Westwood warehouse acquired for $9.75 million


A two-story, 162,695-square-foot warehouse and research & development building located in Westwood, minutes from major roads and commuter rail service to Boston, has sold for $9.75 million to Charles River Realty Investors. The sale amounts to $60 per square foot. The property, located at 732-750 Everett Street, last sold for $9.2 million in January 2009 to seller 750 Everett Street LLC. Berkshire Bank provided Charles River with $11.27 million in mortgage financing towards the acquisition.


732-750 Everett Street is located within the Route 128 South district, Greater Boston’s second-largest industrial submarket. The area had a vacancy rate of just 7.9% as of the third quarter of 2017, and rents had increased $7.24 per square foot over the previous quarter, signaling the demand for Route 128 South industrial space. The property is located minutes from the University Station new-construction mixed-use development, the Route 128 commuter rail station, Interstates 93 and 95/128 and Route 1.
