MG2 Acquires East Boston Development Site
MG2 has acquired a parcel of land in East Boston for $2 million. The .17-acre parcel would feature a 10-story mixed-use building located right in the heart of Maverick Square in East Boston, forming the gateway for all residents and visitors entering the hub of East Boston.
Two floors of retail space will anchor the base of the building, with residential units designed for the upper 9 floors.

MG2 Wins Approval For Residential Building
The BPDA board last week approved construction of a 38-unit residential building on Walley Street, near Suffolk Downs, that would feature some rare four-bedroom units and a number of three-bedroom units.
MG2 plans to replace an auto-repair garage and parking lot with a four-story, 38-unit residential building with 25 parking spaces.
The parcel is separated by a small grassy area from the Suffolk Downs stop on the Blue Line.
A total of five of the building's units would be marketed as affordable. The application does not specify if the building would be rented as apartments or sold as condos.

Plans revealed for 390,000-square-foot Allston Square mixed-use development
City Realty Group has revealed plans for Allston Square, a six-building, 390,000-square-foot mixed-use development centered about the intersection of Cambridge Street and Harvard Avenue in Allston. Allston Square would construct a total of 353 residences, including 245 condominiums and 108 rental apartments, 24,550 square feet of retail space and 189 parking spaces. Buildings would be constructed on multiple sites both on and off of Cambridge Street; existing buildings on the sites would be demolished. City Realty Group is expected to file plans for Allston Square with the Boston Planning & Development Agency (BPDA) in the coming months to begin the project’s city review process. Boston Property Ventures’ Hillside luxury apartments, opening Fall 2018 in Quincy Center, near topping off
Boston Property Ventures (BPV)’s upcoming Hillside luxury apartments, located in Quincy Center, are about to top off at five stories tall. Just one floor remains to be added to the building’s structural frame, which has been sheathed with moisture-resistant cladding. The building’s steel base podium is complete, with a concrete slab poured on top; upper floors are being framed with wood. Within completed floors, residences and common spaces are being framed with internal wood and metal stud framing. Windows have been delivered on site and have begun to be installed in order to seal the building. In the coming weeks, exterior finish panels and interior finishes will be installed throughout the building.
Hillside is scheduled to open September 1st, 2018 and will feature 60 luxury apartment residences with amenities such as a state-of-the-art gym, a spacious roof deck, private balconies, a billiard/recreational room, on-site garage parking and a sweeping green lawn shared with BPV’s adjacent Brookside at 999 Hancock luxury condominiums. 38 apartments proposed next to Suffolk Downs rapid transit station in East Boston
MG2 proposes to construct a 38-unit residential apartment building at 11-19 Walley Street next to the Suffolk Downs MBTA Blue Line station in East Boston, directly across from the 16.5-million-square-foot Suffolk Downs development and the future site of two office buildings currently being pitched to Amazon for the first phase of its’ second headquarters. Developer CB Equities of New England proposes to construct a five-story building containing 42 apartment residences at 944-946 Saratoga Street in East Boston's Orient Heights neighborhood, steps from Constitution Beach and the MBTA Blue Line. Residences would include 25 one-bedrooms and 17 two-bedrooms, with amenities including a large second floor landscaped patio and 43 on-site garage parking spaces. Watermark Development acquires 0.69 acres in Roxbury for $4 million, allowing approved office development to proceed
Watermark Development has acquired a 0.69-acre property in Roxbury for $4 million, allowing the developer to proceed with construction of the approved 139,200-square-foot 1785 Columbus Avenue office building. Two single-story commercial buildings stand on the property, located at 0 Dimcock Avenue and 1837 Columbus Avenue; both buildings will be demolished. Watermark received approval from the City of Boston’s Zoning Board of Appeals (ZBA) in May to construct 1785 Columbus Avenue. The building will be built on a total of 0.91 acres, 0.22 of which were owned by Watermark prior to the development’s approval. 1785 Columbus Avenue will feature office space for Horizons for Homeless Children and other social service programs, in addition to ground-floor retail. Construction of 1785 Columbus Avenue is anticipated to commence in the 4th quarter of 2017, with completion expected in the 2nd quarter of 2019.

Developer Gregg Donovan has obtained a $2.6 million building permit from the City of Boston to construct 301 West Broadway, a five-story mixed-use building at West Broadway and D Street in South Boston containing nine residential units and a ground-floor restaurant. A four-story vertical addition will be built above an existing single-story retail building. Amenities will include elevator access and a green roof deck with sweeping Boston skyline views. A one-level underground parking garage will be excavated underneath the existing building. City Real Estate acquires East Boston auto repair site for $1.135 million
Yesterday (August 24th, 2016), Brookline, MA-based City Real Estate Development Corporation (CREDC) acquired the 7,500 square foot parcel located in East Boston at 114 Orleans Street, steps to Maverick Square, for $1.135 million as recorded in the Suffolk County Registry of Deeds. Northern Bank & Trust Company provided a $908,000 mortgage towards the acquisition. CREDC recently filed a Letter of Intent with the Boston Redevelopment Authority (BRA) to construct a six-story mixed-use building in East Boston at 301-323 Border Street that would contain 64 residential units and approximately 1,200 square feet of ground floor commercial space. Local real estate developer MG2 today acquired 11-19 Walley Street in East Boston for $1.85 million as recorded in the Suffolk County Registry of Deeds. The approximately 1/3 acre parcel is located next to the Suffolk Downs rapid transit station on the MBTA Blue Line. A locus map of the parcel is posted above. A 5,272 square foot industrial building home to Continental Machine Products stands on the parcel. 11-19 Walley Street’s seller is Michael Todesca, owner of Continental Machine Products.

Framing of new addition underway at Union Park Condos, three new South End luxury units
Framing of Union Park Condos' four-story addition along Union Park Street is underway. The future private entry of 5 Union Park Street, a duplex unit, has been fully framed with wood. Moisture and mold-resistant sheathing (yellow) is being installed along the entry's wood frame.
Steel framing for the full four-story addition has risen three stories along the existing building. The steel frame will soon extend towards 5 Union Park Street's wood-framed entry. Wood framing of first and second-floor walls has also begun. The existing building fronting Shawmut Avenue will be restored as part of Union Park Condos. The existing building is covered with flame retardant to protect the construction site from fire.

South End building with approved addition sells for $4 million
BP Union Park LLC, a limited liability company (LLC) affiliated with local real estate developer Boston Property Development, today acquired 316 Shawmut Avenue, a four-story building in Boston's South End, for $4 million. 316 Shawmut Avenue's seller is 316 Shawmut LLC, an LLC affiliated with local real estate developer TCR Development.
316 Shawmut LLC acquired the building in September 2014 for $1,949,500 and guided an unbuilt addition to 316 Shawmut Avenue designed by EMBARC Studio through the City of Boston's approvals process.
