Boston Developments to Watch Update 03/15/18

With all the building’s going up throughout the city of Boston, you could spend countless hours looking into the endless amount of projects. To make things easier for you, here is a list of three projects to keep on your radar moving forward. Two of the three projects are under official review, with an additional project in phase one of construction.


145 Broadway

Location: Kendall Square, Cambridge, MA

Status: Phase 1 of construction underway

Led by developers, Boston Properties, the upcoming 19-story, 453,768 square foot office tower will be located at the intersection of Broadway and Galileo Galilei Way in the heart of Kendall Square. Akamai Technologies, a cloud service provider based in Cambridge has already committed to leasing 100% of the office space.

As the 1.1 million square foot Kendall Square redevelopment project is already underway. future phases would entail the construction of a 14-story, 318,644 square foot commercial building (Commercial Building B), a 34-story, 350,000 square foot residential tower (Residential Building South), a 12-story, 71,300 square foot residential building (Residential Building North) and the repositioning of 14,000 square feet of mechanical space at an existing office building, 75 Ames Street, into commercial space.  Learn more >>>


Boynton Yards

Location: East Somerville, Somerville, MA

Status: Under Official Review

With the Green Line Extension coming, DLJ Real Estate Capital Partners plans to construct five mixed-use buildings in the revitalized area of Somerville, Boynton Yards. What was once the center of Boston’s meatpacking industry, the area has become a hot spot for current and future developments.


Located on nearly 3.5 acres a short walk from Union Square and the future MBTA Green Line extension, Boynton Yards would contain mixed-use buildings ranging from eight to 24 stories tall totaling 950,000 square feet. The development would contain a total of approximately 425 apartment residences, 20% of which would be affordable, 426,911 square feet of office space, 112,250 square feet of research and development (R&D) space and 30,478 square feet of retail.


Boynton Yards would be constructed across two phases. The first phase of the project planned to be constructed by Winter 2021 with the second phase completed by Winter 2025. Learn more >>>


5 Middlesex Avenue

Location: Assembly Row, Somerville, MA

Status: Under Official Review

Assembly Row has completely revitalized an area of Somerville that was in dire need of a pick-me-up. What was once home to a Ford Motor Company plant (where the area gets its name), the recent development has completely transformed the area. Referred to as a city within a city, Assembly Row is 45 acres of continually growing smart development.

With that in mind, Cresset Development has proposed a four-phase, 1.9 million square foot development of a 9.4-acre parcel into a mixed-use complex with a hotel, lab, office, residential and retail uses. An existing 195,000 square foot office building (Block 24) would be retained with the development.

The site, which was acquired for $35 million from RD Management, will hopefully break ground in 2019 and add another welcomed development to the prospering area. Learn more >>>
