101 South Street Financed for $140 Million The Class A speculative lab building at Boynton Yards has been financed via Bank OZK for $140 million. The 290,000 square foot building will match the quality of newly constructed buildings in Kendall Square/East Cambridge and will provide state-of-the-art lab space geared towards emerging life science companies.  The project will also include four levels of underground parking and first floor retail and community arts spaces.

Construction Continues on Skanska's Next Seaport Office Project: Two Drydock Window install is ongoing for Skanska's Two Drydock, in Boston's Seaport. The 225,000 square foot project will feature flexible, modern office space, offering abundant natural light through this glass facade. Along with the office space the building will also feature 9,500 square foot of ground floor retail and parking for 150 cars. The parking has been strategically placed on floors 2-4 to allow for possible future repositioning.

Structural Steel Framing Underway for The Heights at Haverhill Structural steel is going up for The Heights at Haverhill, just 40 minutes north of Boston. The ten-story building will feature 42 apartments along with, a sky lounge, on-site dining, roof deck, café, and outdoor terraces, plus leased educational space for Northern Essex Community College’s Culinary Arts and Hospitality Center, and incubator space for local entrepreneurs. Windows Going in at Two Drydock Construction on Skanska's newest office project, Two Drydock is advancing with windows being installed. The upcoming 250,000 square foot mixed-use office building captures the industrial look of the neighborhood while offering modern office amenities like a rooftop terrace, fitness center, and open workspaces with abundant natural light. The building is targetting LEED Gold Certification and will feature an energy recovery system and high-performance curtain wall facade.

Two Drydock Tops Off With over 1750 steel beams in place, the 12-story tower at Two Drydock has topped off. The project will feature 225,000 square feet of office space, 9,500 square-feet of ground-floor retail as well as a 12,000 square-foot public plaza. Building amenities will include a rich first-level experience to include a cafe and craft brewing space, along with rooftop yoga area, and terrace with sweeping Boston and water views.

$16.5 Million in Financing Secured for The Heights at Haverhill The Lupoli Companies has secured $16.5 million in financing via Northern Bank & Trust for The Heights at Haverhill. The Heights is an upcoming luxury, mixed-use development in downtown Haverhill that will serve as a catalyst for future development in the city. The prime location, downtown, and adjacent to the Merrimack River, will provide an upscale lifestyle and urban design for its residential and retail tenants. SGA has designed an iconic tower featuring cantilevers of high-performance glass, pre-cast concrete rain-screens, and manufactured wood soffits. The 65,000 square foot, the ten-story building includes residential apartments, a sky lounge, on-site dining, roof deck, café, and outdoor terraces, plus leased educational space for Northern Essex Community College’s Culinary Arts and Hospitality Center, and incubator space for local entrepreneurs.  


Pipefitters Association Local 537 New Training and Office Facility

Local 537 New Training and Office Facility Complete Construction is now complete at Pipefitters Association Local 537 New Training and Office Facility.  The new headquarters and training facility for the Pipefitters Association Local Union 537 is a four-story, 70,000-square-foot building and features a pipefitting training facility, office space, educational classrooms, and assembly space with capacity for up to 500 people. 117 parking spaces are built on site.


LINX Watertown

Watertown Office Properties Acquired for $157.56 Million Clarion Partners has acquired the LINX in Watertown and the adjacent property at 480 Arsenal Street for $157.56 million. The Linx 185,000-square-foot Class A, LEED-certified creative office building now leasing located in Watertown steps from the upcoming Arsenal Yards mixed-use development. LINX Watertown features an open floor plan with high ceilings, extensive outdoor green space and regular shuttle service to Harvard Square. 480 Arsenal Street is located at 480 Arsenal Street in Watertown. The Class B Office building was completed in 2002 and features a total of 141,548 square feet. It sits on a 10.358-acre lot and is currently the headquarters for New England Sports Network (NESN).

Electrical Permit Issued for Two Drydock An electrical permit has been issued for the upcoming 13-story building on Parcel Q1 in the Seaport.  The building is set to contain 225,000 square feet of office space with 11,000 square feet of ground-floor retail. A 12,000 square foot public plaza will be constructed at the building's ground level fronting Drydock Avenue. Office workers will have access to an 11th-floor roof terrace facing the Boston skyline and a rooftop terrace at the penthouse level.


Alewife Research Center

Interior Finishing Wrapping Up at The Alewife Research Center Interior finishing is wrapping up at the new 223,000 square foot state of the art lab building located across from the Alewife MBTA station in Cambridge. The ARC will offer flexible research and development space along with a host of resident amenities including a fitness center and employee lounge. The project also includes around 7,500 square feet of ground-floor retail space. Space is now available for lease with the project expected to be complete by the end of the year.


Pipefitters Association Local 537 New Training and Office Facility

Exterior Work Ongoing for New Pipefitters Local 537 Headquarters Exterior work is ongoing near South Bay Center in Dorchester for the new headquarters of the Pipefitters Local 537.  The four-story, 70,000 sf facility will offer space for training, offices, and an auditorium available for public meetings. There will also be over 10,000 sf of open outdoor space to include new landscaping to bring much needed green space to the area.

Foundation Work Underway at Parcel Q1 Foundation work is underway for new office space coming to the corner of Drydock Avenue & Harbor Street in the Seaport.  The building is set to include over 211,000 sf of office space along with 8,400 sf of ground floor retail.  A new public plaza will also be built along Drydock Avenue.  The $128 million project is expected to be complete in December 2019.
