Washington Capital Retains Tocci For Union Point

Washington Capital Management, Inc., on behalf of one or more investment management clients, has retained Tocci Building Corporation to provide development support services for Union Point. The property is the 1400 acre redevelopment of the South Weymouth Naval Air Station formerly known as Southfield. Tocci will assist Washington Capital with land use documentation and selection of a new Master Developer. Services include liaison with the Southfield Redevelopment Authority and landowner responsibilities. Tocci was the former Program Manager for Union Point through 2017 and provided a broad range of planning and construction services.

LStar Communities to be Removed from Union Point Development
The board overseeing the redevelopment of the former South Weymouth Naval Air Station is putting the project’s master developer on notice of default for failing to attract development, provide necessary infrastructure and meet its financial obligations.
The Southfield Redevelopment Authority’s board of directors on Wednesday determined that LStar has breached the terms of the disposition and development agreement. The board voted unanimously to have Paul Niedzwiecki, executive director of the SouthField Redevelopment Authority, notify the company that it is in default.
“We don’t take this action lightly because it is a big deal, and it’s not a place we wanted to go,” said Lyndsey Kruzer, chairwoman of the authority’s board of directors.
LStar will have at least 30 days to address the deficiencies, after which the board will decide whether to take further action. That could include terminating the master developer agreement, Kruzer said.
The default notice results from mounting legal and financial challenges facing the developer behind the massive redevelopment project, which includes land in Weymouth, Rockland, and Abington.

Core in Place for Vita JP as Framing Continues
The concrete core is in place with wood and steel framing rising for Vita JP. The exterior of VITA is designed to create an urban townhouse image above a brick retail base with large glass storefronts. The corner is defined by a tower element that projects out and angles slightly to define the entry. The project will include 82 condominium homes along with first floor retail. Resident amenities will include garage parking, bike storage, and a spacious roof deck with grills and a fire pit.Construction is set to be complete this summer.

A Certificate of Occupancy has been issued for Boulevard on the Greenway, the 36 unit luxury condo building overlooking the Rose Kennedy Greenway. Model Unit Open at Boulevard on the Greenway
A luxurious model unit is now ready for Boulevard on the Greenway, the upcoming 36 unit condo project situated overlooking the Rose Kennedy Greenway.
Along with the condos, the development will include 3,550 sf of ground floor retail. A historic building on site designed by notable architect Charles Bulfinch has also been preserved and integrated into Boulevard on the Greenway's facade.

Finegold Alexander Architects Wins AIA New England Design Award for The Lucas
The Lucas, designed by Finegold Alexander Architects received an Honor Award at the 2018 AIA New England Design Awards. The Lucas is the transformation of a shuttered 1874 German Trinity Catholic Church. The concept is a building within a building - a steel and glass design that rises out of the massive stone walls to create a 33-unit residential community. The eight-story glass and steel building bursts through the former church’s roof with steel columns continuing the lines of the stone buttresses skyward.
The AIA jury noted: “The jury was intrigued by this adaptive reuse project, excited by the move of hollowing out a church and inserting an entirely new building. Reimagining the flying buttress for the twenty-first century could have been corny or clunky; however, these interpretations in steel subtly work. The addition is clearly contemporary, but in deference to the existing structure, a success in preservation.”
Each of the 1 to 3-bedroom units are completely individualized, based on unique architectural details. The existing Victorian Gothic features of the stone walls, tower, and arched windows are seamlessly blended with contemporary glass and steel. The design team sought to marry the old and new by retaining the architecturally significant landmark’s tracery windows, front doors, and other artifacts.

The 36 unit luxury building, overlooking the Rose Kennedy Greenway is already 75% sold according to Sales Manager, Josh Carr. Resident amenities on the project are set to include concierge service, a club room, fitness center, pet spa and state-of-the art automated parking.

Finegold Alexander Architects is the lead architect and LDa Architecture & Interiors is handling the interior design. The building is located at 110 Broad Street beside the Rose Kennedy Greenway in downtown Boston.
