CO Issued for Residence Inn at Melnea Hotel & Residences Project
A Certificate of Occupancy has been issued for the new 135 room Residences Inn by Marriott along Melnea Cass Boulevard in Roxbury. The hotel is part of the 1.3 acre, Melnea Hotel & Residences project. Still under construction is the 50 unit apartment building that will complete the project. The development also features parking for 65 cars and ground floor retail including a restaurant space in the hotel.
Initial Site work is underway for the upcoming 7-story office building at 1785 Columbus Avenue in Roxbury. The building is set to include just over 135,000 square feet of office space along with 1,500 square feet of ground floor retail and parking for 157 cars. The 2nd and 3rd floors of the building will be used by Horizons for Homeless Children.
Construction Ongoing for 400 Mystic Ave. in Somerville
Exterior work is ongoing for the upcoming mixed-use building along Mystic Avenue in Somerville. The project, just a few minutes from Assembly Row will feature 27 residential units. The ground floor of the building will also include 3,000 sf of commercial space.

Modular boxes have arrived and stacking has commenced for the Nova Residences at the heart of Quincy Center. The new development will feature 171 residential units and around 15,000 sq. ft. of ground-floor retail space. Units will range in size from studios to 2 bedrooms. Residents will have easy access to the MBTA Redline along with Quincy Center's new public green and myriad shopping and dining options.
Nauset Delivers ‘Point 262’ Condominiums in E. Cambridge for Minco
Nauset Construction recently completed Point 262, a LEED Silver pre-certified, luxury condominium development that provides 55 one-and-two bedroom luxury units in close proximity to the world’s most vibrant life sciences market. Each kitchen includes beautiful quartz counters and stainless steel appliances. The first floor is comprised of bicycle storage spaces, the building lobby, community space, and a state-of-the-art workout area. Two common roof decks offer residents a relaxing space to entertain with spectacular views of Boston, Cambridge and beyond. The 20 one-bedroom units average 840 square feet per unit and the 35 two-bedroom units average 1,050 square feet per unit. Many of the condominiums were pre-sold prior to construction, with only six units remaining on the market at press time.

With this additional space, the organization will be able to double the number of young people it employs to over 500. The expanded facility will also be Boston's first energy-positive building, producing more energy than it uses.
Delphi Construction announced the Topping Off of Seascape at Weymouth, MA, a new $30 million luxury waterfront condominium project at Weymouth Neck overlooking the mouth of the Fore River, Hingham Bay and the Hingham Ship Yard.
The Topping Off is a builders’ rite traditionally held when the last beam (or its equivalent) is placed atop a structure during its construction. In the case of Seascape at Weymouth, this milestone was reached when the 6th floor of the 50-unit structure was decked and roofed.
When complete, Seascape at Weymouth will be the South Shore’s newest luxury waterfront residential condominiums offering panoramic and unobstructed ocean views of Hingham Bay, the Boston Skyline, Back River and Hingham Shipyard.
The interior core is in place for the upcoming 171 unit project, Nova Residences, in Quincy Center. Modular boxes will be arriving soon to complete the upper floors of the project. Criterion Development Partners have refinanced their property in Medford known as RE150 for $74.25 million via Northwestern Mutual.
RE150 is located across from 100 Rivers Edge Drive, the first residential building at Rivers Edge, which features 222 apartments and was completed in 2009. RE150 is located a short distance from the Wellington MBTA Orange Line station and Interstate 93, minutes from Downtown Boston and Cambridge. Apartments and retail space at RE150 are now available for lease.
Exterior Finishing Nearing Completion for Residence Inn Roxbury
Exterior finishing is nearing completion for the Residence Inn by Marriott that will be part of the Melnea Hotel and Residences development. The project at the corner of Melnea Cass Blvd and Washington Street in Roxbury will include the 108 room Marriott Hotel along with another six-story 50 unit residential building. There will also be around 8,000sf of commercial space within the development.
Framing is ongoing along Revere Beach for the upcoming mixed-use project at 500 Ocean Avenue. The beachfront property will feature luxury residences and offer over 13,000 square feet of amenity space to include a roof deck with ocean views, bar/lounge, fitness center with outdoor yoga studio, and lap pool.
The site, adjacent to the Blue Line MBTA Station, is part of the master-planned Waterfront Square district, which will also include hotel and retail programming.
Framing Nearing Full Height at 480 Rutherford in Charlestown
Framing is reaching the sixth floor for the upcoming 177 unit building on Rutherford Avenue in Charlestown. The luxury building will feature a mix of studio, 1 and 2 bedroom units along with a courtyard with city views, fitness center, and dog wash station. The project will also include parking for 90 cars and 172 bikes.
Exterior and interior work is ongoing for the upcoming 286 unit luxury building at the intersection of Everett & Chelsea. The Pioneer will feature units ranging from studios up to 3 bedrooms. Construction on the two new multifamily buildings along Border Street is coming to a close with residents expected to move in during the coming months. Along Liverpool Street, exterior work is ongoing for the 15 new townhomes that will be available for purchase. The East Boston development will also feature parking for 37 cars along with ground floor retail space.

The Andi at South Bay is now leasing as work is wrapping up on the first building (Building D) in the project. Wood framing has reached the sixth floor on the upcoming luxury condo building Seascape at Weymouth. The project will feature 50 units, a mix of one and two bedrooms with sweeping ocean views. The project is located on the tip of Weymouth Neck with easy access to the Hingham Shipyard and Route 3.

Construction continues in the heart of Quincy Center for the upcoming Nova Residences. The project will feature modular box design, with boxes set to arrive in October, according to Jonathan Miller, VP of Development and Acquisitions at LBC Boston. The 171 unit project will also feature 15,000 sf commercial space and is expected to be complete in July 2019.
Exterior Work Progresses on The Artists for Humanity Expansion
Work continues on the exterior of the 30,000 square foot expansion of The Artists for Humanity's headquarters in South Boston. The expansion facility will be Boston's first energy-positive building, producing more energy than it uses. The new space will also allow the organization to provide additional space for events, programming, education, and creativity and increase the number of young people the organization can employ to over 500.
Once complete the Artists for Humanity will launch the Liberty Mutual Career Center which will train youth in skills necessary for building trades success and support youth in union apprenticeships.
Interior Finishing Wrapping Up as 31 Orleans expects to Open in Late August
With opening expected in late August, interior working is nearing completion at 31 Orleans Street in East Boston. Luxury units at The Orleans will include 1 beds, duplexes or three bedroom homes with private entrances. The property will also offer a roof deck with Boston views.
Work continues at South Bay town center as an interior fit-out of 5,000 square feet of space to accommodate a new restaurant is underway. The work includes new mechanicals (electrical, plumbing, HVAC, sprinkler, and fire alarm systems). Additionally, a new kitchen, dining room, interior petitions, and drywall interior finishes are being completed.
When complete, the project will include approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. A total of five new buildings will be built. South Bay Town Center will be pedestrian-oriented, with active ground-floor uses and open spaces.

Exterior work is well underway, at the corner of Washington & Melnea Cass Blvd in Roxbury, on the new Melnea Hotel & Residences. This upcoming 126,400 square-foot development project will feature two new buildings, a 6-story Marriott Residence Inn hotel, and a 50-unit residential apartment building. Retail space totaling 8,000 square-feet will be located on the first floor of each building.
Callahan Construction Managers has completed construction on Phase II of AVA North Point in Cambridge. The 265 total unit luxury buildings (2), developed by AvalonBay Communities, features a mix of studio, one, two, and three bedroom residences. Resident amenities include a 24hr fitness center, gaming lounge, pool, elevated courtyard, pet spa, and a bike workshop with a unique DIY space.
The distinct apartments exterior was designed by Kyu Sung Woo Architects Inc. with CUBE 3 Studio designing the interior units. Most feature sliding barn doors, gear walls, utility charging stations, and chalkboard walls. In addition, the apartments include stainless steel appliances, granite countertops, in-unit laundry, and are designed for LEED Silver sustainability.

Callahan completes 20-story Montaje luxury apartment tower at Assembly Row in Somerville
Callahan Construction Managers has completed Montaje for Federal Realty Investment Trust. The 768,000-square-foot luxury apartment and retail development, located at the heart of Assembly Row in Somerville, features a landmark 20-story, 236-foot-tall tower and a 77-foot-tall, six-story, wood framed building. Designed by Stantec, Montaje features 447 studio, one-bedroom, two-bedroom and three-bedroom residences that are outfitted with luxurious finishes, including quartz countertops and stainless steel appliances.
At Montaje’s summit is a top-floor Sky Lounge featuring striking views of Boston and the nearby Mystic River. The Sky Lounge includes an outdoor roof deck, a chef’s kitchen, a dining area and a media/living room. Delphi Construction Celebrates Ground Breaking at Seascape at Weymouth
Representatives of Delphi Construction joined project owner, key stakeholders and government representatives at the official groundbreaking of Seascape at Weymouth, a new 6-story, $30 million luxury waterfront condominium project under construction at Weymouth Neck overlooking the mouth of the Fore River, Hingham Bay and the Hingham Shipyard.
The official ceremony marking the start of construction featured remarks from Mayor of Weymouth, Robert Hedlund, Project Owners David and Joseph Iantosca of Seascape Development, LLC, Architect Ken Hagan of Sheskey Architects, Weymouth Planning Board Director Robert Luongo and Delphi’s Director of Business Development, Tom Howes.
Following the brief speeches, honored guests participated in a symbolic dirt moving ceremony and were presented with engraved commemorative shovels to mark the occasion.

Construction ongoing at 480 Rutherford in Charlestown
Construction is ongoing at 480 Rutherford Avenue - named “The Harvey” - in Charlestown. The development is an approved 177-unit residential apartment building with 10,500 square feet of ground-floor retail located in Charlestown's Sullivan Square steps to the MBTA Orange Line and is slated for completion in 2019.
The building will include 67 studios, 81 one-bedrooms and 29 two-bedrooms. Resident amenities will include an outdoor courtyard with city views, a fitness/yoga studio, a social lounge and a dog wash station. A 90-space vehicle parking garage will be located at-grade and underneath the building. Gate Residential Mortgages 500 Ocean Ave Development
Boston based, Gate Residential, has mortgaged the property at 500 Ocean Ave in Revere for $65 million. The group has received the funds for the beachfront development from PNC Bank.
The current project at 500 Ocean Ave is a mixed-use development that consists of an apartment building with shared amenities and retail on a 2.4-acre parcel. The parcel is part of the master-planned Waterfront Square district, which will also include hotel and retail programming.
Dallas-based Invesco Real Estate has acquired the property at 75 Moulton Street in Cambridge for $17.95 million. The site features a newly renovated 37,500-square-foot lab and R&D building with state of the art lab infrastructure. The building is located within Fresh Pond Technology Park near the Alewife MBTA Red Line station.
Exterior framing and drywall are going up at South Bay Town Center as they aim for a summer 2018 opening. The project will include approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. A total of five new buildings will be built. South Bay Town Center will be pedestrian-oriented, with active ground-floor uses and open spaces.
Callahan Inc. has been selected as the General Contractor for 500 Ocean Ave - Waterfront Square Project, a new apartment development located in Revere, MA.
When completed in the winter of 2020 the project will consist of one apartment building, seven stories tall, inclusive of two courtyards, a lap style pool and (2) retail areas. There will be 305 residential units.
The amenities are located throughout the building on the first and third levels. The first level houses a reception area, cardio room, strength training room, on demand room, dog wash, package room and (3) offices. The third level includes an extensive lounge with an outdoor deck along with a pool and lounge area.

Finishing touches underway at AVA North Point luxury apartments in East Cambridge, built by Callahan Construction Managers
The exterior facade of AVA North Point, a new six-story, wood framed, 265-unit luxury apartment community, has been completed. The complex, developed by AvalonBay Communities and built by Callahan Construction Managers, is set to open this summer. In addition to the façade completion, finishes are currently being installed within apartments that include granite countertops, stainless steel appliances, hard surface flooring and in-unit washers and dryers. Common spaces, including lounges, a fitness center, landscaped elevated courtyards and a swimming pool are also being fit out.
AVA North Point will feature studio, one-, two- and three-bedroom apartments, efficiently designed to LEED Silver sustainability specifications. The community will also include a 3,000-square-foot ground-floor retail space and three levels of underground parking. Foundation construction of Quincy Center mixed-use development underway
The foundation of Nova Residences at Quincy, a 171-unit apartment development with over 15,000 square feet of ground-floor commercial space located in burgeoning Quincy Center, is now being constructed. The project site has been graded, and concrete is being poured in order to construct the foundation's deep footings. In the coming months, vertical construction of the seven-story building will begin.
Nova Residences at Quincy is expected to open in 2019 and will encompass 153,000 square feet. The building will include a new public ground-floor, all-weather galleria linking Hancock Street to a new 650-to-700-space public parking garage that will be built by the City of Quincy. 50 seaside condominiums breaking ground on Weymouth waterfront
Seascape at Weymouth, a 50-unit luxury condominium development located at Weymouth Neck overlooking Boston Harbor, is set to break ground this month. Initial site work is expected to begin this month, and construction of the six-story building is expected to last just over one year. Seascape at Weymouth is anticipated to be delivered in Spring 2019. The $20 million building will feature 14 one-bedroom and 36 two-bedroom residences, with luxurious finishes and sweeping ocean views throughout.
Facade finishing underway at 31 Orleans Street apartments in East Boston’s Jeffries Point
The four-story structure of 31 Orleans Street, a new-construction 14-unit apartment development located in East Boston’s Jeffries Point neighborhood steps from the East Boston Waterfront, has been fully sealed. All windows have been installed, and the wood-framed structure has been enclosed with moisture-resistant cladding.

Callahan Construction Managers has completed Meriel Marina Bay, a 352-unit luxury apartment community located on the Quincy waterfront overlooking Boston Harbor. Meriel Marina Bay, developed by Hines, features studio to three-bedroom apartments available for immediate lease, and also includes a new extension of the Marina Bay public waterfront with 20,000 square feet of retail space.

Coppersmith Village’s two multifamily buildings along Border Street, which will feature 56 rental apartments located steps from the East Boston Waterfront, have topped off at five stories tall. Along Liverpool Street, the foundation of 15 ownership condominium townhouses are being constructed. Green Zip R sheathing has been fully installed along the multifamily buildings’ facades, and exterior balconies have been framed. Installation of the multifamily buildings’ windows is expected to begin imminently, and roofing work is nearing completion. Once the multifamily buildings are sealed, interior finishing work will be able to commence. Construction of the townhouses’ wooden structural frames is expected to begin later this month. The Pioneer, upcoming 286-unit luxury apartment development in Everett, secures joint venture equity and construction financing
Joint venture equity and $57.45 million in construction financing have been secured for The Pioneer, an upcoming 286-unit luxury apartment development located in Everett steps from the new MBTA Silver Line Extension and Commuter Rail stations at Mystic Mall in Chelsea. Working on behalf of The Pioneer developer Post Road Residential, Colliers International’s Boston Capital Markets Group arranged a joint venture partnership for the project with CrossHarbor Capital Partners LLC, as well as construction financing through TD Bank N.A. and People’s United Bank. Callahan Construction Managers has completed RE150, a 282-unit new-construction luxury apartment complex along the Mystic River in Medford, the latest residential building at the 30-acre Rivers Edge mixed-use development. Harvard proposes new ArtLab arts collaboration space along Western Avenue Corridor in Allston
Harvard has unveiled plans to construct ArtLab, a new arts collaboration space within the University’s growing Allston campus along the booming Western Avenue Corridor. The 9,000-square-foot space would nurture arts including film, theater, dance and media, with spaces including sound editing stations, an audio recording studio and space for rehearsal, improvisation and informal performance. “The ArtLab will be more than just a space — it will be an important addition to Harvard’s burgeoning arts environment, a home where faculty, staff and students can engage in the kinds of interdisciplinary collaboration both within and beyond the curriculum that is a hallmark of Harvard’s strong and diverse arts community,” said Harvard President Drew Faust in a prepared statement.
ArtLab would be located at Barry’s Corner, the intersection of North Harvard Street and Western Avenue in Allston, steps from Harvard’s under-construction $1 billion, 535,000-square-foot Science and Engineering Complex and recently completed 15,000-square-foot Life Lab, as well as multiple new development projects. The building would be located across from the recently completed $150 million, 350,000-square-foot Continuum development, home to a newly opened Trader Joe’s supermarket, and just down the street from Telford 180, a recently completed 85-unit condominium building that sold out pre-completion.
In the coming months, Harvard will file plans with the Boston Planning & Development Agency (BPDA) formally proposing ArtLab. if approved, construction of ArtLab could begin as early as summer 2018, with completion in early 2019.
BPDA approves switch from apartments to condominiums for 99 Tremont Street
The Boston Planning & Development Agency (BPDA) has given Saracen Properties approval to market 62 newly constructed residences at 99 Tremont Street in Brighton as condominiums, as opposed to apartments as originally approved. Eight condominiums at 99 Tremont Street will be designated affordable. Saracen’s decision to switch 99 Tremont Street to condominiums from apartments comes in light of the Allston-Brighton condominium market’s strong recent performance, including the 85-unit Telford 180 new-construction condominiums selling out pre-completion. A number of new condominium buildings have since been proposed for Allston-Brighton, including 46 units at 46 Hichborn Street and 82 units at 70 Leo M. Birmingham Parkway.
Ground broken on 177 apartments in Sullivan Square
A groundbreaking ceremony was held Tuesday morning for 480 Rutherford Avenue, an upcoming 177-unit apartment building located in Charlestown’s Sullivan Square. 480 Rutherford Avenue will contain studio, one-bedroom and two-bedroom residences, 23 of which will be affordable. The LEED Platinum-certifiable 480 Rutherford Avenue will be the first residential building at Hood Park, a 20-acre development permitted for over 1.1 million square feet of new construction. “Expanding upon the success of the commercial redevelopment of Hood Park, we are excited to bring a residential component to the project,” said Chris Kaneb, manager of project developer Hood Park LLC. “It will undoubtedly bring a 24/7 vibrancy to the park, achieving our organization’s long-range vision for a complete, mixed use transformation." Completion of 480 Rutherford Avenue is anticipated in 2019. The building is located steps from the MBTA Orange Line and a short drive to Downtown Boston.

Edens acquires junk company site at gateway to South Bay Town Center development for $3.6 million
Edens, developer of the $200 million, 720,000-square-foot South Bay Town Center project in Dorchester, has acquired the 0.2-acre site of the Lenox Junk Company, located at the future gateway to South Bay Town Center, for $3.6 million. The parcel, located at 1170 Massachusetts Avenue at the corner of Allstate Road, presents an unprecedented opportunity for Edens to construct an engaging, appropriate gateway for South Bay Town Center, a pedestrian-oriented development which will feature approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. 1170 Massachusetts Avenue’s seller is Core Investments, who acquired the site for $900,000 in May 2013. Core Investments is currently developing the nearby $400 million, 735,000-square-foot Washington Village mixed-use development in South Boston’s Andrew Square.
Helical Drilling provides ground improvement solution at South Bay Town Center development in Dorchester
Helical Drilling has completed ground improvement at the 720,000-square-foot South Bay Town Center mixed-use development in Dorchester. Ground improvement was necessitated by South Bay's geotechnical composition of unstable urban fill, including up to 15 feet of loose-to-medium dense granular fill with ash, slag, cinders, and brick underlain by up to 10 feet of soft organic silt and followed by medium dense sand and gravel. In order to strengthen the soil, Helical Drilling installed Geopier® Rammed Aggregate Pier® Elements (RAPs), providing both spread footing support and slab-on-grade support. GeoConcrete® Column Rigid Inclusions (GCCs) were used in areas with thicker organic deposits and high footing bearing pressures.
Upon completion in 2018, the 10-acre South Bay Town Center will feature 475 apartment residences, 120,000 square feet of retail space, a 60,000-square-foot AMC cinema, a 130-room addition to the existing Holiday Inn Express hotel and three precast concrete parking garages. Foundation work nearing completion at East Boston’s Coppersmith Village, featuring rammed aggregate piers installed by Helical Drilling
The foundation of Coppersmith Village, a $33 million mixed-use development in East Boston featuring 71 residences and approximately 3,000 square feet of ground-floor retail, is nearing completion, with Helical Drilling about to complete installation of Geopier® Rammed Aggregate Pier® (RAP) elements in the development’s soil. RAP elements reinforce unsuitable soils, providing an improved subgrade in order to support conventional shallow footings and slab-on-grade floor loads. RAPs are particularly suitable for sites with caving soils, contaminated soils and/or shallow groundwater and provide enhanced stiffness of relatively soft soil layers, making RAPs an optimal choice to reinforce foundations of development projects built on sections of Boston, for instance the East Boston Waterfront, which were constructed through land-making with urban fill. RAP installation also generates little to no excess spoils and eliminates the need for casing or dewatering.
The foundation of Coppersmith Village’s south mixed-use building is complete; the building’s first-floor steel podium has been erected, and elevator shafts are about to top off at five stories tall. The south building’s concrete foundation base slab will be poured in mid-September, after which the top four floors will be framed with wood. Coppersmith Village's north mixed-use building’s foundation has been 80%-installed, and elevator shaft erection has begun. The north building’s steel podium will be erected starting the first week of September. Helical Drilling has completed installation of RAPs in the foundations of both mixed-use buildings, which are located along Border Street, and will install RAPs in the future foundation of Coppersmith Village’s 15 townhouse residences, which will be located along Liverpool Street, starting the first week of September. Boston East apartments facade nears completion, interior finishing underway
Nearly all brick and metal panel exterior finishes have been installed along the six-story facade of Boston East,
an upcoming 200-unit luxury apartment building situated on the East Boston Waterfront. Boston East's exterior has been fully fireproofed, and all windows are in place. Inside the building, installation of luxurious reisdence and common space finishes is well underway. Boston East is expected to open this Fall. Helical Drilling completes ground improvement at future site of Holiday Inn along Mill Creek in Chelsea
Helical Drilling has completed installation of Geopier GeoConcrete Columns (GCCs), rigid inclusion ground improvement elements that enhance unsuitable soil conditions, at the future site of a Holiday Inn hotel opening in late 2018 along Mill Creek in Chelsea. The high-stiffness columns were installed to depths of 60 feet, strengthening the site’s soil in order to allow for conventional shallow footing and slab-on-grade foundation construction.
Use of GCCs is ideal for sites such as Mill Creek and its’ surroundings, which have underwent significant decontamination and have been vastly improved in recent years. GCCs, combined with engineered footing pads installed atop the columns, provide a significantly strengthened subgrade, allowing for traditional shallow footing support on sites with softer, weaker soil or shallow groundwater. The columns work together with surrounding soil to transfer heavy loads below soil down to suitable geotechnical bearing.
GCC installation is clean and efficient, generating little to no spoils without the need for casing or dewatering. GCCs are also a cost-effective alternative to traditional driven piles, allowing for rapid installation on shorter construction schedules.
The new, full-service Holiday Inn will open in late 2018 and feature 124 rooms, as well as a restaurant with waterside outdoor seating. Watermark Development acquires 0.69 acres in Roxbury for $4 million, allowing approved office development to proceed
Watermark Development has acquired a 0.69-acre property in Roxbury for $4 million, allowing the developer to proceed with construction of the approved 139,200-square-foot 1785 Columbus Avenue office building. Two single-story commercial buildings stand on the property, located at 0 Dimcock Avenue and 1837 Columbus Avenue; both buildings will be demolished. Watermark received approval from the City of Boston’s Zoning Board of Appeals (ZBA) in May to construct 1785 Columbus Avenue. The building will be built on a total of 0.91 acres, 0.22 of which were owned by Watermark prior to the development’s approval. 1785 Columbus Avenue will feature office space for Horizons for Homeless Children and other social service programs, in addition to ground-floor retail. Construction of 1785 Columbus Avenue is anticipated to commence in the 4th quarter of 2017, with completion expected in the 2nd quarter of 2019.

Artists for Humanity breaks ground on South Boston headquarters expansion
A groundbreaking ceremony for Artists for Humanity’s 30,000-square-foot expansion of its’ South Boston headquarters was held last Thursday (July 13th). The expansion will allow Artists for Humanity, a national leader in youth arts enterprise whose mission is to bridge economic, racial, and social divisions by providing under-resourced urban youth with the keys to self-sufficiency through paid employment in art and design, to employ over 500 teens yearly, doubling the organization's current employment capability. Boston's first energy-positive building, Artists for Humanity’s expansion wing will be located adjacent to its’ existing 23,500-square-foot South Boston headquarters and will feature new studio, gallery and event space. The expansion will also contain the Liberty Mutual Career Center, a new initiative that will provide youth with skills necessary to succeed in building trades. Renovations are complete at 75 Moulton Street, a newly renovated 37,500-square-foot lab and R&D building in Cambridge located a short distance to Alewife Station and now leasing. Renovation work included reinforcement of the building’s pile-supported foundation and columns in order to support a higher roof load given 75 Moulton Street’s state-of-the-art HVAC, roofing and facade upgrades; Helical Drilling installed high-capacity STELCOR® micropiles, an optimal solution for achieving high axial load capacity in limited access and overhead clearance applications such as existing buildings.
STELCOR® micropiles can be efficiently installed with no vibration or spoils, ideal for repositioning of existing buildings. The piles are smaller and more space-efficient than traditional piles, and offer a lower overall cost per kip of support. Sephora opens in Boston’s Faneuil Hall Marketplace Pavilion, Helical Drilling provides helical pile geotechnical design/build solution
The replacement of an aging 1970s retail structure at Faneuil Hall Marketplace downtown with a gleaming new pavilion featuring a sweeping glass curtain wall is now complete, with a new Sephora high-end cosmetics store now open. The project presented a unique construction challenge given its’ small footprint and location in a popular historic neighborhood constantly bustling with tourists and office workers. Furthermore, the site is located in an area of Boston created with urban fill, which can be unstable if not properly reinforced. The associated transportation needs to replace existing urban fill would have been unsuitable for Faneuil Hall Marketplace’s tight, busy urban location. Accordingly, it was deemed necessary to install piles on the site in order to strengthen the soil.
Traditional pile driving, which is very loud and requires large equipment to perform, not to mention very long individual piles, would not have been ideal for Faneuil Hall Marketplace. Accordingly, geotechnical design/build specialist Helical Drilling was brought in to install helical piles, smaller, more space-efficient foundation elements that can be very cost-effective in a tight urban environment such as Faneuil Hall Marketplace. Helical Drilling performed the helical pile installation in just eight days, allowing the project to proceed quickly, on budget and on schedule. The result is a new modern landmark for Quincy Market that will serve the district for years to come. A groundbreaking ceremony was held for 112 Rantoul Street this past Wednesday (June 14th, 2017) on the project site, where initial site preparations to construct the six-story building’s foundation have begun. 112 Rantoul Street will feature 67 market-rate apartment residences with approximately 4,500 square feet of ground-floor retail/commercial space. Given the building’s location adjacent to a commuter rail station in the heart of Downtown Beverly, no new vehicle parking will be built on site; parking will be available in the station’s existing garage. 112 Rantoul Street’s structural frame will be comprised primarily of wood framing, which will be constructed above a steel podium. Brickwork has been installed along a large section of Boston East’s six-story facade facing Border Street. The building is fully framed, and fireproofing, weatherproofing and windows have all been installed along Boston East’s facade. Inside the building, fit-out of residences and common spaces has begun.
Developer Trinity Financial has begun accepting applications for Boston East’s six artist live-work residences, which will be rented to households earning no more than 70% of Area Media Income (AMI); Boston East will include a ground-floor local artwork gallery. Artist residences will be available for $1,450 per month; rents for market-rate residences at Boston East will range from $2,000 to $4,700 per month, averaging $2,900 per month. Initial demolition work is just about complete at Coppersmith Village, with only one partially-demolished structure left to clear. Following completion of demolition, work to construct foundations for Coppersmith Village’s two rental apartment buildings and 15 individually-owned townhouses will commence. Framing of PORT45’s five-story superstructure is well underway and has reached full height along A Street. The building's steel base has been fully framed, with the concrete foundation fully poured. Installation of prefabricated wood panels is underway above the base in order to frame PORT45's 105 contemporary luxury condominium residences, which are on sale and 60%-reserved. Located in South Boston steps to Broadway Station, the South End, the Seaport District and Downtown Boston, PORT45 will feature residences ranging from one to three-plus bedrooms, in addition to 3,400 square feet of ground-floor retail. Zoning Board approves 1785 Columbus Avenue, 139,200-square-foot social services office building in Egleston Square
1785 Columbus Avenue, a new 139,200-square-foot building featuring office space for Horizons for Homeless Children and other social service programs in addition to ground-floor retail, was approved by the City of Boston's Zoning Board of Appeals (ZBA) today. The building has now received all necessary approvals and can proceed with construction, which is anticipated to start in the 4th quarter of 2017. Completion of 1785 Columbus Avenue is expected in the 2nd quarter of 2019.
Groundbreaking held for 171-unit apartment development in Quincy Center
A groundbreaking ceremony was held today for Nova Residences of Quincy, a 171-unit apartment development with over 15,000 square feet of ground-floor commercial space located in the heart of Quincy Center. Previously proposed as a 171-room hotel, the 153,000-square-foot building, located at 1500 Hancock Street, is expected to open in 2019 and will include 36 second-floor apartments that could be converted into hotel rooms should demand arise.
Foundation construction underway at Dudley Square’s Melnea Hotel and Residences
Excavation and concrete pouring are underway at the 1.3-acre Melnea Hotel and Residences site in Roxbury’s Dudley Square in order to construct the foundations of two new buildings. The Melnea Hotel and Residences project will construct a six-story, 108-room Marriott Residence Inn hotel and a six-story, 50-unit apartment building on a long-vacant parcel at the corner of Melnea Cass Boulevard and Washington Street. 75 Moulton Street, a newly renovated 37,500-square-foot lab and R&D building located in Cambridge near Alewife Station, is set for completion this June. Located within Fresh Pond Technology Park, 75 Moulton Street offers a top-quality, well-located, lower-cost alternative to lab and R&D space in Kendall Square and the Seaport District and is now leasing. The Davis Companies, developer of 75 Moulton Street, broke ground in February on Alewife Research Center, a 223,000-square-foot lab and R&D building located across from Alewife Station.
TA Realty acquires newly-built, 180-unit Deco luxury apartments in Quincy for $68.5 million
Real estate investor TA Realty of Boston has acquired Deco, a 180-unit luxury apartment development completed in 2016 located across from the Quincy Adams MBTA Red Line station, for $68.5 million, or $380,556 per unit. Developer Cabot, Cabot & Forbes acquired the 2.3-acre parcel on which Deco is built for nearly $10.4 million ($10,391,456), or $4,518,024 per acre, in May 2014 and paid around $36 million to develop the building. Lincoln Property Company will take over as Deco's property manager; Deco was previously managed by The Bozzuto Group.

Construction of wood superstructure framing is well underway at Avalon NorthPoint Phase Two, a new mixed-use building located across from the Lechmere MBTA Green Line station, and will soon reach its’ full height of six stories. The first section of Avalon NorthPoint Phase Two’s post tensioned concrete podium structure, which will house the building’s ground floor lobby and retail space and is serving as the wood framing’s base, is complete. New social services office building proposed in Egleston Square
Watermark Development is proposing to construct a 7-story, 139,200 square foot building at 1785 Columbus Avenue in Roxbury's Egleston Square with office space occupied by Horizons for Homeless Children and other social service programs. Construction of 1785 Columbus Avenue is anticipated to commence in the 4th quarter of 2017, with anticipated completion in the 2nd quarter of 2019. Weatherproofing underway at East Boston's Boston East development
The 6-story Boston East superstructure on the East Boston Waterfront is being weatherproofed and prepared for installation of windows. Structural framing for the cinema and precast parking garages at the upcoming 720,000 square foot mixed-use South Bay Town Center, opening 2018 in Dorchester, is rapidly rising. A new parking garage is 25% erected, and interior structural framing is being installed to construct individual cinema screening halls. Site work is underway to construct the project's residential component, with the construction team at work installing site utilities and removing excess soils in order to commence foundation work. Developer LBC Partners proposes to construct a 171-room hotel in the heart of Quincy Center at 1500 Hancock Street. The hotel is now under review by the City of Quincy and would be built on the site of an existing vacant retail strip owned by LBC and a portion of an adjacent city-owned parking lot, the same lot on which the 15-story Chestnut Place tower is proposed. The city is considering a land swap agreement in which the city would provide LBC with 10,196 square feet of the lot in exchange for a 2,535 square foot strip of land located in front of the existing retail buildings and 3,122 square feet of land behind the buildings. Per the agreement, LBC would also have the option to construct residential apartments at 1500 Hancock Street instead of a hotel.
Wood framing of Boston East’s six-story superstructure is well underway and has reached as high as the fifth story at the north wing of the East Boston Waterfront development and the second story at the south. Steel erection of Boston East’s ground-floor podium and center pedestrian atrium is complete. Masonry elevator cores have topped off for both building wings. Melnea Hotel and Residences developer obtains Roxbury hotel development site and financing
The Melnea Hotel and Residences development team has closed on the long-term lease of the city-owned Roxbury site on which the $38 million mixed-use project will be built. The team also closed on nearly $30 million of financing, allowing construction of the project to proceed in earnest. Initial site work is now underway at the 1.3-acre Melnea Hotel and Residences site on Melnea Cass Boulevard in Roxbury’s Dudley Square neighborhood. Urbanica will develop the property, and Colwen Management will manage the hotel.

East Boston’s Coppersmith Village development closes financing, site work starts
Coppersmith Village developer Neighborhood of Affordable Housing, Inc. (NOAH) closed Friday (December 16th) on over $26 million of funding, allowing the 71-unit mixed-income East Boston Waterfront development to proceed. Financing for Coppersmith Village is provided by the State of Massachusetts and East Boston Savings Bank. Site work at the Coppersmith Village site is now underway following completion of the project’s construction agreement earlier this month. Construction will last 18 to 24 months and will replace a vacant, deteriorating industrial site with housing and retail. Demolition of the industrial building will commence later this month or in early January. Tocci Building Companies is the project’s general contractor.
Montaje, Assembly Row’s next luxury apartment community, opening mid-2017
Montaje, 447 luxury residential apartments at Somerville’s Assembly Row, will begin leasing in Spring 2017 in anticipation of a mid-2017 opening. Formerly known as Block 6 at Assembly Row, Montaje’s 20-story tower topped off last month. Exterior and interior finishing are now underway at Montaje in anticipation of leasing.
Concrete foundations are being installed for the future cinema and parking garages at the 720,000 square foot South Bay Town Center development in Dorchester. Across the South Bay Town Center site, which will host five new buildings on former surface parking lots, site work and utility installation are also underway. 35 South Huntington Avenue structural frame construction underway
Superstructure steel has risen four stories out of the ground at 35 South Huntington Avenue, an upcoming six-story mixed-use building in Mission Hill, following successful completion of the building's foundation and precise installation of helical structural piles by Helical Drilling. Helical Drilling's innovative foundation installation methods allowed the construction team to build 35 South Huntington Avenue's foundation, located on a tight lot in dense Mission Hill, while causing little to no vibration.

480 Rutherford Avenue, 177 new Sullivan Square apartments, approved
At Thursday (November 17th, 2016)'s board meeting, the Boston Planning & Development Agency (BPDA) approved 480 Rutherford Avenue. Located in Charlestown's Sullivan Square, the $45 million project will construct a new building containing 177 apartments. Completion of 480 Rutherford Avenue is anticipated in 2019.
A topping off ceremony was held Monday (November 14th, 2016) for Block 6 at Assembly Row, a 20-story development with 447 residential apartments and 40,000 square feet of retail opening in Early 2018 in Somerville’s rapidly growing Assembly Row neighborhood. Representatives of the Block 6 development and construction team gathered to sign the 20-story Block 6 tower’s final steel beam then lifted the beam and connected it to the tower’s top floor.
Block 6, along with neighboring Alloy, will bring increased vitality to Assembly Row. “We are honored to play a role in the advancement of one of the region’s most exciting new neighborhoods in collaboration with such valued partners,” said Patrick Callahan, President of Block 6 General Contractor Callahan Construction Managers. Both Block 6 and Alloy are developed by Federal Realty Investment Trust. The five-story section at the property’s rear is just about topped off, with installation of the last wood framing sections underway. Meriel Marina Bay’s Building Two has reached six stories tall, the building’s full height. The frames of both buildings at Meriel Marina Bay are now being prepared for installation of exterior finishes. Windows have been installed along large sections of both buildings. Meriel Marina Bay will open in Spring 2017 and will feature 352 luxurious residential apartments overlooking Boston Harbor with sweeping views of the Boston skyline.
Geotechnical design/build contractor Helical Drilling prepared the Meriel Marina Bay construction site, which overlooks scenic waterfront Squantum Point Park, for development of the two new Meriel Marina Bay buildings. The existing urban fill on which the Park and its’ surroundings are built was deemed unsuitable for traditional foundation support methods such as over-excavate/replace and deep pile foundations. Accordingly, Helical Drilling installed several hundred Geopeir grouted rammed aggregate pier elements in the Meriel Marina Bay site’s soil. Plans filed for 67 apartments next to Beverly commuter rail
Proponent Sarah Barnat of Barnat Development has filed plans with the Beverly Planning Board proposing to construct a $20 million six-story building on a Downtown Beverly parcel located adjacent to the Beverly Depot commuter rail station; the following is a link to the filed plans and Site Plan Review Application. The building, located at 112 Rantoul Street, would contain 67 residential rental apartments and approximately 4,500 square feet of ground-floor retail/commercial space. The Massachusetts Bay Transportation Authority (MBTA), who owns the 112 Rantoul Street parcel, designated Barnat Development as the parcel's developer in July 2016. Catamount Management Corporation, owner of Hood Business Park in Charlestown's Sullivan Square, has filed a Notice of Project Change (NPC) and a Planned Development Area Development Plan (PDA) with the Boston Redevelopment Authority (BRA) proposing to construct a six-story mixed-use building at 480 Rutherford Avenue in Sullivan Square containing 177 residential apartments and 10,500 square feet of ground-floor retail. 262 Monsignor O’Brien Highway’s 55-car underground parking garage has been excavated. Sheet piles have been installed along the garage’s perimeter to reinforce the foundation, and concrete is being poured vertically to construct the garage’s walls. Concrete footings are also being poured above pile caps along the garage’s base. 262 Monsignor O’Brien Highway will contain 55 one and two-bedroom residential luxury condominiums. J. Derenzo Companies has nearly fully excavated the underground parking structure of Avalon NorthPoint Phase Two, a six-story residential building located steps away from the Lechmere rapid transit station. A total of three levels of underground parking will be excavated. Sheet pile walls reinforced by horizontally-mounted large diameter round steel beams are being used to support the excavated garage. A reinforced concrete foundation is being poured vertically along the garage’s perimeter to support the building’s substructure. Melnea Hotel and Residences site and utility work expected this fall
Banker & Tradesman reports that site and utility work at the Melnea Hotel and Residences site is expected to commence this fall, enabled by a $1.6 million MassWorks infrastructure grant awarded to the project, according to Urbanica President Kamran Zahedi. Urbanica is reportedly in talks with lenders to secure additional financing for the project and is in ground lease negotiations with the Boston Redevelopment Authority (BRA) for the 1.3-acre Melnea Hotel and Residences site located at the corner of Melnea Cass Boulevard and Washington Street, which is owned by the city and state. 206 West, 16 new affordable apartments in South Boston, approved for construction
At last night's board meeting, the Boston Redevelopment Authority (BRA) approved 206 West for construction. Located at 206 West Broadway steps to the Broadway MBTA Red Line station, 206 West will be a new four-story mixed-use building containing 16 affordable residential apartments and 1,050 square feet of ground-floor retail. 206 West will be constructed on what is currently a vacant lot. Demolition by J. Derenzo Companies complete at 45 West 3rd Street
J. Derenzo Companies’ JDC Demolition division has completely demolished the pre-existing industrial building at 45 West 3rd Street in South Boston. The construction team is clearing piles of scrap material and rubble from the construction site to prepare for excavation and foundation work. 45 West 3rd Street will be a four-story mixed-use building with approximately 105 residential units and 3,400 square feet of ground-floor retail space.
Structural steel beams from the pre-existing industrial building have been set aside for salvaging. With the building demolished, J. Derenzo Companies will begin excavation of 45 West 3rd Street’s 109-space underground parking structure. The following are photographs of the 45 West 3rd Street site:

A topping-off ceremony was held for Meriel Marina Bay on June 28th, 2016. The following is a link to the official press release announcing the topping-off. During the ceremony, Meriel Marina Bay's last beam of steel was lifted into place and installed, completing Building Two's structural steel frame. 163 wood-framed residential apartments will now be constructed above Building Two's steel frame. Wood framing is underway on Building One, which will contain 189 apartments.
Located in Quincy's waterfront Marina Bay neighborhood with sweeping views of Boston Harbor and the Boston skyline, Meriel Marina Bay will feature 352 luxury apartments across two new buildings. Resident amenities will include a fitness center, three elevated courtyards and a swimming pool in addition to sweeping ocean and skyline views. The project will also include a public waterfront boardwalk extension and approximately 20,000 square feet of retail.
New parking-free mixed-use building proposed in South Boston
Developers South Boston Neighborhood Development Corporation and Caritas Communities have submitted a Small Project Review Application (SPRA) to the Boston Redevelopment Authority (BRA) proposing to construct 206 West, a new mixed-use building located at 206 West Broadway in South Boston. The proposed building would contain 16 rental residential units, including 9 studios and 7 one-bedrooms, and a ground-floor retail space intended for a coffee shop or similar use. All residential units would be designated affordable, as follows:
At or below 80% of Area Median Income (AMI): 6 units
At or below 60% AMI: 8 units
At or below 30% AMI: 2 units
(Total: 16 units)
No on-site parking spaces would be constructed. Residents would be required to take a "car-free pledge," and discounted public transit passes would be offered. Bicycle racks would be included on site for each unit.

Peterborough Apartments’ exterior shell is complete and sealed with Pella windows. The building is wrapped on all sides with Carlisle CCW-705 air and vapor-proof coating; exterior finishes will soon be installed. Peterborough Apartments’ 10-car parking area, located underneath the building, is complete and can accessed via the rear alley way. Peterborough Apartments will feature 20 two-bedroom residential rental apartments.

Preparations for foundation construction are underway at 35 South Huntington Avenue in Mission Hill. Excavation of the underground parking structure is nearly complete; the entire site has been excavated and graded. Concrete will soon be poured along the sides and base of the parking structure to construct the foundation of a new six-story building with 38 residential units and 7,080 square feet of ground-floor retail.

Nauset Construction begins work on 262 Monsignor O’Brien Highway condos in East Cambridge
Foundation work is underway on the 84,000 square foot condominium project at 262 Monsignor O’Brien Highway in East Cambridge located steps to the Lechmere rapid transit station. Nauset Construction, the project’s general contractor, commenced work in June 2016. The project will feature 55 one and two bedroom residential units.

We would like to extend huge congratulations and thanks to Trinity Financial and East Boston Community Development Corporation on this important milestone. J. Derenzo Companies breaks ground on NorthPoint’s next residential development
J. Derenzo Companies has broken ground on Phase Two of the Avalon NorthPoint residential development project and is excavating the project’s foundation and underground parking structure. Two new buildings will be built as part of Avalon NorthPoint Phase Two containing approximately 285 residential units and 3,000 square feet of ground-floor retail.

NorthPoint master developer DivcoWest acquired the 42-acre master-planned NorthPoint site for $300 million in August 2015. Upon completion, NorthPoint will contain a mix of residential and commercial uses located near Downtown Boston and Kendall Square. A new 355-unit residential apartment tower at NorthPoint, Twenty|20, opened in summer 2015.

Avalon NorthPoint Phase Two is being developed in partnership with AvalonBay Communities and The McKinnon Company. AvalonBay Communities is building a 38-story mixed-use tower, Avalon North Station, across the Charles River from NorthPoint. Avalon NorthPoint Phase Two is located across from both the existing Lechmere rapid transit station and the new relocated Lechmere station planned as part of the Green Line Extension project.

The Boston Redevelopment Authority approved South Bay Town Center for construction at last night's board meeting. Located in Dorchester at the existing South Bay Center shopping mall, the 720,000 square foot mixed-use development project will include approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. Construction of South Bay Town Center could start in the third quarter of 2016.

Artists for Humanity Expansion moves forward with aerogel donation
The Artists for Humanity Expansion is moving forward with Cabot Corporation's donation of $400,000 worth of insulating aerogel. The donated aerogel will play a important role in making the Artists for Humanity Expansion Boston's first energy-positive building; upon completion, the building will generate more energy than it will use.
The donated aerogel will be used to construct the Artists for Humanity Expansion's insulated glass daylighting system. The aerogel will be used to glaze units of glass which will in turn be installed along the building's facade.
The aerogel-insulated glass will maximize the Artists for Humanity Expansion's thermal performance, contributing positively to the building's energy production. The glass will also help bring increased natural light to the building.

Sheet pile wall foundation under construction at Boston East on East Boston Waterfront
Construction of Boston East's sheet pile wall is moving forward swiftly. The sheet pile wall will reinforce Boston East's foundation and underground parking structure. A 120-car underground garage will be built at Boston East.
Once the sheet pile wall is complete, the construction team will excavate the project's foundation and underground parking structure. Excavation equipment has been parked at the Boston East site including excavators and a dump truck. The following are photographs of the equipment:

Approved South Boston development, first acquired for $7.8M, sold for $17.25M to new developer
Local general contracting and development firm Metric Corporation has acquired the approved development site at 45 West 3rd Street in South Boston for $17.25 million. Former owner Spaulding & Slye Investments purchased the site for $7.8 million. Spaulding & Slye Investments guided the site through approval of a new-construction mixed-use building. Ground has not yet been broken on the new building, which was approved for construction in July 2015.
Metric Corporation is owned by builder and developer Geoffrey S. Caraboolad. The 45 West 3rd Street site is located steps to the Seaport District and Broadway Station on the MBTA Red Line. The following is the deed for the sale of the site to Metric Corporation (E & T LLC) for $17.25 million on Friday, April 15th, 2016:
Spaulding & Slye Investments also closed on its' acquisition of the 45 West 3rd Street site on Friday, the same day the site was sold to Metric Corporation. The main parcel, 41 West 3rd Street, was acquired for $7 million. An adjacent home at 68 Athens Street was acquired for a total of $800,000. A single deed, posted above, subsequently transferred ownership of both parcels to Metric Corporation. The team is hard at work transforming a formerly vacant lot into a 62-unit residential development. 99 Tremont Street Apartments will bring an increased residential presence to Oak Square, an eclectic commercial center in Boston's Brighton neighborhood. Boston East parcel transferred to development team for $2 million
A deed was recorded in the Suffolk County Registry of Deeds on December 23rd, 2015 transferring the parcel at 102-148 Border Street in East Boston from the City of Boston to Trinity Border Street, LLC for $2 million, clearing the way for construction of Boston East. We visited the One North of Boston—Phase Two construction site in Chelsea. Callahan Construction has done a beautiful job; the building's finishes are attractive, and the structure, designed by Sheskey Architects, fits well within the existing neighborhood fabric.
We look forward to One North of Boston—Phase Two's anticipated opening in April 2016! Residents will be located in a convenient, walkable setting near downtown Chelsea and shopping options. Downtown Boston is also easily accessible by car or MBTA Commuter Rail, and soon by MBTA Silver Line bus service! Judging by One North of Boston—Phase One's success, One North of Boston—Phase Two is sure to be a great place to live.
