One acre of Newmarket land acquired by Holland Companies for $1.75 million


This past Friday (July 22nd, 2016), South End-based developer The Holland Companies acquired approximately one acre of land in Roxbury located steps to the Newmarket MBTA commuter rail station and South Bay Center for $1.75 million as recorded in the Suffolk County Registry of Deeds. The Holland Companies also secured a $1.225 million mortgage for the land on Friday through East Boston Savings Bank. The land acquired, located at the intersection of Shetland Street and Norfolk Avenue, is currently home to the Boston Police Patrolmen’s Association and spans six parcels totaling approximately 43,055 square feet. A three-story, 4,815 square foot building stands on the land; the land's primary use is surface parking. A locus map of the land is posted above.


The Boston Police Patrolmen’s Association acquired the land for a total of $310,000 in the 1990s. Five of the parcels totaling approximately 40,455 square feet were acquired in 1995 for $220,000. A sixth parcel, 7 Shetland Street, totaling approximately 2,600 square feet was acquired in 1999 for $90,000.


A number of development projects are underway around Newmarket Station and South Bay Center. In May, the Boston Redevelopment Authority approved South Bay Town Center, a 720,000 square foot mixed-use development project, for construction on a current South Bay Center surface parking lot.


The Holland Companies is currently building Four51 Marlborough, eight luxury condominiums in the Back Bay, and proposes to construct The Factory at 46 Wareham, a 64,530 square foot mixed-use project in the South End.
