Construction Continues on Senior Housing Development in Brighton
Exterior work is wrapping up and interior fit-out continues for the new senior housing development at 132 Chestnut Hill Avenue in Brighton. The project will include 61 affordable, senior residences, a mix of studios and one bedrooms, along with 3,500sf of ground floor retail space. As part of the development, a small public plaza will be constructed along Chestnut Hill Avenue.
Framing is underway for the upcoming 82 unit condominium project along Washington Street in Jamaica Plain. Vita JP will feature a mix of luxurious of 1, 2, and 3 bedroom homes along with a roof deck and garage parking. The ground floor of the 5 story building will include commercial space, to hold a Planet Fitness. Construction is set to be complet in Summer 2019.
Framing is ongoing for the new residential development along Melnea Cass Boulevard in Roxbury. The project is set to include 76 residential units between two buildings. Units will range in size from 1 beds to 3 bedroom duplex homes. This transit-oriented development sits just a few minutes from the MBTA orange line.
Apartments are now available at The Kendrick in Needham. Sections of the building are open as final touches are being put on the rest of the project. In total, The Kendrick will contain 390 luxury apartments. Units will range in size from studios to three bedrooms. Crews are wrapping up finishing at The Watson in Quincy as the development plans to welcome its first residents on November 1st. Framing and Exterior work continues at 132 Chestnut Hill Avenue in Brighton. A pedestrian bridge is set to connect the building to the Jewish Community Housing campus next door to allow residents to access their senior-friendly amenities.
Facade Install Underway at The Kendrick in Needham
Siding panel install continues at The Kendrick in Needham, formerly the 2nd Avenue Residences. This 390 unit apartment building is set to open in the first half of 2019. Exterior finishing underway at The Watson in Quincy, MA. Installation of the building’s exterior facade is well underway. Metal exterior finish panels have been partially installed along the exterior of the building. Window installation is complete as well as weatherproofing of the structure.

Malden Center is set to receive new creative office and data center space with the upcoming repositioning of a four-story, 315,000-square-foot former bank building located at 200 Exchange Street, steps from the MBTA Orange Line. Dubbed Exchange 200, the repositioned building will feature 200,000 square feet of flexible commercial space, as well as 60,000 square feet of energy-efficient data center space including 25,000 square feet of critical operation space.

A concrete base slab has been poured atop The Watson’s podium to create the second floor’s base, and the second floor has been nearly fully framed. The Watson’s elevator core has topped off at five stories tall. Dellbrook | JKS completes adaptive reuse transformation of long-vacant Ludlow mill into mixed-income housing
General contractor Dellbrook | JKS has completed the transformation of a long-vacant historic brick mill building located in the center of Ludlow, MA into Residences at Mill 10, 75 mixed-income residences developed by WinnCompanies reserved for individuals 55 years old and above. The $19.3 million project is providing Ludlow and its’ surroundings with an important mixed-income option; almost 90 percent of residents are from Ludlow and surrounding communities. “People began asking to be put on the waiting list for apartments in Mill 10 almost as soon as we began construction, so there is no doubt that the desire for quality housing for seniors in this region is strong,” said Larry Curtis, president and managing partner of WinnDevelopment, in a prepared statement. Construction of Residences at Mill 10 took 14 months and involved restoration of the building’s exterior brick work, installation of new insulated windows in almost floor-to-ceiling window spaces and sandblasting and restoration of the mill’s original beams.
BPDA approves switch from apartments to condominiums for 99 Tremont Street
The Boston Planning & Development Agency (BPDA) has given Saracen Properties approval to market 62 newly constructed residences at 99 Tremont Street in Brighton as condominiums, as opposed to apartments as originally approved. Eight condominiums at 99 Tremont Street will be designated affordable. Saracen’s decision to switch 99 Tremont Street to condominiums from apartments comes in light of the Allston-Brighton condominium market’s strong recent performance, including the 85-unit Telford 180 new-construction condominiums selling out pre-completion. A number of new condominium buildings have since been proposed for Allston-Brighton, including 46 units at 46 Hichborn Street and 82 units at 70 Leo M. Birmingham Parkway.

Zoning Board approves new affordable senior housing in Brighton, proponent acquires development site
An upcoming 61-unit affordable senior housing building located at 132 Chestnut Hill Avenue in Brighton will move forward with construction following the City of Boston's Zoning Board of Appeals (ZBA)'s approval of the project this week. Developed by Jewish Community Housing for the Elderly (JCHE) and located adjacent to the proponent's existing 700-unit Brighton housing senior housing community, 132 Chestnut Hill Avenue will include seven units reserved for formerly homeless seniors and five units reserved for seniors with lifelong disabilities. 3,500 square feet of neighborhood-friendly retail will be located on the building's ground floor. 132 Chestnut Hill Avenue will replace a blighted, vacant house which stands on a 0.3-acre parcel; JCHE acquired the property this week for $380,500 from the Boston Planning & Development Agency (BPDA), who acquired the property in 2004 for $625,000 with the intention of constructing affordable housing.

The Dellbrook | JKS construction team is hard at work constructing the foundation and underground parking structure of The Watson, a 140-unit mixed-income apartment community opening Summer 2018 in Quincy. Large vertical sections of concrete have already been poured along the foundation, and formwork is being erected in order to construct additional foundation sections. The Watson will feature the largest number of workforce units ever financed under MassHousing’s Workforce Housing Initiative, with nearly two thirds of the building comprised of middle-income apartments offered to households earning 110% of area median income (AMI). “This development is aimed at people who have incomes too high for subsidized housing but are priced out of Greater Boston’s high market rents as housing costs continue to rise,” said Gilbert Winn, CEO of The Watson’s developer WinnCompanies, in a prepared statement. Just about all exterior facade bricks and panels have been installed at the new 140-room Residence Inn Braintree hotel, built by Dellbrook | JKS, opening this Summer just off of Route 128. Inside the building, high-end finishes are being installed in hotel rooms and common amenity spaces. Casual American restaurant 110 Grill will open in a newly erected single-story retail building next to the hotel on Thursday, July 6th. Exterior finishes have been fully installed along the 4-story front section of 99 Tremont Street Apartments, a luxury apartment development built by Dellbrook | JKS. Finishes are now being installed along the facade of 99 Tremont’s 5-story rear section, in addition to windows and moisture-resistant sheathing. Interior finishes are being installed in front section residences, and interior framing is underway within the rear section. Elevator core construction underway at The Aberdeen luxury condominiums in Brighton
The first elevator core has topped off, and the second core is rising fast at The Aberdeen, a new building in Brighton featuring 40 luxury condominium residences and 2,400 square feet of ground-floor retail built by Dellbrook | JKS. Superstructure rising at Allston's Telford 180, residences now on sale
Framing of the first two floors of Allston luxury residential building Telford 180’s 6-story superstructure, built by Dellbrook | JKS, is now complete. Concrete has been poured along the base of Telford 180’s future second floor roof deck, which will feature landscaping, grills and a fire pit. An additional 4 stories of wood framing will now rise into the Allston skyline to construct this distinctive luxury residential building overlooking the Charles River. Telford 180’s enclosed parking area is now installed and will house 84 vehicle parking spaces.
A total of 85 residences including studios, one-bedrooms and two-bedrooms are now available for purchase at Telford 180. Interior finishing underway at Lowell’s Counting House Lofts Phase II
Dellbrook | JKS is now installing interior finishes in Counting House Lofts Phase II’s 75 apartments, located in the heart of Downtown Lowell. New windows have been installed throughout the facade, and interior walls of the building's future apartments have been plastered. Interior HVAC and electrical systems have also been installed. Finishes are now being installed in the building’s lobby. Foundation work is also underway to reconstruct a deteriorated section at the front of of the historic, 1846-built building. Lowell's Massachusetts Mills Phase III nears opening
Phase III of the Massachusetts Mills mixed-income apartment development in Downtown Lowell, built by Dellbrook | JKS, is nearing completion and will open this winter. Final exterior finish installation is underway, and finishing touches are being put on interior spaces and the building's scenic new exterior courtyard overlooking the Concord and Merrimack Rivers. Fuji opens flagship restaurant at Quincy Center’s new West of Chestnut luxury apartments
Renowned local Pan-Asian restaurant organization JP Fuji Group’s new Fuji at WoC flagship Japanese restaurant opens Monday (1/9) night at 5 PM at Quincy Center’s new West of Chestnut luxury apartment development. JP Fuji has relocated its’ successful flagship Fuji 1546 Japanese restaurant, which opened in 2004 in Quincy Center, to the newly built West of Chestnut space just down the street. Fuji at WoC will be JP Fuji’s largest restaurant and will include amenities such as a private tasting kitchen, a spacious dining room and an enclosed outdoor patio. JP Fuji, which operates 11 Boston area restaurants, was named 2016 Small Business of the Year by the Greater Boston Chamber of Commerce. Fuji at WoC follows JP Fuji’s recent opening of Fuji at Ink Block, an upscale restaurant concept located at the Ink Block development in Boston’s South End.

Residence Inn Braintree reaches full height, exterior finishing underway
Residence Inn Braintree's six-story structural frame has reached its' full height. The Dellbrook | JKS construction team is at work installing the hotel frame's final prefabricated wood framing panels. Exterior finish installation has commenced at Residence Inn Braintree, with moisture-resistant sheathing installed along the hotel's first floor. Landing 53 mixed-use structural frame rising in Downtown Braintree
A tower crane has been installed at Landing 53, a $50 million mixed-use building being built by Dellbrook | JKS in Downtown Braintree. Landing 53’s five-story structural frame is rapidly rising. A large section of the building’s concrete base has been poured. Wood framing is being installed on Landing 53’s second floor. Leasing of space at Landing 53 is expected to commence in June 2017. Financing secured for Roxbury affordable housing overhaul
Madison Park Development Corporation has secured over $29 million in financing through the Massachusetts Housing Finance Agency (MassHousing) for the $31.75 million overhaul of the existing 12-story, 132-unit Smith House affordable senior housing building, located in Roxbury near Dudley Square, as recorded in the Suffolk County Registry of Deeds. Dellbrook | JKS will start construction of the Smith House Renovation in January 2017.

Dellbrook | JKS has installed exterior finishes along 99 Tremont Street Apartments’ facade fronting Tremont Street. The four-story building section along Tremont Street is topped off and fully sealed with windows and moisture-resistant sheathing. The five-story section at the property’s rear is just about topped off, with installation of the last wood framing sections underway. Framing of interior apartments and installation of electrical, HVAC and plumbing utilities is underway. 99 Tremont Street Apartments will open to residents in Spring 2017. The Dellbrook | JKS construction team has completed Telford 180’s below-grade parking level and is at work framing the 85-unit condominium building’s first floor superstructure. Concrete has been poured along the base of the first floor and the below-grade parking area. Concrete has also been poured along a section of the vertical superstructure framing. Telford 180 is expected to open for occupancy in Fall 2017; pre-sales of Telford 180 condominiums are now underway. A new website, Telford180.com, has been released for Telford 180. Dellbrook JKS breaks ground on Landing 53 transit-oriented development
General Contractor Dellbrook JKS held an official groundbreaking ceremony last Friday (September 30th, 2016) for the Landing 53 transit-oriented development in Braintree. The $50 million Landing 53 project will construct a mixed-use building containing 172 residential rental apartments and 12,000 square feet of retail on a two-acre lot located next to the Weymouth Landing-East Braintree MBTA Commuter Rail station. Construction of Landing 53 began in April 2016, with completion anticipated in early 2018.
The Healthy Neighborhoods Equity Fund, a $30 million fund set up by the Massachusetts Housing investment Corporation (MHIC) and the Conservation Law Foundation (CLF) to finance mixed-use TOD projects in communities undergoing transformation, provided $5 million in equity gap financing for Landing 53. “From good jobs, to new pedestrian walkways, to better access to public transit and more, this development will electrify the neighborhood and provide a perceptible spark to Braintree’s economy and community,” said CLF President Bradley Campbell in an official press release.

1235 VFW Parkway developer closes on acquisition of project site
Developer SOVAD LLC closed yesterday (September 29th, 2016) on the acquisition of the 1.8-acre 1235 VFW Parkway project site in West Roxbury for $3 million as recorded in the Suffolk County Registry of Deed. SOVAD LLC also secured $3.25 million of mortgage financing for 1235 VFW Parkway yesterday through Rockland Trust Company. SOVAD LLC received approval from the Boston Planning & Development Agency (BPDA) in January 2016 to construct an 80-unit four-story residential building at 1235 VFW Parkway. Telford 180 concrete foundation construction underway
Telford 180's underground parking garage has been excavated, and a sheet pile wall has been erected along the garage's perimeter to reinforce the excavation. Concrete footings are now being constructed along the garage's perimeter to support Telford 180's foundation. The construction team is hard at work building wooden forms for foundation footings and pouring concrete into the footings. West of Chestnut, 169 luxurious apartments in Quincy Center, now open and leasing
The second building at West of Chestnut opened to residents today (September 1st, 2016), signaling the completion of the new-construction luxury apartment development located in the heart of Quincy Center steps to the MBTA Red Line. The first building opened in May. West of Chestnut features 169 units ranging from studios to two-bedrooms now leasing; visit WOCquincy.com for apartment leasing information. Curbed Boston reports that West of Chestnut is 58% leased, with tenants coming from "triple deckers in South Boston and from older apartments on Beacon Hill.” West of Chestnut features multiple amenities including a club suite, an exterior courtyard featuring an outdoor kitchen, grilling stations and lounge furniture and a billiards lounge. Ground-floor retail tenants include restaurants Fuji at West of Chestnut and KKatie’s Burger Bar as well as Orangetheory Fitness.
Ground broken on Telford 180, 85 condominiums along Charles River in Allston
Developer The Davis Companies broke ground this week on Telford 180, an 85-unit residential condominium building along the Charles River in Allston. The following is a link to the official press release announcing the groundbreaking. Built by Dellbrook Construction and designed by Cube3 Studio, the six-story building will feature 85 condominiums with sweeping river and Boston skyline views surrounded by lush green space. Completion of Telford 180 is anticipated in Fall 2017.
Stephen Davis, Vice President at The Davis Companies, sees Allston's Charles River waterfront and the Western Avenue corridor as "a fantastic neighborhood poised for significant change." With Harvard University expanding its Allston footprint and recent development in Allston and nearby Watertown, Davis sees the Telford 180 site as "an opportunity to serve a remarkably underserved market in Boston's construction boom." With Telford 180, Davis hopes to create a "near-term housing enhancement" that will bring additional energy to the area and create housing convenient convenient to major employment and education centers "at a price point that will be readily accessible to young professionals." Davis points to the area's bicycle infrastructure and direct bicycle path connections to Boston and Cambridge as a major benefit and anticipates a number of Telford 180 residents will opt to commute via bicycle. Telford 180 will include bicycle storage in addition to 84 vehicle parking spaces.
Condominiums at Telford 180 will range from studios to three-bedrooms and feature open floor plans with large windows, high ceilings and state-of-the-art finishes and appliances. Resident amenities will include a rowing room, a full gym and a lounge featuring an indoor club room and an outdoor courtyard with grills and a fire pit. Westbrook Partners acquires approved project site at 1650 Commonwealth Avenue for $5.3 million
Last Wednesday, June 1st, 2016, 16509 CWMA Owner LLC, a limited liability company affiliated with New York City-headquartered real estate investor Westbrook Partners, acquired the approved project site at 1650 Commonwealth Avenue in Brighton for $5.3 million as recorded in the Suffolk County Registry of Deeds. The Aberdeen, a mixed-use development project containing 40 residential condominium units and 2,400 square feet of retail, is approved for construction on the 19,847 square foot project site. The Boston Redevelopment Authority approved The Aberdeen for construction in August 2015.
The 1650 Commonwealth Avenue site was last sold on July 14th, 2015 for $2.9 million to Sixteen Fifty Commonwealth LLC, a development partnership between Boston-area developers Diamond Siancori and MG2 Group. The site was formerly used as a gasoline station.
