One Kendall Square is composed of approximately 48% office space, 36% laboratory space and 16% retail space. One Kendall Square is 98.5% occupied, with 55% of leases expiring by 2019. A 1,574 car parking garage is located on site.
Alexandria Real Estate Equities acquired One Kendall Square in November 2016 from DivcoWest for $725 million, or $1,124 per square foot. DivcoWest had acquired One Kendall Square in January 2014 for $395 million, or $613 per square foot. Alexandria is now developing 399 Binney Street, a 172,500-square-foot ground-up office space expansion to One Kendall Square. Alexandria could also convert some office space to laboratory space, citing higher demand.
