The proposal for 30 Penniman Road in Allston includes a new seven-story, 46-unit residential condominium building, including two artists live and work units. The building will have 42 parking spaces, consisting of 40 mechanical garage parking spaces and two accessible parking spaces.
As proposed, the 46 residential homeownership units will consist of 40 market-rate units and six Inclusionary Development Policy (IDP) units. There will be a mix of unit-types, with one studio unit, 34 one-bedroom units, five two-bedroom units, four three-bedroom units, and two loft style units with direct access from the street.
The approved project proposal also includes a contribution of $46,000 toward improvements and upgrades to Penniman Park.

A building permit has been issued for an upcoming residential building at 545 East Third St in South Boston.
The project will combine two lots into one lot and erect a new 18-unit residential building, including two affordable units. Resident amenities will include a gym and indoor garage parking on the first floor for 26 cars.

BPDA approves 545 East Third Street, 18 new South Boston condos, for construction
At last night's board meeting, the Boston Planning & Development Agency (BPDA) approved 545 East Third Street for construction. Located in South Boston by the corner of East Third and K Streets steps to East Broadway, the $8.5 million 545 East Third Street will be a new tiered five-story residential building containing 18 condominiums, including two affordable units. 545 East Third Street will now go before the Zoning Board of Appeals (ZBA) for review. Construction of 545 East Third Street could commence in the fourth quarter of 2016.
New developer building 36 Allston condominiums approved in 2011
Penniman on the Park, a 36-unit Allston condominium building approved in 2011, is moving forward with a new development team comprised of Jumbo Capital Management of Quincy and investor Brad Spencer. The new development team secured a $12 million mortgage for 20 Penniman Road on August 19th, 2016 through East Boston Savings Bank; the project cost was pegged at $7.2 million upon approval in 2011. A building permit valued at $8.604 million was issued by the City of Boston on August 22nd, 2016 to general contractor Groom Construction to construct the 42,190 square foot Penniman on the Park.
The new development team also entered a lease on August 19th, 2016 for 14 parking spaces in an adjacent parking lot that will take effect upon the City of Boston's issuance of a Certificate of Occupancy for Penniman on the Park. An easement was also granted to the team by the owners of the adjacent lot; Penniman on the Park's underground parking garage will be accessed through the easement. At this time, a deed has not been recorded transferring ownership of Penniman on the Park to the new development team; this page will be updated with additional information as it becomes available.
In an interview with Banker and Tradesman, Spencer claims that the nearby Boston Landing development and associated MBTA commuter rail station due to open next year were key factors in the new development team's decision to invest in the Allston neighborhood. “The new commuter rail station is definitely the main impetus for us to pursue something there," said Spencer. "We see that area looking totally different in three to five years than it does today." A 93,000 square foot mixed-use building containing 80 rental residential apartments, a 562 square foot ground-floor retail space and a 1,715 square foot startup incubator space is currently under construction across from the Penniman on the Park project site at 61-83 Braintree Street.
Spencer also explained that the approved Penniman on the Park project will be revised to include all-steel construction as well as higher quality finishes than originally planned. Condominiums will be approximately 1,000 square feet in size with starting prices of approximately $650,000. Construction of Penniman on the Park will last approximately 14 months.
22 new residential condominiums proposed in South Boston
Local developer Cedarwood Development has filed a Small Project Review Application (SPRA) with the Boston Redevelopment Authority to construct a new 22-unit residential condominium building at 545 East Third Street in South Boston. Construction of the $8.5 million project could commence in the fourth quarter of 2016. 545 East Third Street, a 10,070 square foot parcel, is located by the corner of East Third and K streets steps to East Broadway. The tiered five-story building would include 19 market-rate units and three affordable units. Residential units would be located on floors two through five, with a 22-car parking garage on the ground floor.
95 Fawcett Street, 44 transit-oriented Alewife condominiums, approved for construction
The Cambridge Planning Board has approved a residential building at 95 Fawcett Street for construction. Developed by KEMS Corporation, who is also building 170 West Broadway and Collins Mansion Condominiums in South Boston, the building will feature 44 condominiums located convenient to the Alewife rapid transit station. 44 resident parking spaces will be constructed on site, down from previously proposed 48 spaces.
95 Fawcett Street will be a transit-oriented development project. Discounted public transit passes will be available to residents along with private shuttle service to Alewife Station. The developer will contribute $25,000 to the City of Cambridge towards planning for an Alewife bicycle and pedestrian bridge and commuter rail station. The developer will also contribute $25,000 to the City of Cambridge towards a Hubway station for the area. An on-site bicycle storage facility with 60 long-term bicycle spaces and eight short-term bicycle spaces will be constructed at 95 Fawcett Street with air pumps, automatic power assist doors and bicycle maintenance tools.

95 Fawcett Street was sold Wednesday to 95 Fawcett Street LLC, a limited liability company registered to Edward Doherty, President of residential developer KEMS Corporation. Sale price was $4,650,000 as recorded in the Middlesex South Registry of Deeds. Seller was 87-89 Fawcett Street LLC, a limited liability company registered to Peter Givertzman, President of furniture company Oriental Unlimited Inc. Oriental Unlimited Inc. has been based at the existing warehouse at 95 Fawcett Street and currently operates at adjacent 68 Moulton Street in Cambridge. 87-89 Fawcett Street LLC bought 95 Fawcett Street in October 2008 for $1,644,000.
