With $18.7M In Financing Secured Demo Permit Pulled for ebo condos in East Boston With an $18.7M construction loan secured last week, a permit has been pulled for the full takedown of the existing structure at 197-207 Maverick Street in East Boston. The demo will make way for the ebo condominiums to feature 49 luxury homes over 3,100 square feet of ground-floor retail space. The project, expected to open in mid-2021 will also feature 34 off-street parking spaces.

Corderman & Company Completes Engie's New Boston Offices at 9 Channel Center Construction is now complete on ENGIE’s new expanded Boston office at 9 Channel Center Street in Boston. ENGIE has moved into 21,000 square feet of first class office space on two floors of the modern mixed-use building in the city’s historic and vibrant Channel Center neighborhood. Corderman & Company provided construction management services on the project. The $3.2 million construction program, in collaboration with global design firm Gensler’s Houston and Boston offices, is a mix of open workspace, private offices, conference rooms, work lounges, wellness rooms, cafes, huddle areas, a private phone booth, and shower room in an inspiring contemporary environment.  Staying true to the warehouse-industrial architecture at 9 Channel Center, ENGIE’s offices include exposed brick and beam construction throughout. Colorful branded moments, statement lighting, and modern furniture provide a dynamic contrast. Each floor was designed with three zones to accommodate employee collaboration and individual work throughout the day. Pops of color were infused into the cafes and teaming zones. The central teaming area and perimeter individual workstations were designed to facilitate concentration and focus.  “ENGIE’s new Boston office is an agile work environment embracing employee engagement reflecting their forward-thinking,” said Corderman & Company Senior Project Manager Kevin Hegarty. “9 Channel Center is the perfect place for them to grow and thrive.” Owner/developer Berkeley Investments’ 9 Channel Center is part of their far-reaching program to enhance value through adaptive reuse throughout Channel Center. The building has been infused with new technology and a modern design aesthetic while maintaining its brick and beam ambiance. It is positioned at the cross-section of South Boston, Fort Point, and the Seaport District. Other tenants in the building include Corderman & Company, and Bargmann Hendrie + Archetype, Inc. The office and retail leasing agent is CBRE. The new space for ENGIE is one of numerous customized and creative offices that are either complete or underway by Corderman & Company. This includes offices for: Cybereason, Catalant Technologies, Venture Lane, Neoscape, Placester, Ideo, Enzyvant,, Goulston & Storrs, and Kensington Capital. Corderman’s team on this project was comprised of: Hegarty, Project Manager Jim Tully,  Superintendent Joel Ashton, Laborer Kenneth DeCampo, and Senior Estimator Cadman Corbett.

Interior Finishing Nearly Complete for First Units at The Overlook at St. Gabriel's Interior finish work is nearly complete for the first units at The Overlook at St. Gabriel's in Brighton. The 11+ acre site offers luxury apartments ranging from studios through four-bedrooms between new construction buildings and, meticulously restored and reimagined historic buildings.  First apartments are now expected to open in April and when complete the hilltop community will feature 555 residential apartments and 105 condos.  The development also offers more than 22,000 square feet of community spaces including a pool, fitness center, and sky lounge.

Prep Underway for Demo at 205 Maverick Street in East Boston Fencing is up at 205 Maverick Street in East Boston in preparation for demo of the Maverick Street Market and Swish & Swash Laundromat.  The demolition will make way for an approved 5-story mixed-use building. The project will feature around 3,100 square feet of ground-floor retail space, 49 residential units, and 34 off-street parking spaces.

Another Extension Granted for Chain Forge Redevelopment The BPDA has granted another extension to the developers of the Chain Forge hotel project in Charlestown. Due to the complex nature of the project financing has yet to be finalized however Dick Galvin of CV Properties told the board they have lined up an opportunity zone fund from NY for the project and expect this extension granted through April 30th to the be the last. Located in the Charlestown Navy Yard the historic building originally built in 1904 has been vacant since 1974. The new plans call for a 230-room hotel along with an on-site museum to honor the history of the property.

566 Columbus Ave. Approved by BPDA The Boston Planning Board has approved the proposed development project at 566 Columbus Avenue that will replace The Harriett Tubman House. Speaking on behalf of United South End Settlements, the current owner of the property, Maicharia Z. Weir Lytle,  President, and CEO discussed the difficult decision to sell the building. She expressed to the board that because of the high costs of maintaining the deteriorating building it is not financially feasible for USES to stay in this location. The sale will allow them to continue to provide services to the community.  The new project from New Boston Ventures will feature 66 condo units including 11 affordable artist live/work spaces along with 5,000 square feet of ground-floor commercial space and 42 parking spaces.

Restoration of Historic Monastery and Church Continue at The Overlook at St. Gabriel's Restoration work continues on the historic St. Gabriel's Monastery building and the adjacent church as part of the redevelopment of the 11.6 acre Brighton site. The project will create a total of 555 apartments which are now leasing and expected to open in the first quarter of 2020. The development will also feature 105 condos along with parking for 510 cars. Chain Forge Hotel

BPDA Amends Ground Lease on Chain Forge Hotel To Allow Additional Time for Financing The BPDA has voted to approve an amendment to the existing ground lease for the Chain Forge property in Charlestown to allow the development team additional time to secure financing. According to the BPDA staff, the team is in talks with two investors to finalize opportunity zone funding. A 60-day extension was granted by the board through November 30th. The developers also agreed to pay a fee of $250,000 due to the delays. The Chain Forge Building, a 1904-built former chain factory has been vacant since 1974. Plans call for it to be redeveloped into a distinctive 230-room hotel operated by Starwood Hotels. The building's existing facade will be thoroughly restored, and a historic exhibit area will be incorporated into the hotel's lobby, preserving the building's manufacturing heritage.

247 Unit Project Approved in Hyde Park The two-building project proposed at 36-40 Sprague Street in Hyde Park's Readville has been approved by the BPDA. The project will include 247 total rental units, 32 of which will be designated affordable along with a two-story pavilion intended to house and promote work-share activities for the residents. Other resident amenities will include a fitness and gym space, a coffee shop, and a dog run.

$2M Fit-out Permit Pulled for 9 Channel Center A fit-out permit valued at just over $2M has been pulled for the 6th and 7th floors at 9 Channel Center in Fort Point. The permit calls for new finishes including, flooring, glass, and paint along with MEP upgrades.

First Units Expected to Open Mid-October at St. Gabriel's Monastery The first building within the St. Gabriel's Monastery redevelopment in Brighton is nearly complete with first units expected to open in mid-October. Studio through 3 bedroom units range in price from around $2200 per month up to nearly $6500. The new homes include designer cabinets, quartz countertops, keyless entry, walk-in closets, and balconies. The 11+ acre hilltop site, offering great views of Boston, will feature a total of 555 apartments and 105 condos.
