Building Permit Issued for Longwood II Project in Mission Hill A building permit has been issued for the upcoming Longwood II Residences in Mission Hill. The project is set to include 115 apartments within a 6-story building. Resident amenities will include a club room, a meeting room, a fitness center, a ground-floor outdoor courtyard, and a roof deck.130 parking spaces, including 108 below-grade and 22 at-grade, will also be provided on site for residents of both Longwood II Residences and The Longwood, an adjacent 14-story, 147-unit apartment building also owned by the proponent.

Window and Facade Work Continues at Parcel K: Residential Building Gets a Name Construction continues on the Seaport's Parcel K with both the hotel and residential buildings set to open in Spring 2020. Ora Seaport, the residential building in the project, will include 304 luxury apartments. Units will range in size from studios up to 3 bedrooms, many featuring private terraces. Resident amenities will include a rooftop pool, Skydeck, gym & wellness studio, cafe/coffee bar, and concierge service. Next to Ora will be the Hyatt Place Hotel, featuring 294 guest rooms. The hotel is expected to open in March of 2020 and will be the first Hyatt product in the Seaport district. Hotel amenities will include  6,500 square feet of retail restaurant space, a lobby bar, outdoor patio, top floor pool, top floor fitness center, and rooftop deck. Rounding out the Parcel K project will be around 12,000 square feet of office space and 18,000 square feet of retail and restaurant space. A one-level underground parking garage will have the capacity for approximately 450 cars.  


839 Beacon Street

Construction Wrapping Up for New Apartments at 839 Beacon Street Construction is nearly complete for the 45 apartments at 839 Beacon Street as the complex expects to welcome residents in mid-July.  The units, ranging in size from studios through 3 bedrooms, feature stainless appliances, quartz countertops and floor to ceiling windows. The ground floor of the project also features 4,500 square feet of retail space.

Exterior Work Progressing Quickly at Parcel K The mixed-use hotel and rental project on the Seaport's Parcel K are rapidly moving forward with window and exterior install ongoing. The project will include a 304 unit rental building and a 12-story Hyatt Place hotel with 294 rooms. The hotel has been designed to reflect the nautical history of its location with a refined sense of style and is set to open in March 2020.  The apartment building will feature a rooftop pool, clubroom, and a terrace. A one-level underground parking garage on the site will have space for 420 cars.

The 5 story building will include 45 rental units set to open this summer. The 500,000 square foot project is comprised of two buildings, both 12 stories, one a Hyatt Place hotel, the other a rental project. The hotel will feature 294 rooms while the rental building will include 304 apartments. The buildings will also contain around 12,000 square feet of office space and approximately 18,000 square feet of retail and restaurant space. A one-level underground parking garage will have the capacity for approximately 450 cars. Construction is expected to be complete in Spring 2020.

Ground lease approval moves 500,000-square-foot Seaport District development into construction phase Massport has approved a long-term ground lease for the 2.5-acre Parcel K in the Seaport District, allowing a 500,000-square-foot mixed-use development to proceed with construction next month. The development, developed by Lincoln Property Company and Phoenix Property Company, will feature 304 residential apartments, a 294-room Hyatt Place boutique hotel, approximately 12,000 square feet of office space and approximately 18,000 square feet of retail and restaurant space across two new-construction 12-story buildings. Construction is now expected to commence in December and last approximately two years. Parcel K is owned by Massport and located at 315 Northern Avenue in the Seaport District.

Wingate aiming for Q2 2018 groundbreaking on Longwood II Residences, 115 new Mission Hill apartmentsWingate Companies aims to break ground in the second quarter of 2018 on Longwood II Residences, a new residential building in Mission Hill featuring 115 studio, 1-bedroom and 2-bedroom apartment residences. The building would be located next to The Longwood, an existing 14-story, 147-unit apartment building owned by the proponent. Longwood II Residences would feature desirable amenities including a club room, a meeting room, a fitness center, a ground-floor outdoor courtyard and a roof deck. Construction of the building would take 16 months. Wingate has filed a Project Notification Form (PNF) with the Boston Planning & Development Agency (BPDA) proposing to construct Longwood II Residences. The project is now under official review.

$16 million construction financing obtained for 839 Beacon Street, 45-unit apartment development in Fenway Developer Miner Realty, Inc. has obtained $16 million of construction financing for 839 Beacon Street, a 45-unit apartment development with 4,500 square feet of ground-floor retail in the Fenway, allowing for demolition of the existing long-shuttered two-story commercial building to begin. The construction team is now actively demolishing the existing building in preparation for commencement of construction of the five-story building’s foundation. Construction financing for 839 Beacon Street was provided by Northern Bank & Trust Company and arranged by Cornerstone Realty Capital. The $16 million loan is provided with a 10-year fixed rate and a 30-year amortization.
