EMBARC studio was founded by Dartagnan Brown, a Boston-based Architect with significant residential design experience ranging from loft conversions to new construction apartment and condominium developments, along with high-end private residences, retail and restaurant design. Site Work Underway for 1785 Columbus Avenue

Initial Site work is underway for the upcoming 7-story office building at 1785 Columbus Avenue in Roxbury. The building is set to include just over 135,000 square feet of office space along with 1,500 square feet of ground floor retail and parking for 157 cars. The 2nd and 3rd floors of the building will be used by Horizons for Homeless Children.

The 30-unit building proposed for the vacant lot at 656 Saratoga Street in East Boston has been approved. The project will include 30 off-street parking spaces, and at least 30 on-site bicycle storage spaces. Units will range in size from studios through two bedrooms.  As part of the development, the MBTA bus stop and shelter near the site will be relocated.

Wallace Property Company & Boston Property Ventures have proposed a 5 story, 36 unit project at 400 West Broadway.  The ground floor of the project would also house two retail spaces. The development would replace the existing mixed-use building on the site. According to the project notification form, the development team hopes to begin construction in the second quarter of 2019.

The Lydon in Back Bay Nearing Completion

On a quiet corner of Beacon Street in Back Bay, a gut renovation is nearing completion for The Lydon, a 1920’s apartment building being meticulously transformed into luxury condominium residences. BLDUP toured the project with listing agent Rene Rodriguez of Cabot & Company to check out the mix of historic charm and modern finishes these six homes will offer.

The developers have brought in geometric details throughout the building from the lobby up through the moldings, floors, and even into the powder rooms in the units. The top quality custom finishes combined with open, light-filled rooms combine for a luxurious yet comfortable feel. The views of Back Bay and The Charles River are also a lovely treat in this smaller scale development. The top two floors of the building have been combined into one large penthouse suite with exclusive access to the roof, which also offers stunning views along with a private pool. Unfortunately, that unit has already been spoken for however three floors (2nd, 3rd, and 4th) are still available.

Residents of the Lydon will have access to concierge service along with a very unique parking system. The original building did not have any parking so to make way for the 2 spaces now included with each home the development team had to underpin the building and dig out a basement level. To maximize the space an automated puzzle system will be used. Residents will drive their cars into the garage onto a lift that will take the car to the basement.  When its time to head out cars are turned around and brought upstairs automatically by the parking system.

Construction on the top three floors of The Lydon is set to be complete by the end of the year with the rest of the building following by January 31st, 2019.

WaterMark Development has refinanced their development at 1785 Columbus Ave in Roxbury for $34.61 million via Eastern Bank and private lenders.

The approved 7-story, 139,200 square foot office building with ground-floor retail which will be located on Columbus Avenue in Roxbury steps to Egleston Square and the MBTA Orange Line. Approximately 48,000 square feet of office space across the 2nd and 3rd floors will be used by Horizons for Homeless Children for childcare and administration. An additional 87,500 square feet of office space will be designed for social service programs.

The Boston Planning Board has approved the 6 story building to be located at 30 Thorn Street in Hyde Park. The project is set to hold a total of 45 units, a mix of studios through 3 bedrooms. Plans also call for 21 off street parking spaces. 
Mark Seck with Helge Capital told BLDUP they expect to start the project in late spring 2019.

Construction Underway at Harborwalk Apartments at Plymouth Station

Delphi Construction has started construction of Harborwalk Apartments at Plymouth Station.  The first phase of the project will feature a 4-story building to include 155 apartments.  In total the development will feature four, four story apartment buildings on 11 acres.  Amenities will include an outdoor pool, a roof deck overlooking the ocean, dog wash and dog run, fitness and yoga spaces.

On August 21st, a ceremonial groundbreaking was held with Gov. Charlie Baker, representatives of Plymouth town government, the project owners and other key stakeholders in attendance.  Delphi has completed site prep and is currently laying foundations. Work on this building is expected to be complete in the summer of 2019.

Notre Dame Ed Center approval will bring 49 residential units and educational space to South Boston

The Notre Dame Ed Center project at 200-204 Old Colony Ave will construct a six-story, mixed-use building with 49 residential rental units, of which eight will be income-restricted. In addition, the project will include educational space for the NDEC, approximately 31 off-street vehicle parking spaces, and bicycle storage.

The 49 residential units are anticipated to consist of seven studio units, 2 one-bedroom units, and 16 two-bedroom units.

The project proposal also includes a $20,000 contribution to support local non-profit organizations that provide substance abuse and recovery services, educational opportunities for local community members, and support activities for those in the community that may have developmental disabilities or physical challenges.

MG2 has acquired a parcel of land in East Boston for $2 million. The .17-acre parcel would feature a 10-story mixed-use building located right in the heart of Maverick Square in East Boston, forming the gateway for all residents and visitors entering the hub of East Boston.

Two floors of retail space will anchor the base of the building, with residential units designed for the upper 9 floors.

The 152 Liverpool Street project will demolish the existing automotive repair facility that currently occupies the site and construct a five-story, approximately 23,010 square foot mixed-use building with approximately 23 residential rental units, including three income-restricted units, approximately 1,910 square feet of retail/commercial space, approximately nine off-street vehicle parking spaces, and at least 23 on-site bicycle storage spaces. 

As currently proposed, the 23 residential units are anticipated to consist of two studio units, eight one-bedroom units, twelve two-bedroom units, and one three-bedroom unit.

Plans Filed With the BPDA for Proposed Mixed-Use Building

Patrick Mahoney, of Charlestown-based, All Saints Development, has filed plans with the BDPA for the proposed mixed-use building at 200 Old Colony Ave in South Boston.

The proposed building would be a six-story structure, with one- to three-bedroom units on the top five floors and at least 26 garage parking spaces. Seventeen percent of the units would be designated as affordable. The developer would donate the 9,500 square-feet of first-floor space to the adult education nonprofit that currently uses the building.

The finished building will consist of 60 rental units over five stories, a two-floor parking garage underneath with 83 parking spots (a ratio of 1.4 per unit), 65,800 sf of living area which include the same high-end amenities provided in adjacent Brookside at 999 Hancock (state-of-the-art gym, spacious roof deck, private balconies and a billiard/recreational room).

Construction is currently projected to be completed by July 2018 in order to hit the premium lease-up date of September 1.

MG2 Wins Approval For Residential Building

The BPDA board last week approved construction of a 38-unit residential building on Walley Street, near Suffolk Downs, that would feature some rare four-bedroom units and a number of three-bedroom units.

MG2 plans to replace an auto-repair garage and parking lot with a four-story, 38-unit residential building with 25 parking spaces.

The parcel is separated by a small grassy area from the Suffolk Downs stop on the Blue Line.

A total of five of the building's units would be marketed as affordable. The application does not specify if the building would be rented as apartments or sold as condos.

The center, which had been renting its current two-story brick building, purchased it for $4.5 million in August when its landlord put it up for sale.

Plans revealed for 390,000-square-foot Allston Square mixed-use development


City Realty Group has revealed plans for Allston Square, a six-building, 390,000-square-foot mixed-use development centered about the intersection of Cambridge Street and Harvard Avenue in Allston. Allston Square would construct a total of 353 residences, including 245 condominiums and 108 rental apartments, 24,550 square feet of retail space and 189 parking spaces. Buildings would be constructed on multiple sites both on and off of Cambridge Street; existing buildings on the sites would be demolished. City Realty Group is expected to file plans for Allston Square with the Boston Planning & Development Agency (BPDA) in the coming months to begin the project’s city review process. Boston Property Ventures’ Hillside luxury apartments, opening Fall 2018 in Quincy Center, near topping off


Boston Property Ventures (BPV)’s upcoming Hillside luxury apartments, located in Quincy Center, are about to top off at five stories tall. Just one floor remains to be added to the building’s structural frame, which has been sheathed with moisture-resistant cladding. The building’s steel base podium is complete, with a concrete slab poured on top; upper floors are being framed with wood. Within completed floors, residences and common spaces are being framed with internal wood and metal stud framing. Windows have been delivered on site and have begun to be installed in order to seal the building. In the coming weeks, exterior finish panels and interior finishes will be installed throughout the building.


Hillside is scheduled to open September 1st, 2018 and will feature 60 luxury apartment residences with amenities such as a state-of-the-art gym, a spacious roof deck, private balconies, a billiard/recreational room, on-site garage parking and a sweeping green lawn shared with BPV’s adjacent Brookside at 999 Hancock luxury condominiums. MG2 proposes to construct a 38-unit residential apartment building at 11-19 Walley Street next to the Suffolk Downs MBTA Blue Line station in East Boston, directly across from the 16.5-million-square-foot Suffolk Downs development and the future site of two office buildings currently being pitched to Amazon for the first phase of its’ second headquarters. MG2’s building would include one-, two-, three- and four-bedroom apartments, five of which would be designated affordable, and 25 garage parking spaces. MG2 acquired the ⅓ acre 11-19 Walley Street in Summer 2016 for $1.85 million. The proponent has filed plans for the proposed building with the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

Renderings revealed of 60%-sold The Lydon luxury residences in Back Bay


New renderings have been revealed of The Lydon, a luxurious five-unit condominium development under construction in the Back Bay set within a beautifully-restored historic building. Each residence at The Lydon will be appointed with finishes of the highest quality, with conveniences including daytime concierge service, automatic valet parking and direct elevator access. The latest renderings of The Lydon are posted above.


Three residences at The Lydon are under agreement, including the building’s 6,430-square-foot four-bedroom/five-bathroom penthouse, topped off with a private 3,000-square-foot roof deck, listed for $14.2 million as well as a 905-square-foot one-bedroom/one-bathroom listed for $1 million and a 410-square-foot one-bedroom/one-bathroom listed for $600,000. Remaining available residences include a 5,750-square-foot four-bedroom/4.5-bathroom listed for $13 million and a 2,850-square-foot three-bedroom/2.5-bathroom listed for $6.6 million; the building is 60%-sold.


Developer Georgantas Design + Development acquired the 21,238-square-foot The Lydon building, located at 401 Beacon Street, in October 2016 for $15 million, over $706 per square foot. Brookline Bank provided $18.4 million of financing towards Georgantas' acquisition.

Watermark Development acquires 0.69 acres in Roxbury for $4 million, allowing approved office development to proceed


Watermark Development has acquired a 0.69-acre property in Roxbury for $4 million, allowing the developer to proceed with construction of the approved 139,200-square-foot 1785 Columbus Avenue office building. Two single-story commercial buildings stand on the property, located at 0 Dimcock Avenue and 1837 Columbus Avenue; both buildings will be demolished. Watermark received approval from the City of Boston’s Zoning Board of Appeals (ZBA) in May to construct 1785 Columbus Avenue. The building will be built on a total of 0.91 acres, 0.22 of which were owned by Watermark prior to the development’s approval. 1785 Columbus Avenue will feature office space for Horizons for Homeless Children and other social service programs, in addition to ground-floor retail. Construction of 1785 Columbus Avenue is anticipated to commence in the 4th quarter of 2017, with completion expected in the 2nd quarter of 2019.

The Vault, a new 49-unit luxury apartment building in Downtown Lynn set in a restored 1914 historic office building, is now over 50% leased and will open this Fall. Developed by MG2, the building features studio, one- and two-bedroom residences with luxurious finishes and amenities including stainless steel appliances, energy-efficient HVAC systems and in-unit full-size washers and dryers.


Rents at The Vault range from $1,300/month for a studio to $2,300/month for a two-bedroom. Studios range from 402 to 598 square feet and $1,300 to $1,650/month, one-bedrooms range from 450 to 617 square feet and $1,500 to $1,900/month, and two-bedrooms range from 813 to 1,046 square feet and $1,875 to $2,300/month. City has filed plans for the proposed building with the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

Walk Hill Residences is anticipated to open in late 2018.

The building's 1,045 square foot ground-floor retail component remains unchanged. Construction of 212-214 Market Street is expected to commence by this Summer, with completion expected in Fall 2018.

The buildings would also contain 1,730 square feet of retail; 33 resident parking spaces would be provided, amounting to 0.57 parking spaces per residence. The proponent anticipates to start construction of the buildings in Summer/Fall 2017, with completion anticipated in Fall/Winter 2018. Plans for the buildings have been filed with the Boston Planning & Development Agency (BPDA); the BPDA is now reviewing these plans.

New mixed-use building coming to major South Boston intersection


Developer Gregg Donovan has obtained a $2.6 million building permit from the City of Boston to construct 301 West Broadway, a five-story mixed-use building at West Broadway and D Street in South Boston containing nine residential units and a ground-floor restaurant. A four-story vertical addition will be built above an existing single-story retail building. Amenities will include elevator access and a green roof deck with sweeping Boston skyline views. A one-level underground parking garage will be excavated underneath the existing building. City Real Estate acquires East Boston auto repair site for $1.135 million


Yesterday (August 24th, 2016), Brookline, MA-based City Real Estate Development Corporation (CREDC) acquired the 7,500 square foot parcel located in East Boston at 114 Orleans Street, steps to Maverick Square, for $1.135 million as recorded in the Suffolk County Registry of Deeds. Northern Bank & Trust Company provided a $908,000 mortgage towards the acquisition. CREDC recently filed a Letter of Intent with the Boston Redevelopment Authority (BRA) to construct a six-story mixed-use building in East Boston at 301-323 Border Street that would contain 64 residential units and approximately 1,200 square feet of ground floor commercial space. MG2 acquires East Boston auto body for $1 million


Last Wednesday (August 17th, 2016), developer MG2 of Quincy, MA acquired a 5,642 square foot East Boston industrial building located at 152-154 Liverpool Street, steps to Maverick and Central Squares, for $1 million as recorded in the Suffolk County Registry of Deeds. MG2 also secured a $1.1 million mortgage for 152-154 Liverpool Street last Wednesday through Commonwealth Cooperative Bank. The building stands on a 6,076 square foot parcel and is home to Omega Autobody; the sellers are John Zaccheo, Omega Autobody's owner, and Anna Zaccheo. John and Anna Zaccheo acquired 152-154 Liverpool Street in October 1999 for $195,000. 152-154 Liverpool Street is located across from 151 Liverpool Street, the site of a 36-unit residential condominium building approved for construction by the Boston Redevelopment Authority (BRA) this month.


152-154 Liverpool Street is MG2's fourth East Boston acquisition within one month, having also acquired 11-19 Walley Street, 219 Border Street and 59-69 Meridian Street. Per MG2's website, East Boston is an area of focus for the firm, and MG2 will be undertaking several development projects in East Boston over the coming years. Local real estate developer MG2 today acquired 11-19 Walley Street in East Boston for $1.85 million as recorded in the Suffolk County Registry of Deeds. The approximately 1/3 acre parcel is located next to the Suffolk Downs rapid transit station on the MBTA Blue Line. A locus map of the parcel is posted above. A 5,272 square foot industrial building home to Continental Machine Products stands on the parcel. 11-19 Walley Street’s seller is Michael Todesca, owner of Continental Machine Products.

Framing of new addition underway at Union Park Condos, three new South End luxury units


Framing of Union Park Condos' four-story addition along Union Park Street is underway. The future private entry of 5 Union Park Street, a duplex unit, has been fully framed with wood. Moisture and mold-resistant sheathing (yellow) is being installed along the entry's wood frame.


Steel framing for the full four-story addition has risen three stories along the existing building. The steel frame will soon extend towards 5 Union Park Street's wood-framed entry. Wood framing of first and second-floor walls has also begun. The existing building fronting Shawmut Avenue will be restored as part of Union Park Condos. The existing building is covered with flame retardant to protect the construction site from fire.


A total of three luxury units are being offered at Union Park Condos. Two units will be duplexes, and one will be an extra-large floor-through. All three units will feature open floor plans and top-quality finishes located in the heart of the South End fronting beautiful Union Park. South End building with approved addition sells for $4 million


BP Union Park LLC, a limited liability company (LLC) affiliated with local real estate developer Boston Property Development, today acquired 316 Shawmut Avenue, a four-story building in Boston's South End, for $4 million. 316 Shawmut Avenue's seller is 316 Shawmut LLC, an LLC affiliated with local real estate developer TCR Development.


316 Shawmut LLC acquired the building in September 2014 for $1,949,500 and guided an unbuilt addition to 316 Shawmut Avenue designed by EMBARC Studio through the City of Boston's approvals process.
