Union Point

Brookfield Properties & New England Development Named New Master Developers for Union Point Brookfield Properties in partnership with New England Development have been named the new master developer for Union Point in Weymouth. The group will be the 4th master developer for the nearly 1500 acre site. The decision comes months after LStar was terminated from the project in February 2019. Long term plans for the site call for nearly 4,000 housing units, up to 6 million square feet of commercial space, plus ample open space.


The Harold and Ronald Brown Family House

Framing Underway for the Harold and Ronald Brown Family House in Brookline Framing is underway for the Harold & Ronald Brown Family House along Harvard Street in Brookline. The project will feature 62 affordable rental units for seniors plus 1,000 square feet of ground-floor commercial space. A new public pocket park will also be built on Harvard Street. 


The Watson

The Watson Refinanced for $36.35 Million The Watson in Quincy has been refinanced via MassHousing for $36,351,000. The property features a 140-unit mixed-income apartment community that opened in Fall 2018 in Quincy. The Watson features eight studios, 85 one-bedroom, and 47 two-bedroom units. 26 units are offered at market rate, 86 are offered to households earning 110% of area median income (AMI) and 28 are offered to households earning 50% of AMI.  


Westminster House

Wood Framing Ongoing for Westminster House in Roxbury Wood framing is ongoing for the Westminster House along Washington Street in Roxbury. The four-story building will feature 32 affordable apartments along with a licensed childcare center, offices for administrative and service work, and several programming rooms. The new Elizabeth Stone House is expected to open in late summer of 2020. 


Vita JP

Construction Nearly Complete for Vita JP: Just 16 Modern Condos Remaining Along Washington Street in JP, just a few blocks from Forest Hills, the new modern condo building, Vita, is wrapping up construction. BLDUP recently got a sneak peek inside the project with Lara Rosenburgh of Back Bay Development. The 82 residences at Vita, range in size from 1 through 3 bedrooms and offer custom cabinetry, quartz countertops, sleek baths along with large windows and ample natural light. The top floor corner units even offer an amazing Boston view. Rosenburgh tells BLDUP only 16 units remain available in the project, and they are just waiting on gas install to start closings.  Along with the stylish and comfortable residences we also had a chance to check out the spacious roof deck with adjacent lounge, sure to be a favorite spot for residents most of the year. The building also includes garage parking plus a pet spa and concierge service as additional amenities. The ground floor commercial/retail space at Vita is fully leased and will include a Planet Fitness (residents received a 2-year complimentary membership), Third Cliff Bakery & Café, The Cooperative Bank, Pure Dental, and Beth Israel Deaconess Health Care. When complete in early 2020 Vita will surely bring new "life" to JP. 


Haynes House Apartments

Work Ongoing for Facade Replacement at The Haynes House Construction is ongoing for the renovation of the Haynes House in Roxbury, originally built in 1974. The renovation plan will generally include significant building envelope improvements with the demolition and replacement of the building’s exterior masonry facade, 100% window replacement, and improved accessible front and rear entrances. It also includes required life safety system upgrades, energy efficiency enhancements, new accessible units, and selective unit and common area upgrades. The 7-story building features 131 affordable family rental apartments.


Exchange 200

Renovation Work Ongoing at Exchange 200 in Malden Construction is ongoing for the renovation of 200 Exchange St. in Malden into a modern innovation hub. Floor-to-ceiling glass will be added along the facade for additional natural lighting, and amenities will be constructed including a fitness center, networking spaces, and bike storage. Exchange 200 will feature 200,000 square feet of flexible commercial space intended for office and technology tenants, as well as over 16,000 square feet of ground-floor restaurant and retail space. Given its’ existing power and network redundancies, Exchange 200 will also include 60,000 square feet of energy-efficient data center space, including 25,000 square feet of critical operation space.

Brookline Development Secures $29.6 Million in Construction Financing The Harold and Ronald Brown Family House in Brookline, MA has secured 29.6 million in construction financing with $17 million coming from local lender Citizens Bank. The developer, 2Life is erecting 62 units of senior housing called the Harold and Ronald Brown Family House. The 65,000 square foot building will be physically and programmatically connected with Congregation Kehillath Israel. Along with a variety of campus partners, it will offer social, wellness, and educational programming to the wider community, welcoming people of all ages and backgrounds.


Westminster House

Topping Off Ceremony Held for Westminster House in Roxbury Earlier this week, Mayor Martin J. Walsh today joined the Elizabeth Stone House, the Massachusetts Housing Investment Corporation (MHIC) and the Women's Institute for Housing and Economic Development for a topping off ceremony of the new headquarters for the Elizabeth Stone House, a nonprofit organization serving survivors of domestic violence. The mixed-use building will have 32 units of affordable rental housing and will provide additional services to more than 2,000 individuals each year through a licensed childcare center and space to expand its services and community programming.  Everybody deserves a safe place to live, and a place to call home," said Mayor Walsh. "The Elizabeth Stone House provides a valuable and essential safe space for victims of domestic violence. I want to thank all partners involved for their dedication in bringing this project to life that will allow the Elizabeth House to save even more lives." The project will be a five-story 56,500-square-foot building at the corner of Westminster Avenue and Washington Street in Roxbury, comprised of 32 affordable housing rental units on the three upper floors. The first and ground floors will contain a licensed childcare center, offices for administrative and service work, and several programming rooms. The new Elizabeth Stone House is expected to open in late summer of 2020.

2Life Communities Breaks Ground on 62 Unit Senior Housing Development in Brookline Late last week, 9/13, 2Life Communities officially broke ground on The Harold & Ronald Brown Family House in Brookline. The 62 unit senior housing project will be added to the Congregation Kehillath Israel (KI) campus. The state-of-the-art building will feature a mix of one and two bedrooms along with 1,000 square feet of commercial space and a new pocket park on Harvard Street.

Plumbing Permit Pulled for Westminster House in Roxbury A plumbing permit, with an estimated value of $500K, has been pulled for the upcoming affordable housing development Westminster House in Roxbury.  The building will include 32 rental units, 9 of which will be reserved for homeless or formerly homeless families.    


Union Point

Eventide Phase II Assisted Living Taking Shape at Union Point Framing is nearly complete for Eventide Phase II at Union Point in Weymouth. The 4-story 162,000 square foot building will include a total of 107 units of assisted living. The first phase of the project, Fairing Way features a 104 residential unit senior living community with a clubhouse and a 46 bed, on-site, long term care nursing facility.
