Following the micro-housing trend that has taken root in places like New York City, Perla on Broadway, the 35-story, mixed-use tower at 400 South Broadway in downtown Los Angeles, seeks to attract first-time buyers and millennials to its 450 condominiums. Perla residences will be as small as 400 square feet for around $400,000, or about $850 per square foot, and larger residences will span up to 1,300 square feet. In total, Perla will contain 69 studios, 224 one-bedrooms, 39 one bedrooms with dens, 117 two-bedrooms, and one penthouse. 7,000 square feet of retail space will be located on Perla’s ground floor.
The $300 million, 740,000-square-foot project, built by SCG America, the U.S. subsidiary of Shanghai Construction Group, will span over half a million square feet and offer residents a combined 48,000 square feet of outdoor space, including three outdoor decks, swimming pools, cabana lounges, outdoor kitchens, dog runs, and outdoor fitness classes. Additional amenities include a jewel box-designed fitness center, a media room, and WeWork office spaces.
A lobby area opening onto Broadway will greet Perla residents as they arrive home. SCG plans to lease the project’s ground-floor retail space to bakeries, restaurants, and coffee shops, and will begin pre-selling condos in Spring 2018. The building is expected to be completed in 2020. Upon completion, the development will become the first residential high-rise built in The Broadway Theatre District, the downtown historic core of LA, in over a century.
