Braintree Industrial Facility Refinanced for $22.4 Million The property at 175 Campanelli Drive in Braintree, MA has been refinanced by Equity Industrial Partners via Brookline Bank for $22.4 million. Located 10 miles south of Boston, the site provides access to Boston' s growing population as well as the intersections of Route 3, Interstate 93 and Route 128. Offering 494,980 square feet of warehouse space with 22' clear height, 57 loading docks, and ample outside storage/parking area.

Foundation In Place and Work Begins on the Core for Garden Garage Tower The foundation for the 44 story Garden Garage Tower is in place and work has also started on the core of the building. The West End Tower will feature 469 apartments along with 20,000 square feet of amenity space, and 2,300 square feet of ground-floor retail. The new parking garage under the tower will hold around 830 spaces. Construction is expected to be complete in late 2021.

Worcester Warehouse Refinanced for $7.1 Million Equity Industrial Partners has refinanced their warehouse property at 66 Atlas Street in Worcester, MA for $7.1 million via East Boston Savings Bank. The property is a single story 173,800 square-foot warehouse facility that was constructed in 1975 is located one mile from I-90 with direct rail access along the CSX Rail Line. It features 2 drive-in grade level doors and 24 high door loading docks. The property sits on a 14.02-acre parcel of land area with expansion capabilities of up to 50,000 square feet.

Equity Industrial Partners Acquires Industrial SiteNeedham-based, Equity Industrial Partners has acquired an Industrial building located in Chicopee for $1.9 million. The 16,000 square foot terminal was built in 1980 and sits on 1.49 acres of land near the Westover Metropolitan Airport.

New-construction Class A office space completed at Two Wells Avenue in Newton Newton’s Wells Avenue premier office district has received 135,000 square feet of new Class A office space with the completion of Two Wells Avenue, a new-construction office building featuring a floor-to-ceiling glass curtain wall facade and a modern amenity package. Two Wells Avenue was constructed off of the bones of a single-story, 69,000-square-foot office building constructed over 40 years ago. About 20,000 square feet of the original building were preserved. The original Two Wells Avenue was partially demolished and expanded to three stories in height, nearly doubling the property’s square footage. New utilities and underground storm water filtration were added, and the building was outfitted with exquisite finishes such as stone interior floors and wood exterior accents. A new grand lobby featuring a two-story waterfall and a cafe was constructed at the building’s entrance. Office space at Two Wells Avenue is now available for lease. The building is located minutes from the new Kendrick Street exit on Interstate 95/128, as well as the Needham Street retail corridor. Two Wells Avenue, new Newton office space now leasing, tops offA topping-off ceremony was held yesterday (December 6th) for Two Wells Avenue, a new state-of-the-art office building now leasing in Newton. Two Wells Avenue is expected to open in 2017 and will feature contemporary interior design with amenities including a "grab and go" lobby cafe. Two Wells Avenue modernization and expansion underwayWork is underway on the modernization and expansion of Two Wells Avenue, an existing single-story, 69,000 square foot office building constructed over 40 years ago located in Newton's Wells Avenue Office Park convenient to Route 128. The project will construct two new floors and expand the building's size to 135,000 square feet with expected completion in December 2016. The modernized Two Wells Avenue will feature contemporary interior design with abundant natural light owing to the building's reflective glass exterior. New utilities, including energy-efficient lighting and HVAC systems, and an underground storm water infiltration system will also be constructed.The New England Real Estate Journal reports that partial demolition of the existing building, commenced in June, is just about complete. Preparations have begun for foundation work, which will commence in mid-August. Construction of the expansion's structural steel frame is expected to start in September.
