Established in 1985, Khalsa Design, Inc. (KDI) is an award winning design firm specializing in Multifamily Housing, Hospitality and Mixed Use developments. Located in Somerville, MA KDI works with developers and city officials across New England. Construction Ongoing for Beacon Street Hotel in Somerville Construction is ongoing for the upcoming 35 suite boutique hotel along Beacon Street just outside Porter Square in Somerville. The hotel will also include 29 parking spaces in an underground garage along with restaurant space on the ground floor. The Beacon Street hotel will be Hay Creek Hotels second project in the area, they opened the Porter Square Hotel in 2016.

Everett Development Site Acquired for $2.49 Million Boston Pinnacle Properties has acquired the approved development site at 10-16 Everett Street in East Boston for $2.495 million. The approved residential building will feature 19 for-sale condominiums located steps to Maverick Square and the MBTA Blue Line. Everett Street Residences will contain 6 one-bedroom and 13 two-bedroom condominiums, most with exterior decks. Two condominiums will be designated affordable. A ground-floor garage will contain 21 parking spaces and 25 bicycle racks.

Nauset Delivers ‘Point 262’ Condominiums in E. Cambridge for Minco Nauset Construction recently completed Point 262, a LEED Silver pre-certified, luxury condominium development that provides 55 one-and-two bedroom luxury units in close proximity to the world’s most vibrant life sciences market. Located within walking distance from life science epicenter Kendall Square and Mass General Hospital, and adjacent to Twin City Plaza, the 270,000 square-foot grocery-anchored retail center, Point 262 received a walkability score of 84, a transit score of 87, and a bike score of 91 (Biker’s Paradise) from WalkScore, a leading provider of neighborhood data to the real estate industry. “We loved the location because it’s so walkable,” said Managing Director Eric B. Loth, Jr. of Minco, Inc., owner/developer of Point 262. “The enormous amount of jobs being created in Kendall Square is driving the demand for condominiums in this market, and Nauset really delivered for us on a complex build.” The seven-story, 84,000 square foot complex was constructed at 262 Monsignor O’Brien Highway (formerly home to Lechmere Auto Wash Centers), a tight, zero-lot-line urban infill site. Designed by Somerville-based Khalsa Design, Inc. (KDI), the units feature gray glazed birch flooring, LED fixtures, high-efficiency HVAC, and balconies or terraces for each unit. Each kitchen includes beautiful quartz counters and stainless steel appliances. The first floor is comprised of bicycle storage spaces, the building lobby, community space, and a state-of-the-art workout area. Two common roof decks offer residents a relaxing space to entertain with spectacular views of Boston, Cambridge and beyond. The 20 one-bedroom units average 840 square feet per unit and the 35 two-bedroom units average 1,050 square feet per unit. Many of the condominiums were pre-sold prior to construction, with only six units remaining on the market at press time. "We worked diligently with KDI and Nauset to create an energy-efficient, modern statement building for East Cambridge," said Loth. “Our familiarity with the preconstruction process in the City of Cambridge, as well as our experience working with tight urban infill sites, served us well on this project,” said Nauset President, Anthony Papantonis. Since the end of the recession, Nauset has completed or is currently working on a dozen multifamily and mixed-use projects in Cambridge.

The demolition will make way for the approved Everett Street Residences.  The new development will include 19 condo units, a mix of one and two bedrooms.  There will also be parking for 21 cars on site.  The project is located just steps from Maverick Square.

Roslindale Development Site Refinanced City Realty Boston has refinanced their development site for $4.475 million via Webster Five bank. The Roslindale property is the site of a proposed residential building located in Roslindale Square containing 14 two-bedroom units ranging from approximately 800 to 1,000 square feet in size.  The project has experienced multiple delays since its proposal in the fall of 2016.

City Realty Completes Somerville's Broadway ResidencesSomerville, MA, March 20th, 2018 City Realty has completed construction for Broadway Residences, a transit-oriented development that will provide 18 units of rental housing along with ground floor retail space in one of Greater Boston’s hottest neighborhoods. The project, located at the corner of Broadway and Mt. Pleasant St, also includes relocating a 19th century house designated as historic by the Somerville Historic Preservation Commission, which will be converted into two rental apartments. The new community will offer its residents many local conveniences for shopping, dining and easy access to public transportation and parks. Somerville-based Khalsa Design Inc. is responsible for the design work and Nauset Construction is the general contractor responsible for completing construction.“We’re looking forward to welcoming new tenants to an already vibrant neighborhood, while helping to revitalize an underutilized stretch of a major road steps away from a transit hub,” said Fred Starikov, Cofounder and Managing Partner of City Realty, developer of the project.The new five-story building features 11 apartments, two retail spaces, a parking garage, and bike storage area where a blighted one-story retail structure previously stood. The apartments are comprised of two and three-bedroom units (including some with balconies). The neighborhood is located in a bike-friendly area featuring flat streets with some bike lanes, and is within a three-minute walk to Sullivan Square Station, (a major transportation hub) which has earned it an 82 out of 100 Bike Score and an 84 (out of 100) Walk Score. The historic house, built in 1841, was moved a short distance on the site and placed onto a new foundation. A four-car garage was added to the rear of the home. Clapboard siding with wood-replicated trim clads the exterior façade of the home and true divided light windows were replaced to retain the character of the period.
