New Hampshire-based, XSS Hotels has acquired the hotel portion of Alloy at Assembly Row for $37.29 million. The hotel is a 159-key Marriott Autograph Collection boutique hotel on levels two through five.
The property features a 13-story mixed-use building featuring 122 condominium residences on levels six through 13, the hotel on levels two through five and approximately 21,000 square feet of first-floor restaurant and retail space. The proponents of Downtown Crossing’s haley.henry wine bar, located on the ground floor of the 45 Province condominium tower, will open a second wine bar dubbed nathálie on the ground floor of the new 30-story Pierce Boston, the Fenway neighborhood’s tallest tower. Between 50 and 60 wines will be served at nathálie, emphasizing female wine producers and old world varieties, per Eater Boston. The 107 luxury condominium residences at Alloy at Assembly Row, a new-construction building opening early 2018 that is the first homeownership option at Somerville’s booming Assembly Row mixed-use transit-oriented development, have sold out 100% prior to construction completion. A topping-off ceremony was recently held for Siena at Ink Block, the South End’s latest luxury condominium building. Hundreds of construction workers and the Siena project team gathered last Friday (April 28th, 2017) to formally hoist the final steel beam of Siena’s 8-story frame into the sky and install the beam at the frame’s summit.
National Development Managing Partner Ted Tye spoke briefly prior to the beam’s installation, thanking the construction and project teams for their hard work. Siena will be located in National Development’s vibrant Ink Block development, which upon Siena’s completion will be home to nearly 500 housing units, the acclaimed Bar Mezzana, Fuji at Ink Block and Lion’s Tail restaurants and top-quality retail including a Whole Foods grocery store.

A topping-off ceremony was held last Friday (December 2nd, 2016) for Pierce Boston, a 30-story mixed-use tower opening Winter 2018 in the Fenway. Concrete construction at Pierce Boston is now complete, with concrete poured on all floors. Pierce Boston will soon be weather tight; glass has been installed on over 10 stories, giving Pierce Boston a striking presence. HVAC construction at Pierce Boston including electrical, mechanical and plumbing utilities is well underway. Interior framing of Pierce Boston’s units and common spaces has also begun. The Dellbrook | JKS construction team has completed Telford 180’s below-grade parking level and is at work framing the 85-unit condominium building’s first floor superstructure. Concrete has been poured along the base of the first floor and the below-grade parking area. Concrete has also been poured along a section of the vertical superstructure framing. Telford 180 is expected to open for occupancy in Fall 2017; pre-sales of Telford 180 condominiums are now underway. A new website, Telford180.com, has been released for Telford 180. Siena at Ink Block frame construction scheduled for January 2017, building opening 2018
Structural steel erection to construct Siena at Ink Block's frame is scheduled for January 2017 per an Instagram update by the development team. Foundation installation is underway; excavation of Siena's underground parking garage is complete, and all piles have been driven. Siena is scheduled for a 2018 opening, and the building's 76 new luxury residential condominiums are now for sale. Condominiums listings at Siena at Ink Block include a studio for $688,600, a one-bedroom for $957,000 and three two-bedrooms ranging from $1.19 to $1.428 million. Pierce Boston nears topping off, condos listed for sale
Pierce Boston has risen to nearly its’ full height, currently standing at about 28 stories tall. Pierce Boston will be a 30-story mixed-use tower. Glass has been installed along the first five stories of Pierce Boston’s facade.
Condominiums are now on sale at Pierce Boston. A 22nd Floor one-bedroom is listed for $924,500, and a 19th Floor three-bedroom is listed for $2,913,700. Alloy at Assembly Row nears topping off, new video released
Alloy at Assembly Row's 13-story steel structural frame has nearly reached its full height and is about to top off. A new video has been released on the Alloy website showing renderings of Alloy's condominiums. Condominium move-ins are expected by early 2018. Alloy will feature 122 residential condominiums on levels six through 13, a 159-key Marriott Autograph Collection boutique hotel on levels two through five and approximately 21,000 square feet of ground-floor retail. Pierce Boston, a 30-story luxury residential tower under construction in the Fenway, is over halfway to topping off. The tower's concrete structural frame currently stands at 18 stories tall. A PERI Skydeck system is being used to frame concrete pouring. Per an update from the Pierce Boston team, the tower will soon receive its "brilliant costume" as exterior finishes, comprised of a "glimmering curtain wall made of metal and glass," are installed. Completion of Pierce Boston's facade is anticipated in Spring 2017; the tower is anticipated to open in Fall 2017.
Pierce Boston will feature a mix of 240 rental apartments and 109 condominiums with 20,000 square feet of retail across the tower's first two floors. Telford 180 concrete foundation construction underway
Telford 180's underground parking garage has been excavated, and a sheet pile wall has been erected along the garage's perimeter to reinforce the excavation. Concrete footings are now being constructed along the garage's perimeter to support Telford 180's foundation. The construction team is hard at work building wooden forms for foundation footings and pouring concrete into the footings. Siena at Ink Block’s 31-space underground parking garage is just about fully excavated. A retaining wall consisting of H piles and wooden lagging has been installed along the garage’s perimeter to retain the future building’s foundation. A horizontal foundation support system consisting of large-diameter round steel beams has been installed across the garage to further reinforce the foundation. Concrete piles have been driven into the base of the garage to support the future building. Curbed Boston reports that 45% of the 122 residential condominiums at the under-construction Alloy at Assembly Row mixed-use building located in Somerville's Assembly Row neighborhood are under agreement after under eight weeks of pre-sales, a figure confirmed by Alloy at Assembly Row marketing firm The Collaborative Companies. Some condominiums have traded for over $1,000 per square foot; units at Alloy at Assembly Row will range from studios to three-bedrooms with prices ranging from $500,000 to $1.5 million. Construction of Alloy at Assembly Row commenced in February 2016; completion is anticipated by early 2018. Ground broken on Telford 180, 85 condominiums along Charles River in Allston
Developer The Davis Companies broke ground this week on Telford 180, an 85-unit residential condominium building along the Charles River in Allston. The following is a link to the official press release announcing the groundbreaking. Built by Dellbrook Construction and designed by Cube3 Studio, the six-story building will feature 85 condominiums with sweeping river and Boston skyline views surrounded by lush green space. Completion of Telford 180 is anticipated in Fall 2017.
Stephen Davis, Vice President at The Davis Companies, sees Allston's Charles River waterfront and the Western Avenue corridor as "a fantastic neighborhood poised for significant change." With Harvard University expanding its Allston footprint and recent development in Allston and nearby Watertown, Davis sees the Telford 180 site as "an opportunity to serve a remarkably underserved market in Boston's construction boom." With Telford 180, Davis hopes to create a "near-term housing enhancement" that will bring additional energy to the area and create housing convenient convenient to major employment and education centers "at a price point that will be readily accessible to young professionals." Davis points to the area's bicycle infrastructure and direct bicycle path connections to Boston and Cambridge as a major benefit and anticipates a number of Telford 180 residents will opt to commute via bicycle. Telford 180 will include bicycle storage in addition to 84 vehicle parking spaces.
Condominiums at Telford 180 will range from studios to three-bedrooms and feature open floor plans with large windows, high ceilings and state-of-the-art finishes and appliances. Resident amenities will include a rowing room, a full gym and a lounge featuring an indoor club room and an outdoor courtyard with grills and a fire pit. Superstructure construction is off to a strong start at Pierce Boston. The underground parking structure is complete, and the tower’s 30-story concrete superstructure has risen four floors. The first two floors, which will contain retail space, are fully framed. The construction team is using a Peri Skydeck system to frame concrete construction for each new floor. Pierce Boston will feature 28 stories of residential units, including 240 rental apartments and 109 condominiums, and 20,000 square feet of retail across the first two floors.
Pierce Boston, named for its architecture that "pierces" the sky, is rising fast! Construction of Pierce Boston’s 30-story frame has begun. A tower crane has been installed; J. Derenzo Companies is at work building the tower crane’s lagging pit to protect the crane and surrounding pipelines. J. Pierce Boston’s elevator core has risen two stories. A Peri Skydeck formwork system has been installed along one end of Pierce Boston’s future frame to pour concrete for the building's second story. S&F Concrete is Pierce Boston's concrete contractor; John Moriarty & Associates is Pierce Boston's general contractor.

We got to climb to the top of the Peri system's decking, where we saw the construction team preparing concrete anchors in anticipation of pouring concrete to construct Pierce Boston’s second story. These anchors will frame third story support pillars.

Pierce Boston frame about to rise
J. Derenzo Companies is performing excavations in preparation for construction of the first story of Pierce Boston’s 30-story frame. Concrete is just about to be poured at the base of Pierce Boston’s future elevator core. A tower crane is now being installed, signaling the impending start of frame construction.

Pierce Boston's underground parking structure is just about complete and will soon be sealed from above. Accordingly, construction of Pierce Boston's sheet pile wall is complete. The parking structure is connected underground to the existing parking structure of neighboring Fenway Triangle.

Groundbreaking ceremony held for Pierce Boston as foundation construction commences
An official groundbreaking ceremony for Pierce Boston (formerly The Point) will be held this Thursday, October 15th, 2015. Construction of Pierce Boston is moving forward swiftly; pile driving and construction of Pierce Boston's foundation and underground parking structure has begun.
J. Derenzo Companies' JDC Demolition division has completed demolition of the former building located on the Point development site. Construction will soon begin on foundations of a new 30-story tower.
