New 185,000-square-foot LINX Watertown creative office building lands first tenant with C4 Therapeutics’ lease of 45,559 square feet

Private biotechnology company C4 Therapeutics will relocate from Cambridge to the newly built 185,000-square-foot LINX Watertown creative office building, becoming LINX’s first tenant and leasing 45,559 square feet. With C4’s lease, LINX is now 25%-leased; Cushman & Wakefield represented developer Boylston Properties in the transaction, and JLL represented C4 Therapeutics. LINX is located in Watertown’s fast-transforming East End, which is undergoing a tremendous renaissance. Boylston Properties will soon start construction of Arsenal Yards, a transformative mixed-use development located steps from LINX which will feature 350,000 square feet of retail and entertainment, approximately 425 residences ranging from studios to three-bedrooms, a 145-room Hampton Inn and Suites by Hilton hotel and 100,000 square feet of office space.

The East End of Watertown is quickly becoming a credible alternative to Kendall Square and other traditional technology and life science company locations. “C4 Therapeutics’ commitment to LINX is a validation of the East End of Watertown’s location for life science companies that are currently located in Cambridge,” stated Cushman & Wakefield Executive Director Duncan Gratton. “We have a lot of leasing momentum and are seeing an increasing number of Cambridge lab and technology companies touring LINX. We expect to be signing additional leases in the near future.” “The East End of Watertown is the ideal location for C4 Therapeutics,” said Boylston Properties’ President Bill McQuillan. “Not only does the proximity to Boston and Cambridge make the location attractive to technology and life science companies, but the location offers a walkable, urban neighborhood with new housing, retail, restaurants and two new hotels.”

C4 is expected to take occupancy of its’ new space in early 2018. The company is renowned for its’ development of breakthrough technologies that treat a number of diseases without the issue of drug resistance. “We are very excited about relocating to the LINX building and to calling Watertown our new home,” said C4 Therapeutics CEO Andy Phillips. “LINX is a spectacular work environment that offers us the ideal spot to grow as a company. We like the proximity to other biotechs and we are also thrilled to be part of the vision for growth and rejuvenation in and around Arsenal Yards.” LINX features numerous desirable amenities including an acre of outdoor green and recreation space and a high-ceilinged lobby area with a cafe and seating.
