Curtain wall installation complete at 10 Farnsworth luxury condos in Fort Point, interior finishing underway


10 Farnsworth’s stunning, floor-to-ceiling glass curtain wall facade has been fully installed, and black exterior finish panels are being installed in between windows. Inside the building, plastering is just about complete, and luxurious finishes and state-of-the-art appliances including Carrera counters, Italian cabinetry by Arclinea and appliances by Sub-Zero, Wolf and Asko, including a fully vented six-burner gas range, are being installed within the building’s nine luxurious residences. 10 Farnsworth is expected to open this Fall and will feature communal amenities including a communal roof terrace with sweeping views of the Boston skyline. Facade restoration compete, interior finishing underway at 201 West Brookline Street condos in South End


Restoration of the detailed brick and slate facade of the former Concord Baptist Church at 201 West Brookline Street in the South End is complete, and interior spaces are being finished as part of the building's conversion into nine luxurious condominium residences. Condominiums will feature beautifully preserved details, including arched windows and high ceilings, with abundant natural lighting. Sales of 201 West Brookline Street condominiums will begin in the coming months. The building is located in the heart of the South End steps to shops and restaurants on Tremont Street and Columbus Avenue, as well as the Back Bay and Downtown Boston. The Collins Mansion Condominiums, set in a historic mansion located steps to Boston Harbor, are now open following the completion of construction and restoration work. The development features nine luxurious condominium residences located both in the historic mansion and in two historically-themed addition sections alongside the mansion. All residences feature both modern state-of-the-art finishes and appliances and restored historic period details. Facade installation underway at 10 Farnsworth luxury residences in Fort Point


The first windows have been installed along the facade of 10 Farnsworth, a boutique luxury condominium building opening this Fall in Fort Point, and the facade’s signature black metal framing has been installed across nearly all floors. Window installation is now underway across 10 Farnsworth’s facade, and black facade framing will soon be installed across the sixth floor and roof level. Sections of the facade that will feature black exterior finish panels have been fireproofed. Inside the building, installation of metal framing to partition individual residences has begun.


10 Farnsworth’s nine luxurious condominium residences are currently on sale, with two residences currently listed as available. Residence 202, a second-floor 2,125 square foot 3-bedroom/3-bathroom condominium, is available for $2.65 million ($1,247.06 per square foot); Residence 402, a fourth-floor 2,125 square foot 3-bedroom/2.5-bathroom condominium, is available for $2.775 million ($1,305.88 per square foot). Finishing touches underway at South Boston’s sold-out Collins Mansion Condominiums


South Boston’s Collins Mansion Condominiums are nearing completion, with new three-story additions constructed on either side of the historic mansion. New windows are installed across the entire development, and exterior siding is installed along both three-story additions. Sales of all nine of the luxurious Collins Mansion Condominiums, which are sold out pre-completion, are now pending. Prices as listed ranged from $985,000 for Unit 2, a 1,454 square foot two-bedroom/two-bathroom, to $1,350,000 for Unit 6, a 1,802 square foot three-bedroom/two-bathroom penthouse. 10 Farnsworth micropile drilling complete


Approximately 50 micropiles have been drilled into the ground across the 10 Farnsworth site, enabling foundation concrete pouring to begin. These micropiles will provide structural support for the six-story 10 Farnsworth building. Excavation is now underway at 10 Farnsworth, after which formwork will be laid to shape concrete pouring to construct the building’s foundation. 10 Farnsworth micropile drilling underway


Micropile drilling has commenced at 10 Farnsworth in order to construct the six-story building's foundation. About 50 micropiles will be drilled into the ground to support 10 Farnsworth. Construction of 10 Farnsworth's superstructure is expected to commence this fall; the superstructure is anticipated to top off in early 2017. 10 Farnsworth will be a a nine-unit luxury condominium building with 1,400 square feet of ground-floor retail. 10 Farnsworth condominium project moving forward

Construction starting by this June


At last night’s Fort Point Neighborhood Association meeting, developers TCR Development and JB Ventures gave an update on 10 Farnsworth, a nine-unit luxury condominium project located at the corner of Farnsworth and Congress streets in Fort Point. The project is moving forward; construction will start within the next two months by this June. Pre-sales of condominium units will begin shortly with a starting price of $2.5 million. Sea-Dar Construction will be 10 Farnsworth’s construction manager.


TCR Development and JB Ventures acquired 10 Farnsworth for just under $6 million last September from former developer Gate Residential, who guided the project through approvals. The Boston Redevelopment Authority approved 10 Farnsworth for construction in January 2014.


10 Farnsworth’s design is virtually unchanged following the sale to the new developers. Some minor adjustments have been made, including opening the facade of the retail space at the corner of Farnsworth and Congress streets so as to eliminate blind spots. Retail use is currently undecided; the space could contain a bank.


In order to construct 10 Farnsworth’s foundation, about 50 micropiles will be drilled. Micropile drilling will cause less vibration during construction than pile driving would. Construction at 10 Farnsworth will take place from 7 AM to 6 PM on Monday through Friday; there will be occasional work on Saturdays. 10 Farnsworth will be built using cast-in-place concrete construction. The building’s structure is expected to top off by early 2017, at which point installation of finishes will commence. Construction of 10 Farnsworth is expected to last approximately 15 months, with completion by October 2017.

Collins Mansion Condominiums

Foundations have been significantly excavated for the future three-story addition alongside the existing Collins Mansion. A new stone foundation has been installed underneath part of the existing mansion to support and preserve the historic building. Interior demolition in the existing mansion is complete; the debris chute has been removed. A former staircase to the existing mansion's rear has been demolished. We visited the Collins Mansion Condominiums construction site. The KEMS Construction Corporation crew is hard at work performing initial site excavations and gutting the existing historic mansion. The mansion will be thoroughly renovated, and new structures will be built on site. A total of nine condominiums will be developed.
