Resale at The Lancaster luxury residences is Brighton’s most expensive condominium sale ever
A two-bedroom penthouse condominium at The Lancaster, a Brighton luxury building completed in 2015, has sold for $1.055 million, becoming Brighton’s first ever condominium sale north of $1 million. The penthouse went under agreement in only 50 days and closed November 30th, reflecting the increased demand for the rapidly growing Brighton submarket. The penthouse originally sold for $806,750 during 2015 pre-sales, about $638 per square foot. Last month’s sale price represents a per-square-foot increase of about $200; overall, the penthouse’s price rose by more than 30% in just two years.
The penthouse's sale represents the tremendous recent growth in luxury development in Brighton. A second nearby luxury condominium building, The Aberdeen at 1650 Commonwealth Avenue, is now offering 40 condominium residences starting at $600,000, with some priced over $1 million. The 1,264-square-foot Lancaster penthouse features two master suites with ensuite baths and three bathrooms, featuring amenities such as vaulted ceilings, panoramic views, spacious living and dining rooms, a gourmet kitchen with espresso cabinetry and granite countertops, two private decks and two-car tandem garage parking. Window installation and facade weatherproofing underway at The Aberdeen luxury condominiums in Brighton
Windows have been installed along large sections of The Aberdeen, a six-story luxury condominium development in Brighton built by Dellbrook | JKS, and the building’s facade is being weatherproofed and fireproofed in preparation for exterior finish installation. Partitioning of individual residences is underway inside the building, and installation of luxurious finishes within residences will begin in the coming months. The Aberdeen will feature 40 new luxury condominiums with 2,400 square feet of ground floor retail space. Pre-sales of condominiums at The Aberdeen, which will include 1-, 2- and 3-bedrooms, will commence this month, with one-bedrooms starting in the $600K range, two-bedrooms priced in the $800K range and three-bedroom penthouses starting at $1.2 million. Residence pricing and renderings and have both been revealed for The Aberdeen, an upcoming 40-unit luxury condominium building built by Dellbrook | JKS in Brighton, in advance of the start of pre-sales in September. One-bedroom residence pricing will start in the $600K range, with two-bedrooms priced in the $800K range and three-bedroom penthouses starting at $1.2 million. The latest renderings of The Aberdeen are posted above. The Aberdeen will feature desirable resident amenities, including a fitness center and on-site parking. 2,400 square feet of retail will be located on the building’s ground floor.

Dellbrook | JKS has completed structural framing work at the six-story Aberdeen luxury condominium residences in Brighton. The construction team has begun preparing the building’s facade for installation of windows and moisture-resistant cladding. Erection of metal stud framing has begun inside the building to partition individual residences. The Aberdeen will feature 40 new luxury condominiums with 2,400 square feet of ground floor retail space. Ribbon cut on 39 new affordable apartments in Jackson Square
A ribbon cutting ceremony was held last Saturday (May 20th, 2017) for 75 Amory Avenue, a new building in Jamaica Plain’s Jackson Square featuring 39 affordable, family-sized apartment residences located steps to the MBTA Orange Line. Guests at the ceremony included Mayor Martin J. Walsh, City Councillor Matt O’Malley and Representative Jeffery Sanchez. Apartments at 75 Amory Avenue feature high-quality construction, brand-new appliances and large floor plans well-suited for the growing family; all apartments will be designated affordable and rented to households earning no more than 60% of Area Median income (AMI). Structural wood framing underway at The Aberdeen, upcoming Brighton luxury condominium building
The wooden structural frame of The Aberdeen, an upcoming six-story Brighton luxury condominium building built by Dellbrook | JKS, has reached the second floor. Two elevator cores of The Aberdeen have topped off at six stories tall, and a third core will soon top off. Both The Aberdeen’s concrete foundation and steel base podium are complete. Situated on Commonwealth Avenue steps to the MBTA Green Line, The Aberdeen will feature 40 new luxury condominium residences with 2,400 square feet of ground floor retail space. Westbrook Partners acquires approved project site at 1650 Commonwealth Avenue for $5.3 millionLast Wednesday, June 1st, 2016, 16509 CWMA Owner LLC, a limited liability company affiliated with New York City-headquartered real estate investor Westbrook Partners, acquired the approved project site at 1650 Commonwealth Avenue in Brighton for $5.3 million as recorded in the Suffolk County Registry of Deeds. The Aberdeen, a mixed-use development project containing 40 residential condominium units and 2,400 square feet of retail, is approved for construction on the 19,847 square foot project site. The Boston Redevelopment Authority approved The Aberdeen for construction in August 2015.The 1650 Commonwealth Avenue site was last sold on July 14th, 2015 for $2.9 million to Sixteen Fifty Commonwealth LLC, a development partnership between Boston-area developers Diamond Siancori and MG2 Group.
