Gilbane Selected as Construction Manager for 225 Wyman Hobbs Brook Management has selcted Gilbane to provide preconstruction and construction management services for the 500,000-square foot speculative building at 225 Wyman St. in Waltham’s Hobbs Brook Office Park. The building will offer the largest contiguous block of class A space in the area. Construction on the 5-story, lab-capable building designed by Gensler will begin in August and be completed in 2021. The project will also include a new parking garage within the Hobbs Brook Office Park to accommodate parking needs for the complex. “We selected Gilbane for their extensive expertise in planning and building laboratory facilities,” Hobbs Brook Management principal architect Brad Cardoso said in a statement. “Gilbane has previously worked with Gensler on projects of this size and they are well-positioned for a successful project.”

Demolition Nearly Complete at 225 Wyman Street in Waltham Demo is wrapping up at 225 Wyman St. in the Hobbs Brook Office Park in Waltham to make way for a new construction, 500,000+ square foot project. Located along 128, in the busy tech/life-science corridor, the floor plates of the building are designed to accommodate office and lab space. On-site amenities will include a cafe, fitness center, and conference space. 225 Wyman is expected to be ready for tenant-fit out in Q1 2021.

Class A renovation of 80,000-square-foot Waltham office building begins Hobbs Brooks Management has begun a full interior renovation of 81 Wyman Street, an 80,000-square-foot office building located in Waltham just off of Route 128. The building and its’ mechanical, electrical and plumbing systems will be improved to LEED Silver sustainability standards, and office space will be renovated to feature LED lighting, open floor plates, floor-to-ceiling windows with abundant natural lighting and elegant glass entries. “We recognized the potential of 81 Wyman to provide vibrant, premium office space and are excited to redevelop this aging asset into a high quality and efficient building,” said Bradley Cardoso, AIA, principal architect for Hobbs Brook Management, in a prepared statement. 81 Wyman Street is lcoated a short drive to Downtown Boston and is located within Hobbs Brook Office Park. Tenants will have access to the Office Park’s on-site management, fitness center, meeting and conference space, shuttle service to the MBTA Red Line at Alewife Station and more.

LEED Platinum certification awarded to new Cimpress North American HQ in Waltham In an official press release published last Friday (September 9th, 2016), developer Hobbs Brook Management and architect Margulies Perruzzi Architects announced that the interior fit out of the new five-story, 315,000 square foot Class A office building at 275 Wyman Street in Waltham, home to the North American headquarters (HQ) of global mass customization leader Cimpress, has earned LEED Platinum energy efficiency certification, the highest efficiency certification awarded by the United States Green Building Council (USGBC). The interior fit out is one of 166 LEED Platinum certified projects in Massachusetts, of which only 31 projects are office or mixed-use/office space. The base 275 Wyman Street building, which opened in October 2015, received LEED Gold certification in May 2016. “When we decided to move to 275 Wyman Street, we were drawn to the sustainable and tenant-focused aspects of a Hobbs Brook Management property, and with MPA’s help, envisioned great potential for innovation in our workspace design,” said Albert Plans, senior director of corporate real estate at Cimpress. “The collaborative efforts of this dynamic project team and their steadfast commitment to achieving the highest level of LEED certification possible for the project, have rewarded us with a superbly designed, environmentally conscious workplace for our team members.”

Route 128 Used Auto Parts site sold to office space developer for $16.5 millionRecently, on June 1st, 2016, office space developer Hobbs Brook Management acquired the 9.4-acre Route 128 Used Auto Parts property at 40 Green Street in Waltham for $16.5 million as recorded in the Middlesex South Registry of Deeds. The property is currently used as an automotive scrap yard; a 4,000 square foot warehouse is located on site with prime visibility from the adjacent Route 128. 40 Green Street is located off of Route 128's Exit 26 a short drive from Boston and multiple office locations. Hobbs Brook Management owns and manages 14 office properties in Waltham along Route 128 and celebrated the grand opening of its latest Waltham project, 275 Wyman Street, in October 2015.
