Resale at The Lancaster luxury residences is Brighton’s most expensive condominium sale ever

A two-bedroom penthouse condominium at The Lancaster, a Brighton luxury building completed in 2015, has sold for $1.055 million, becoming Brighton’s first ever condominium sale north of $1 million. The penthouse went under agreement in only 50 days and closed November 30th, reflecting the increased demand for the rapidly growing Brighton submarket. The penthouse originally sold for $806,750 during 2015 pre-sales, about $638 per square foot. Last month’s sale price represents a per-square-foot increase of about $200; overall, the penthouse’s price rose by more than 30% in just two years.

The penthouse's sale represents the tremendous recent growth in luxury development in Brighton. A second nearby luxury condominium building, The Aberdeen at 1650 Commonwealth Avenue, is now offering 40 condominium residences starting at $600,000, with some priced over $1 million. The 1,264-square-foot Lancaster penthouse features two master suites with ensuite baths and three bathrooms, featuring amenities such as vaulted ceilings, panoramic views, spacious living and dining rooms, a gourmet kitchen with espresso cabinetry and granite countertops, two private decks and two-car tandem garage parking. Construction complete at The Lucas, boutique South End condominium building set within restored church

New Boston Ventures has completed construction of The Lucas, a sold-out 33-unit boutique condominium development that has restored and expanded the historic, 1874-built German Trinity Catholic Church. The former church’s facade has been fully reconditioned, and new windows have been installed within its’ original archways. A multi-story addition adorned with a floor-to-ceiling glass curtain wall has been constructed above the original church, expertly meshing old and new. Luxury condominium residences have been constructed within the resulting structure, all of which sold out months before The Lucas’ completion. Condominiums feature state-of-the-art finishes; within the original church, condominiums feature unique details such as original arched windows. Historic Back Bay mansion will be converted into three $20+ million condominiums

Sheikh Fahad M.S. Al Athel of Saudi Arabia, who acquired the 26,000-square-foot historic Ames Webster Mansion in the Back Bay for $14.5 million in 2013, will convert the mansion into three luxurious condominium residences, including a triplex penthouse, each of which will be priced at over $20 million. The mansion’s renovation is pegged at $35 million, with completion expected in 2019. Construction is now underway per a Wall Street Journal report, with construction crews at work restoring existing murals, stained glass skylights, mosaics and chandeliers and constructing a new underground garage parking area.

PORT 45’s first balconies have been fitted along the building’s facade. Inside the building, framing of individual residences is underway, and concrete is being poured to construct floors. PORT 45’s 105 one-to-three-bedroom luxury condominiums are 65%-reserved and will feature desirable amenities including concierge service, a gym and private indoor and outdoor common spaces. PORT 45 residences are on sale ranging from $599,000 to $1.5 million; approximately 3,400 square feet of ground-floor retail at the building will be available as well. Interior framing underway at The Lucas, condos over 90% sold

Reinforcement of the The Lucas’ historic Roxbury Puddingstone facade is complete, allowing for commencement of interior framing. The Lucas will feature 33 luxury condominium units; according to The Lucas’ website, over 90% of units are sold with only three remaining. The Lucas’ eight-story frame has risen five floors within the existing facade, with the glass rooftop addition soon to follow. The building’s concrete elevator cores have also risen five stories. Interior walls and floors have been framed within The Lucas’ five-story annex along Washington Street, and new wood roofing has been installed. Demolition by J. Derenzo Companies complete at 45 West 3rd Street

J. Derenzo Companies’ JDC Demolition division has completely demolished the pre-existing industrial building at 45 West 3rd Street in South Boston. The construction team is clearing piles of scrap material and rubble from the construction site to prepare for excavation and foundation work. 45 West 3rd Street will be a four-story mixed-use building with approximately 105 residential units and 3,400 square feet of ground-floor retail space.

Structural steel beams from the pre-existing industrial building have been set aside for salvaging. With the building demolished, J. Derenzo Companies will begin excavation of 45 West 3rd Street’s 109-space underground parking structure. The following are photographs of the 45 West 3rd Street site:

Facade reinforcement work underway at The Lucas, units 80% pre sold

Structural repairs and reinforcements are being made to The Lucas' historic facade in preparation for construction of the vertical glass addition. Foundation work is also underway at The Lucas to ensure structural soundness. Steel reinforcements are being installed on the inside of the historic facade's walls.

Per an update on The Lucas' website, condominiums at The Lucas are 80% pre sold.

MetroMark Apartments

Nearly 300 transit-oriented housing units coming to Jamaica Plain's Forest Hills

MetroMark Apartments, a four-building transit-oriented mixed-use development containing approximately 283 rental residential units and 5,000 square feet of retail space, will soon open in Jamaica Plain's Forest Hills neighborhood. The first apartments are set to open in June 2016. MetroMark Apartments is located across from a major rapid transit hub, Forest Hills Station, with multiple public transportation options. The Southwest Corridor bike path and walking trail is also located nearby.

The four buildings at MetroMark Apartments have risen significantly and are now a prominent feature of the Forest Hills streetscape.

Approved South Boston development, first acquired for $7.8M, sold for $17.25M to new developer

Local general contracting and development firm Metric Corporation has acquired the approved development site at 45 West 3rd Street in South Boston for $17.25 million. Former owner Spaulding & Slye Investments purchased the site for $7.8 million. Spaulding & Slye Investments guided the site through approval of a new-construction mixed-use building. Ground has not yet been broken on the new building, which was approved for construction in July 2015.

Metric Corporation is owned by builder and developer Geoffrey S. Caraboolad. The 45 West 3rd Street site is located steps to the Seaport District and Broadway Station on the MBTA Red Line. The following is the deed for the sale of the site to Metric Corporation (E & T LLC) for $17.25 million on Friday, April 15th, 2016:


Spaulding & Slye Investments also closed on its' acquisition of the 45 West 3rd Street site on Friday, the same day the site was sold to Metric Corporation. The main parcel, 41 West 3rd Street, was acquired for $7 million. An adjacent home at 68 Athens Street was acquired for a total of $800,000. Demolition complete at The Lucas

J. Derenzo Companies' JDC Demolition has completed roof and interior demolition at The Lucas. New drone video from J. Derenzo Companies shows load out of wood debris; video embedded below.

Update from J. Derenzo Companies:

136 Shawmut Avenue was the selective interior demolition of the inner wood structure of an 1880's granite block clad church in the heart of Boston's South End. The inner wood structure produced a massive amount of wood debris. A saw cut section of the granite block exterior wall, for future access of underground parking, allowed a skidsteer and small excavator entry to facilitate load out of the materials.
