South Coast Improvement Company wins $5.25M renovation of 1080 Beacon Street, Brookline
South Coast Improvement Company (SCI), a design-build general contractor serving New England and the Mid-Atlantic states, was recently awarded a $5.25 million project to renovate 1080 Beacon Street in Brookline. South Coast Improvement was contracted by Traggorth Companies, the project management company for the renovation of this historic property.
The core renovation will address a faltering foundation on the 90-plus-year-old building. The current foundation will be reinforced with a new piling system. This will require the gutting of the entire ground floor units. Once the piling system is installed, the project will upgrade parts of the façade and entrance way and rebuild the ground floor units.
As part of the project, South Coast will coordinate with Traggorth Companies’ on-site program manager and the tenants’ association at 1080 Beacon Street, as well as the city of Brookline. Samuels shifts focus of Landmark Center redevelopment to offices from residential, renames project 401 Park
Seeking to capitalize upon the Fenway neighborhood’s emergence as a premier office destination, Samuels & Associates proposes to refocus its’ redevelopment plans for Landmark Center, scrapping plans for an addition containing 550 apartments with a 110,000-square-foot retail podium and instead constructing a 506,000-square-foot building featuring office space and 17,000 square feet of ground-floor retail. Strong demand for office space at the existing Landmark Center, as well as Samuels’ recently completed 237,000-square-foot Van Ness office building, which has attracted technology, data analytics and lab tenants, prompted Samuels to revise the previously approved project plans.
Another factor in the switch to an office focus was Samuels’ decision to preserve Landmark Center’s 1,500-space above-grade parking structure, citing the growing scarcity of parking in the Fenway neighborhood and the high costs of constructing an underground garage. Accordingly, a 110,000-square-foot retail podium that would have been located at the base of the previously approved residential building, which would have replaced the above-grade garage and featured a Wegmans supermarket, has also been eliminated. As part of the currently proposed project, Landmark Center’s existing 978,200-square-foot office and retail component would also be renovated.
Phase One of the Landmark Center redevelopment project, which Samuels has renamed 401 Park, is currently underway with full completion expected in Spring 2019. Phase One will include construction of a new 1.1-acre open space along Park Drive, which is expected to open in mid-2018, as well as creation of new open spaces and public realm improvements throughout the Landmark Center site and a destination food hall featuring local chefs within the existing building.
Pending approval by the Boston Planning & Development Agency (BPDA), who is now reviewing Samuels’ revised proposal, construction of Phase Two, which would feature the new 506,000-square-foot office building, would commence in 2019 contingent upon leasing activity. “Bringing office and lab space to [401 Park] not only meets a clear demand for such space – as evidenced by the success of Van Ness and the early stage tech and creative economy companies that are growing out of the space at [startup incubator Hatch Fenway, located at Landmark Center] – but it also adds to the vitality of the neighborhood,” said Erik Grabowski, executive director of 401 Park development partner J.P. Morgan Asset Management, in a prepared statement. The latest 401 Park project information, including renderings, is posted above.

New eight-story hotel proposed at site of approved South Boston residential development
Developer Evergreen Property Group proposes to construct a new eight-story, 159-room boutique hotel at 248 Dorchester Avenue in South Boston, the site of an approved six-story, 33-unit residential building the developer had previously planned to construct. The new hotel would contain 86,000 square feet of space, in contrast to the residential building’s 43,650; the hotel, like the residential building, would also feature ground-floor retail.
Evergreen reportedly was prompted to change its’ project plans by the Boston Planning & Development Agency (BPDA)’s South Boston Dorchester Avenue Planning Initiative, whose revised zoning allows for additional density and height along Dorchester Avenue, as well as market trends and community input. “The proposed project will provide a distinct hospitality use at a design-forward development that better activates the street frontage along Dorchester Avenue,” said Evergreen Attorney Joseph Hanley in a prepared statement.
An Enterprise Rent-A-Car location is currently located at the proposed project site. Evergreen has filed a Letter of Intent (LOI) to construct the hotel with the BPDA, who is now reviewing the project. A rendering of the approved residential building is posted above; renderings of the proposed hotel have not yet been revealed.

Given the building’s location adjacent to a commuter rail station in the heart of Downtown Beverly, no new vehicle parking will be built on site; parking will be available in the station’s existing garage. 112 Rantoul Street’s structural frame will be comprised primarily of wood framing, which will be constructed above a steel podium. Construction is complete at Serenity Apartments, a new 15-story luxury tower in Mission Hill featuring 195 distinctive residences now leasing. Move-ins at Serenity began earlier this month; the building was 40% pre-leased prior to opening. Churchill Corporate Housing, a short-term corporate housing provider, has leased 24 apartments at Serenity, which is managed by Greystar. Serenity is located steps to Brookline Village and the Longwood Medical Area and features the latest in-demand amenities, including Wi-Fi enabled common areas, a billiard room, meeting and collaborative areas, a private courtyard, a rooftop pool and lounge deck, a barbecue deck and a green roof. Direct-access garage parking with electric car charging stations is available on-site, in addition to Zipcars and bicycle storage. Serenity presents an unprecedented green living option, with LEED Gold energy-efficiency certification and direct access to the MBTA Green Line.
“As we designed the community, we knew we needed to create something special to draw tenants to this corridor from Fenway and other nearby neighborhoods,” said Anthony Nader, Vice President of Serenity developer Longwood Group. “The rooftop pool and amenity area are really something to be seen.” Serenity residents will be located in an area seeing tremendous growth, with a number of development projects planned, under construction and recently completed. “The leasing demand is showing that with a destination asset, that provides a great living experience, prospective residents are willing to move to this side of the Longwood Medical Area,” said Nader. “The growth coming down the Brookline Avenue corridor, with the Children’s Hospital expansion at Brookline Place, Homewood Suites and potentially an additional hotel at Brookline Avenue, has created an exciting area of the city to be in. More restaurants will activate the streetscape, but the neighborhood is already beginning to come alive.”

Developer Samuels & Associates has revealed a new rendering of the upcoming public green space that will replace the current Landmark Center parking lot in the Fenway; this green space will be the first phase of the approved $650 million Landmark Center Expansion development. Construction of the 1-acre green space, which will include a lawn, walking paths, trees and outdoor seating, is anticipated to commence this summer, with completion expected by next summer.

Likewise, plans for a 75,000 square foot Wegmans grocery store included in the 2014 development plan may be revised. "We're still working though that," Sougarides told the Herald.

Minor changes proposed to approved Goddard House development in Jamaica Plain
Goddard House developer Eden Properties proposes minor changes to the approved development plan in light of the area’s geological constraints. Given the costs of excavation and shoring through rocks along South Huntington Avenue and required deep foundations at the site’s sloped rear, the developer proposes a slightly smaller footprint and increased setback from the Jamaicaway for the new building portion of the project. The adaptive reuse of the historic Goddard House building would remain unchanged.
With the proposed changes, the total apartment residence count at Goddard House would decrease by 18 units, to 149 from 167. Total project square footage would likewise decrease by 15,000 square feet, to 150,000 from 165,000. Vehicle parking would decrease by 18 parking spaces, to 65 from 83.
