South Registry of Deeds.

The Boston Business Journal (BBJ) reports that Cabot, Cabot & Forbes (CC&F) proposes to
construct a 680-unit, 610,000 square foot graduate student housing facility at the 11.6-acre
former Saint Gabriel’s Monastery at 159-201 Washington Street in Brighton. The proposed
project would include four new residential buildings and renovation of the existing monastery
The new residential buildings would be three to seven stories tall. The project would be designed to accommodate over 4,100 residents. The renovated monastery building would house co-working space, a cafe and the project’s leasing office. The project would include approximately 400 parking spaces.
No proposed timeframe for the project has been reported at this time. John Moriarty & Associates would be the project’s general contractor. The new buildings would be built using wood-frame construction, a first for large-scale unionized projects in Boston.
J. Derenzo Companies breaks ground on NorthPoint’s next residential development
J. Derenzo Companies has broken ground on Phase Two of the Avalon NorthPoint residential development project and is excavating the project’s foundation and underground parking structure. Two new buildings will be built as part of Avalon NorthPoint Phase Two containing approximately 285 residential units and 3,000 square feet of ground-floor retail.

Driving of sheet piles is underway along the foundation to construct the sheet pile wall. The wall will reinforce Avalon NorthPoint Phase Two’s foundation and three-level underground parking structure.

NorthPoint master developer DivcoWest acquired the 42-acre master-planned NorthPoint site for $300 million in August 2015. Upon completion, NorthPoint will contain a mix of residential and commercial uses located near Downtown Boston and Kendall Square. A new 355-unit residential apartment tower at NorthPoint, Twenty|20, opened in summer 2015.

Avalon NorthPoint Phase Two is being developed in partnership with AvalonBay Communities and The McKinnon Company. AvalonBay Communities is building a 38-story mixed-use tower, Avalon North Station, across the Charles River from NorthPoint. Avalon NorthPoint Phase Two is located across from both the existing Lechmere rapid transit station and the new relocated Lechmere station planned as part of the Green Line Extension project.

A groundbreaking ceremony was held for Meriel Marina Bay on September 21st, 2015. Guests included Quincy Mayor Tom Koch, Massachusetts State Senator John F. Keenan, Massachusetts State Representative Bruce J. Ayers and Quincy Planning Board Chairman William Geary. Meriel Marina Bay will feature 352 waterfront luxury residential apartments, 20,000 square feet of retail and a public waterfront boardwalk. Occupancy of Meriel Marina Bay is expected in Spring 2017.
