An East Boston apartment development at 917 Bennington Street overlooking Constitution Beach and Boston Harbor has secured a building permit, and is expected to start construction in the coming months. Approved by the City of Boston in 2013, the $10 million development will construct a five-story building featuring 42 apartment residences including studios, one-bedrooms and two-bedrooms, as well as a 45-space vehicle parking garage. The project site is currently vacant, and is the former site of a funeral home that was recently demolished.
24-26 Hichborn Street

Nearly all windows have been installed along the five-story facade of 24-26 Hichborn Street, a 20-unit condominium building located adjacent to the 15.2-acre Boston Landing development in Brighton. The building’s structure has been fully framed, and exterior balconies and moisture-resistant cladding have been installed along the facade. In the coming months, a mix of brick and plank siding exterior finishes will be installed along 24-26 Hichborn Street’s facade, and installation of interior finishes within residences and common spaces will begin. The building will also contain approximately 1,800 square feet of ground-floor retail space, with a 26-space underground vehicle parking garage. Hichborn Partners LLC proposes to construct 46 new condominiums at 46 Hichborn Street in Brighton, steps from the Boston Landing mixed-use development and commuter rail station. Residences would include 6 studios, 7 one-bedrooms, 7 one-bedroom-pluses, 22 two-bedrooms, 3 two-bedroom-pluses and 1 three-bedroom. The building would feature a large common roof deck with a rooftop pool, as well as 13 private roof decks. Additional amenities would include a yoga and fitness room, a community room and a gym. The proponent expects to start construction of the proposed building in Spring 2018 and has filed plans with the Boston Planning & Development Agency (BPDA), who is now reviewing the project. Completion of 46 Hichborn Street is expected in Fall 2019.

Residences would include 16 studios and 6 two-bedrooms, with amenities including a communal roof deck. 11 parking spaces would be provided on site; the MBTA Blue Line is located just minutes away, offering a one-stop commute to Downtown Boston. Flying Cloud has filed plans for 75-85 Liverpool Street with the Boston Planning & Development Agency (BPDA), who is now reviewing the proposed project.

City Point Development of Newton, MA proposes to construct a new mixed-use building at 1120-1132 Washington Street in Dorchester's Lower Mills neighborhood featuring 57 condominium residences and 3,600 square feet of ground-floor commercial space. The proponent aims to start construction of the building early next year. Depending upon market conditions, financing and additional factors, residences could be built as apartments. Commercial space could contain either two professional offices or a locally owned and operated market. Construction of the proposed building would take approximately two years. The Boston Planning & Development Agency (BPDA) is now reviewing the proposed project plans.
933 East Second Street

Exterior finish panels have been installed along large sections of the building, and fit out of the building's residences and common spaces is now underway. The new four-story building will feature 20 new condominium residences with ground-floor restaurant space. 933 East Second Street replaces a vacant single-story concrete office building with a modern building featuring a distinctive exterior facade composed of brick veneer, wood veneer and aluminum paneling, providing the South Boston streetscape with an attractive modern aesthetic. A 40-unit condominium development in Dorchester’s Edward Everett Square, 1258-1272 Massachusetts Avenue, has received all necessary approvals to move forward with construction. The City of Boston’s Zoning Board of Appeals (ZBA) approved the project at Tuesday (December 6th, 2016) night’s meeting. The building is located next to the recently-opened Dorchester Brewing Company. Construction is expected to commence in Spring 2017.

Located in Dorchester, the $12.5 million 1258-1272 Massachusetts Avenue will consist of two new six-story mixed-use buildings containing 40 residential rental apartments, including five affordable units, and approximately 1,500 square feet of ground-floor retail. 1258-1272 Massachusetts Avenue will now go before the Zoning Board of Appeals (ZBA) for review. Construction of 1258-1272 Massachusetts Avenue could commence this year.

Construction of the $12.5 million project could commence this year, and the buildings would be completed in the fourth quarter of 2017.
