10 Farnsworth condominium project moving forward

Construction starting by this June


At last night’s Fort Point Neighborhood Association meeting, developers TCR Development and JB Ventures gave an update on 10 Farnsworth, a nine-unit luxury condominium project located at the corner of Farnsworth and Congress streets in Fort Point. The project is moving forward; construction will start within the next two months by this June. Pre-sales of condominium units will begin shortly with a starting price of $2.5 million. Sea-Dar Construction will be 10 Farnsworth’s construction manager.


TCR Development and JB Ventures acquired 10 Farnsworth for just under $6 million last September from former developer Gate Residential, who guided the project through approvals. The Boston Redevelopment Authority approved 10 Farnsworth for construction in January 2014.


10 Farnsworth’s design is virtually unchanged following the sale to the new developers. Some minor adjustments have been made, including opening the facade of the retail space at the corner of Farnsworth and Congress streets so as to eliminate blind spots. Retail use is currently undecided; the space could contain a bank.


In order to construct 10 Farnsworth’s foundation, about 50 micropiles will be drilled. Micropile drilling will cause less vibration during construction than pile driving would. Construction at 10 Farnsworth will take place from 7 AM to 6 PM on Monday through Friday; there will be occasional work on Saturdays. 10 Farnsworth will be built using cast-in-place concrete construction. The building’s structure is expected to top off by early 2017, at which point installation of finishes will commence. Construction of 10 Farnsworth is expected to last approximately 15 months, with completion by October 2017.
