Anchor Line Partners, LLC is a Boston-based investment firm focused on core plus, value-add and opportunistic investment opportunities in the commercial real estate sector. Since being co-founded in 2013 by Brian Chaisson and Andrew Maher, Anchor Line Partners has acquired over two million square feet of office buildings located in suburban Boston. 

The co-founders bring over 45 years of combined investment, operating and leasing experience to the company. Prior to founding Anchor Line Partners, Mr. Chaisson and Mr. Maher led the Boston operations of Tishman Speyer and Equity Office/Blackstone, respectively.

$11M Electrical Permit Pulled for One Post Office Square A permit valued at $11M has been pulled for the electrical renovation of the existing core at One Post Office Square. The work will also include electrical install for the addition that will replace the parking garage being demoed along Oliver Street. The addition will include 300 parking spaces plus additional office space increasing the building's total square footage to 1.1M.

Construction Continues on Modernization of One Post Office Square Removal of the precast facade on the lower floors of One Post Office square is rapidly progressing to make way for a modern glass curtain wall system. On the upper floors, the curtainwall will be applied over precast panes. As part of the project, the building will also be expanded to offer a total of 1.1 million square feet of Class A office space plus over 52,000 square feet of retail and restaurant space. New tenant amenity spaces will also be added including a fitness center, conference space, and outdoor terraces with skyline views.

Demo App Filed for Southie Parcels to Make Way for 99 A Street A demo permit application has been filed to clear the commercial structures at 18-22 West Third Street, 30-40 West Third Street, and 42-44 West Third Street, in South Boston. The demo would make way for a proposed life sciences building to feature a total of 300,000 square feet with cafe space on the first floor plus parking for 162 vehicles. Included in this demo permit is the Coppersmith building which was acquired by Anchor Line Partners for $19.625 Million in June 2018. The restaurant-bar is set to close this coming January and is going out with a bang with a series of events including an ugly sweater party and a hang-over ready New Year's day brunch complete with IV stations.

Allston Development Site Acquired for $10 Million The property at 449 Cambridge Street in Allston has been acquired by Anchor Line Partners for $10 million. Anchor Line Partners proposes the construction of two, independent, multi-family residential buildings, one at each parcel. The Cambridge Street building would have seven floors and a gross floor area (GFA) of approximately 131,000 square feet, with approximately 127 dwelling units, approximately 2,400 square feet of retail/restaurant/ services space, and approximately 80 accessory parking spaces.

Updated Plans Presented for 99 A Street In response to community concerns, Anchor Line Partners & Alexandria have presented updated plans for the proposed life science building at 99 A Street. The new plans reduce the building height from 133' to 100' and also cut down total square footage from 370,000 to 300,00. A change in parking was also included, up to 162 spaces from 76.

449 Cambridge St. in Allston Under Review The proposed project by Anchor Line Partners for 449 Cambridge Street in Allston is under official review. The two-building project would feature a total of 166 residential units plus 2,400 square feet of ground-floor retail/restaurant space. The development would also include parking for 80 cars. According to the PNF construction is anticipated to kick off in the second quarter of 2020 and would last around 15 months.

Removal of Pre-Cast Facade Continues at One Post Office Square More sections of the pre-cast facade of One Post Office Square are coming down. The 41-story tower is currently undergoing a revamp and expansion that will increase the existing 832K square foot office tower to 1.1M SF.  A new glass curtain will be installed along with outdoor space plus tenant amenity space. The renovation also includes a new autonomous parking system that will allow tenants to call for their cars directly from their phones.

LOI Filed for 166 Unit Project at 449 Cambridge St. in Allston Anchor Line Partners has filed an LOI for a 2 building development at 449 Cambridge Street in Allston. The project calls for a total of around 166 residential units along with  4,000 square feet of retail/restaurant space and 69 parking spaces. 13% of the units would be designated affordable.

Facade Removal Underway at One Post Office Square Demo work continues for the upcoming modernization and expansion of One Post Office Square. The existing facade dating back to 1980 is being removed up to the 30th floor and replaced with a new glass curtain wall. On the upper floors, the glass will be applied over the existing facade. New square footage is also being added to the site in the form of a new 18-story building to replace the existing parking garage. This new structure will include 300 fully automated parking spaces with 13 floors of office space above. The upgraded tower will also include new amenity spaces with sweeping views of the surrounding skyline, a fitness and conference center, a restaurant, and retail space.

First Phases of Demo Begin for One Post Office Square Reinvention The existing six-story garage at One Post Office Square is now closed and removal of some cladding has begun in anticipation of the demo of this part of the structure. The garage will be replaced with a new 18-story building including 300 parking spaces across two below-grade levels and three above-grade levels topped by 13 stories of office space. With this new space, One Post Office Square's total floor area will be expanded to 1.1 million square feet. For the exterior of the building, the facade will be modernized with floor-to-ceiling glass and public-facing retail added. An array of elevated amenities including a fitness center, cafe, and four separate roof decks will also be added as part of the renovations. Life Sciences Building at 99 A Street Officially Under Review The proposed new 6-story life sciences building at 99 A Street in South Boston is now under review. The Elkus Manfredi designed project would include 210,000 square feet of life science and technical office space. A basement-level parking garage would hold around 76 vehicles and there could also be a small retail space on the A Street side of the building. Construction is anticipated to start in 2020 with completion by 2022.

Demo Permit App Filed for Garage at One Post Office Square The Boston Landmarks Commission has received an application to demolish the parking garage at One Post Office Square. The demo of the parking garage will be the first step in the modernization and expansion scheduled for One Post Office Square.  Once the old garage has been cleared a new 18 story structure will take its place to include 300 parking spaces and 13 stories of new office space. As part of the project, the tower's facade will also be fully revamped to a more modern glass look. New indoor and outdoor tenant spaces will also be created along with an 8,000 square foot restaurant space.
