About The Ipswich - 2 Charlesgate West

Scape acquired 2 Charlesgate West in April of 2019. They are now planning a new project for the site in conjunction with their projects Boylston Place and The Beacon both also in the Fenway.

The new plans for the Ipswich are expected to include 220 units of affordable housing in an approximately 135-foot building, significantly smaller than the 340-foot tower that was once proposed on the site. The affordable housing units (ranging from 80-120% AMI) will comprise the entire high-rise portion of the building and will feature panoramic views of Boston). Scape will also endeavor to structure a bilateral partnership with one of the Fenway-based institutions (e.g. medical, academic, cultural) to develop institutional residences at the podium-level for a range of users (e.g. faculty, staff, artists-in-residence, researchers, graduates, undergraduates, etc.).

The Ipswich will also include an ‘Urban Causeway’ design feature will create unparalleled pedestrian connectivity between Boylston Street and Ipswich Street.
