Interior Finishing Ongoing for The Heights at Haverhill
Modern interior finishes are being installed within the new 10-story riverfront tower in downtown Haverhill. The Heights will feature 42 loft-style apartments along with a host of amenities including a sky-lounge and roof deck. The project will also offer restaurant space and classrooms and a test kitchen, for the Lupoli Family School of Hospitality & Culinary Arts, an extension of Northern Essex Community College. The building is expected to welcome first residents this spring.

$8M Tenant Fit-up Permit Pulled for Two Drydock
A permit valued at $8M has been pulled for tenant fit-up on floors 7-10 at Two Drydock Avenue. The project will include new finishes along with mechanical and electrical. When complete in the first quarter of 2020, Two Drydock will feature 225,000 square feet of office space with 9,500 square feet of ground-floor retail.
Tenants at the project will include MullenLowe and Mediahub who have leased 114,620 square feet plus Shell TechWorks who committed to 43,821 square feet. Local brewery Lord Hobo will occupy the 9,000 square feet of retail/restaurant space on the ground floor.

101 South St. at Boynton Yards Officially Breaks Ground
On Monday, December 2nd, Leggat McCall hosted an official ground breaking ceremony for 101 South Street, the first building in the Boynton Yards redevelopment. 101 South will feature 290,000 square feet of state of the art lab space over four levels of underground parking and first floor retail and community arts spaces. The project is located adjacent to Union Square and will certainly benefit from the upcoming green line station set to open in 2021.

Newton City Council Approves Northland's Mixed-Use Project
Last night the Newton City Council approved the 14 building mixed-use project Northland has planned for the 22+ acre site on Needham and Oak Streets. The project will include a total of 800 housing units (140 of which will be affordable), 180,000 square feet of office space and 115,000 square feet of commercial space. Plans also call for 10 acres of open space including 8 new parks plus a mobility hub that will offer free electric shuttle service to the Newton Highlands MBTA Station.

Site Work Continues at 101 South St. at Boynton Yards
Site work is ongoing at 101 South Street as part of the Boynton Yards development in Somerville. The class A speculative lab building will feature 290,000 square feet of space aimed at emerging life sciences companies. This project will also include four levels of underground parking and ground-floor retail and community arts spaces. Construction of the initial building and related infrastructure and open space improvements started in June 2019 and will approximately 2 years, aligning the opening with the completion of the planned MBTA Green Line station in Union Square.

Lord Hobo Coming to Two Drydock
Local brewery Lord Hobo has signed a lease for the 9,000 square feet of retail/restaurant space on the ground floor of Two Drydock in the Seaport. Along with a working brewery, the space will include a gastropub, taproom, and lounge. Upstairs Two Drydock will feature 225,000 square feet of Class A office space offering an array of amenities from a welcoming public plaza to a rooftop yoga studio. Construction is expected to wrap up in the first quarter of 2020.

HCP, Inc. Acquires Alewife Research Center for $332.5 Million
HCP, Inc. has acquired the Alewife Research Center in Cambridge from The Davis Companies for $332.5 million.
The property features a 223,000 square foot state-of-the-art laboratory building located across from the Alewife MBTA Red Line station. Alewife Research Center features flexible research and development office space with amenities including a two-story lobby, a fitness center, conference/meeting areas, and an employee lounge.

Updated Plans for South Boston Power Plant Reduce Residential and Add Lab Space
In a supplemental information filing, Redgate and Hilco Global have revealed updated plans for the South Boston Power Plant redevelopment. The overall project has been reduced in size by 150,000 square feet and the mix of uses has been re-balanced with a focus on commercial uses. The number of proposed housing units is reduced by almost half from 1,344 units to 750. Office space has been increased from 368,000 to 470,000 square feet and 330,000 square feet of R&D space has also been added to plans.
The updated plans also address the community concerns about parking, by providing an increased residential parking ratio on-site of one space per unit. The Project will also provide 120 parking spaces to neighborhood residents on nights and weekends at a discounted rate within the parking garages in the commercial buildings.
According to the filing, the project will be developed in multiple phases spanning an approximately 10 to 15-year period, with demolition commencement anticipated in late 2019. After the completion of the site demolition and remediation, Phase 1A, will prioritize the construction of low-rise residential along East 1st Street and the renovation of Turbine Hall 3 on East 1st Street into office. The remaining two Turbine Halls will be renovated to an interim condition for public events and activities.

The 290,000 square foot building will match the quality of newly constructed buildings in Kendall Square/East Cambridge and will provide state-of-the-art lab space geared towards emerging life science companies.
