$1.3M In Affordable Housing Financing Finalized for 28 Austin St. in Newton
MassHousing has closed on $1.3 million in affordable workforce housing financing to Austin Street Partners LLC, for the new, 68-unit 28 Austin Street in Newton, which offers 23 workforce housing apartments for lower- and moderate-income households. The building features 33 one-bedroom apartments and 35 two-bedroom apartments along with a 90 space parking garage and amenities including a fitness center, and resident lounge.

$7.38M Construction Loan Secured for 21 Soldiers Field Place
SMC Management has secured construction financing of $7,380,000.00 for 21 Soldiers Field Place via Newburyport Bank. 21 Soldiers Field Place is set to include 38 affordable condos and will be part of the 2 building development with 1550 Soldiers Field Road, which would include 211 apartments. Both buildings within the project would offer garage parking and outdoor courtyard space for residents.
Site Work Ongoing for 1550 Soldiers Field Road
Site work has begun for 1550 Soldiers Field Road, the larger part of the two-building, 223,000 square foot residential development overlooking the Charles River. The larger six-story building will contain 211 market-rate units ranging from studios to two-bedrooms. Site work has not yet begun on 21 Soldiers Field Place, the smaller, four-story building consisting of 38 affordable condominiums.
Fire Alarm & Electrical Permits Pulled for 1550 Soldiers Field Road
A series of permits valued at over $3.2M for electrical and fire alarm install have been pulled for the two-building project at 1550 Soldiers Field Road. The project will feature a total of 249 residential units. The larger building at 1550 Soldiers Field Road will include 211 apartments while a smaller building at 21 Soldiers Field Place will feature 38 affordable condos. A total of 175 parking spaces would be provided on-site, including a parking garage underneath the apartment building containing 148 spaces and a screened ground-floor garage within the condominium building containing 27 spaces.
Demo Kicks off at 1550 Soldiers Field Road
Demo of the existing 2-story office building at 1550 Soldiers Field Road in Brighton has kicked off. This work will make way for the approved two-building apartment/condo development on the site. A new 6-story building at 1550 Soldiers Field Road will contain 211 market-rate apartments, while a smaller a 4-story building at 21 Soldiers Field Place will offer 38 affordable condos. Both buildings will feature outdoor courtyard space and the project will also have parking for 175 cars.
Oaktree, Dinosaur Capital Complete Newton Mixed-Use Development
Austin Street Partners, a joint venture between Oaktree Development, an award-winning developer of transit-oriented, mixed-use, multifamily developments, and Dinosaur Capital Partners, a Boston-based real estate developer, and investor, has completed 28 Austin, a mixed-use development that transforms a time-worn municipal parking lot into 68 apartments and 5,000 square feet of retail. Located in the village of Newtonville, 28 Austin is Newton’s first new multi-family housing north of Route 9 in more than a decade and was created via a unique private-public partnership between the City of Newton and Austin Street Partners that designates 23 of the apartments as affordable.
“28 Austin provides much-needed housing options for the region’s thriving workforce as well as for residents wanting to remain in Newton as they downsize from their single-family homes,” said Gwendolen Noyes, COO of GreenStaxx and partner at Oaktree Development. 28 Austin is located directly across from Star Market and within easy walking distance to a host of village shops, service-oriented businesses, and over a dozen restaurants. The commuter rail is located just two blocks away and there is easy access to MBTA bus transportation, including express-bus routes to Downtown Boston.
Designed by Stantec and constructed by NEI General Contracting, 28 Austin was built using GreenStaxx modular building technology, a patented design system designed by Oaktree principal Arthur Klipfel, which uses pre-designed and pre-engineered units that can be assembled like Lego blocks to fit any site. In addition to the apartments and retail space, there are 90 underground parking spaces for residents as well as 123 surface level public parking spaces. A new public plaza and playground improve the former municipal parking lot. A rooftop solar array provides over fifty percent of the building’s electrical needs, and 28 Austin is LEED certifiable, utilizing efficient heating and ventilation systems, fixtures and lighting.
The fully accessible apartments feature 9’ ceilings, oversized high-efficiency windows, and modern kitchens with Energy Star appliances, including Fisher & Paykel refrigerators, Bosch dishwashers and washer/dryers, double bathroom vanities, and luxury plank floors. Resident amenities include a hotel-like lobby with a secure package room, resident fitness room with state of the art LifeFitness exercise equipment, a guest suite, a dog park, and a resident lounge featuring a living room, dining room, library, meeting space, and sky deck with fire pit and pergola.
Residents began moving in in September, and retailers Henry Bear’s Park, a toy store, will open for Christmas and Caffé Nero, the bakery and café, will open in early 2020. The residential portion of 28 Austin is professionally managed and leased by the Nordblom Company, and Avison Young is the exclusive leasing agent for the retail space.
At the grand opening ceremony held in late October, Scott Oran, principal of developer Austin Street Partners, thanked the broad array of Newton civic organizations and residents for their support over the many years it took to bring the project to fruition. “Thank you for showing up, repeatedly and with conviction, for years and years in many cases, to make this building a reality,” said Oran. “If it takes a village to raise a child, it surely took a city to raise this building.”
Building Permits Issued for Soldiers Field Road Residential Project
Two building permits have been issued for the upcoming new construction buildings at 21 Soldiers Field Place and 1550 Soldiers Field Road. The larger building at 1550 will feature 211 market-rate apartments and 149 parking spaces. 21 Soldiers Field Place will house 38 condos, all designated affordable, along with 27 parking spaces. The two buildings have been designed to be complementary and both feature ample outdoor green space.
First Units at 28 Austin Street in Newton Expected to Open Next Month
Interior finishing is ongoing and leasing is underway for 28 Austin Street in Newton. First residents are expected to take occupancy in late September with a second and third round of units coming online in October and November. In total, the project will feature 68 one & two-bedroom units ranging in size from around 650 square feet to over 1,200 square feet. Residents will have access to a sky deck with pergola and fire pits. The ground floor of the building will also include 5,000 square feet of retail space.
Modular Boxes in Place for 28 Austin Street in Newton
Over 100 modular boxes are in place for the residential portion of the 28 Austin Street development in Newtonville. The development will feature 68 mixed-income residences along with 5,000 square feet of retail space. Unit sizes will range in size from one to two bedrooms and resident amenities will include a common roof terrace and garden. A public plaza will also be built on site along with 123 public parking spaces at ground level and 90 new spaces below grade.
With Modular Boxes Set in Place, Austin Street Mixed-Use Development Moves Forward
GreenStaxx’ latest modular building has begun to take shape as the installation of the 102 modular “boxes” that will form the residential portion of 28 Austin Street is well underway.
28 Austin Street is a four-story mixed-use development comprised of 68 one and two-bedroom apartments and 5,000 square feet of ground floor retail located in the village of Newtonville. The project is being developed by Austin Street Partners, a joint venture between GreenStaxx (formerly Oaktree Development), an award-winning developer of transit-oriented, mixed-use, multifamily developments, and Dinosaur Capital Partners, the Boston-based real estate developer and investor. The project will also feature a beautifully landscaped public plaza with trees and plantings, a fountain designed by renowned Newton sculptor Nancy Schon and outdoor seating. Twenty-three of the apartments (1/3 of the total project) have been designated as affordable.
Designed by Stantec, the project is being built using GreenStaxx modular building technology, a patented design system that utilizes a digital library of 25 pre-designed and pre-engineered units that are “stacked” in a 3D program, and are designed and engineered to be assembled like Lego blocks to fit any site. The 65’ long x 13’ wide units were built in a climate-controlled factory in Canada, transported to Newton by flatbed truck, and are now being set in place. The GreenStaxx system, designed by founder Arthur Klipfel, has been utilized in a number of transit-oriented, multifamily projects developed by GreenStaxx, including 30 Haven in Reading, MA, a mixed-use 53-unit complex selected as one of five national finalists for the Urban Land Institute’s Jack Kemp Excellence in Affordable and Workforce Housing Award in 2014.
Austin Street Partners selected Stantec and NEI General Contracting as their development team based in part on their experience with modular construction. “The integral component for the GreenStaxx system is the vertical integration of the developer, architect, general contractor and the modular manufacturer, so that they’re operating as one company, marching to the same drummer, in order to achieve maximum efficiency for a project,” said Klipfel.
Built on a former municipal parking lot in conjunction with the City of Newton, the project will also replace 124 public parking spaces at ground level and add 90 new underground residential and retail employee parking spaces. A rooftop solar array will provide over fifty percent of the building’s electrical needs, and 28 Austin Street will be LEED certifiable, utilizing efficient heating and ventilation systems, fixtures and lighting. Electric car-charging stations are being installed, and all apartments will be equipped with EnergyStar appliances. Resident amenities include a common living room and roof terrace, a fitness center, and a play area for children and dogs. The project is expected to be completed in the summer of 2019.
