Letter of Intent filed to construct a 28-story tower at 2 Charlesgate West in the Fenway


A Letter of Intent has been filed by Trans National Properties with the Boston Redevelopment Authority to construct a 28-story, 340 foot tall tower at 2 Charlesgate West in the Fenway; the following is a link to the Letter of Intent. Designed by Elkus Manfredi Architects, the approximately 395,000 square foot tower would contain up to 325 residential units with a mix of rental and ownership units.


The tower would also contain approximately 10,000 square feet of retail and up to 6,000 square feet of office space. The Boston Herald reports that retail at the tower would include a restaurant serving produce and cider made at Natick, MA's Lookout Farm, which is owned by Trans National Properties founder Steven Belkin, and a deli. Office space at the tower would be occupied by Trans National Properties.


In accordance with the City of Boston's Inclusionary Development Policy, Trans National Properties would construct 45 to 50 designated affordable housing units. A least 50% of these units would be included within the tower; the remaining units would be built off site in collaboration with the Fenway Community Development Corporation and Fenway Studios.


The Boston Globe reports that Trans National Properties expects to file more detailed plans for the tower this summer. Trans National Properties hopes to start construction of the tower in spring 2017 and open the tower in 2020. An existing office building at 2 Charlesgate West, which houses Trans National Properties' headquarters, would be demolished to make way for the tower.
