The hotel will comprise 87,000 square feet, with a main six-story section containing ground-floor lobby and retail space and five levels of hotel rooms underneath an outdoor amenity deck and two set-back stories containing amenity and event space. On the hotel's upper floors will be a fitness center, a publicly accessible restaurant/lounge connected to an outdoor rooftop deck with a swimming pool and a top-floor event space.

Developer Evergreen Property Group received approval in 2015 to construct an $11.5 million six-story building at 248 Dorchester Avenue designed by Utile Design featuring 33 residences, including four affordable units, with 4,440 square feet of ground-floor retail and 33 on-site parking spaces.
