Greystar Putting Finishing Touches on Elan Union Market in Watertown
While most recognized as one of the country's largest property management firms, Greystar also operates a significant development arm with 76 projects (over $12B) in the pipeline across the globe. Here in the Boston area, Greystar is wrapping up construction on Elan Union Market in Watertown, a recent stop on the NAIOP Science of Success Bus tour. The 282 unit building opened to first residents in June of last year and interior finishing is underway for the final units.
The building designed by TAT features apartments ranging in size from studios to three bedrooms along with 7 outward facing courtyards to welcome in residents and provide a better streetscape for the community. 13,000 square foot of amenity space is also found on-site including an art gallery showcasing historic Watertown art, an outdoor pool, and fitness center.
Rents at Elan Union Market are ranging from $1800 to $4650 per month and include a very unique amenity, Hello Alfred service. As a service partner with Greystar, Hello Alfred provides a free weekly tidy up for all residents at the building. The Hello Alfred team will empty the dishwasher, take out the trash, and make the bed, certainly a nice extra perk!
Situated just a few blocks from Watertown Square on one side and Arsenal Yards on other the Elan Union Market location is proving popular with renters, as the project is already 75% leased.

Foundation work has started for the upcoming Hilton Hotel as part of the South Bay Center's redevelopment. The extended stay hotel will feature 130 rooms along with parking for 77 cars. Construction on the hotel is set to be complete in 2020.

Facade Work Fast Progressing on Link and Watermark at Market Central
Facade work is moving forward rapidly on both Link and Watermark as part of the Market Central development in Central Square. Link, expected to open later this year will offer studio through three-bedroom units along with ample abundant common spaces including a roof terrace, shared kitchen, lounge, and game room. The 19-story Watermark tower will also offer studio through three bedroom homes designed with a mix of modern and industrial design elements. Resident amenities include on-site concierge service, fitness center, and roof terrace. Watermark is set to open in 2020. Union House, the smaller, boutique building located off Mass. Site Work Underway for New Hotel at South Bay Center in Dorchester
Trees have been cleared and site work is underway for the upcoming 90,000 square foot hotel to be part of the South Bay Center's redevelopment. The Hilton hotel will feature 130 extended stay rooms and surface parking for 77 cars. The hotel will sit on Parcel E within the development, adjacent to the existing Courtyard Marriott. Construction on the hotel is set to be complete in 2020.

Construction Continues on all 3 Buildings at Market Central
The transforming project, Market Central, in Central Square Cambridge is rapidly progressing. Facade install is ongoing for the 19 story tower, Watermark Central which will offer high-end residences and amenities including concierge service, a fitness center, and sky terrace. Construction on the tower is set to be complete in 2020.
Link, the six-story mid-rise building in the project, will offer a variety of co-living options along with a community lounge and game rooms. Exterior work and window install are ongoing here with construction expect to wrap this summer.
Off Mass. Ave, Union House, a smaller boutique building within Market Central is nearly complete with units ranging in size from studios through 3 bedrooms now leasing.

Serenity Apartments Acquired for $123.25 Million
Oxford Properties Group has acquired the property at 101 South Huntington Ave in Boston, MA for $123.25 million.
The property features a mixed-use building that sits on a long-vacant Mission Hill parcel. Serenity features 195 apartments including studios, one-bedrooms, two-bedrooms, and three bedrooms. 24 residences overlooking Olmsted Park feature private elevator access. A 2,100 square foot retail space fronts South Huntington Avenue. Amenities at Serenity include a swimming pool, a fitness center, and a green roof deck. Underground parking is located on site for 100 cars.

Market Central Tops Off
The 19-story, 195-foot residential tower along Mass. Ave. at the heart of Market Central has topped off. This building has been dubbed Watermark Central and will offer concierge service, a fitness center, yoga room, sky terrace, and community lounge. Construction is set to be complete in 2020.
The first phase of Market Central that will be complete will be Union House, a four-story building situated along the back of the project. Units here will range in size from studios up to three bedrooms. Exterior and interior work are ongoing for this building which is now leasing.
The third building in the project is Link, a co-living option that offers private micro units to two or three-bedroom homes, a community lounge, outdoor terrace, and game rooms. Window install and exterior work are ongoing here. This building is set to open in Summer 2019.
In total the Market Central development will feature 308 apartments and around 17,000sf of retail space. 60 residences will be designated affordable. Approximately 150 vehicle parking spaces and 360 bicycle parking spaces will be located on site as well.

The Andi at South Bay Nearing Completion
The Andi at South Bay is now leasing as work is wrapping up on the first building (Building D) in the project. The 475 luxury unit complex, located in the new section of the South Bay Center will offer residents a host of amenities including 2 fitness centers, a private courtyard, salt water pool, and co-working space. Units within the project range in size from 450 sf studios to 1400 sf 3 bed/2bath apartments.
The Andi is a key piece of the new 720,000 square foot mixed-use development that has transformed the 10-acre site at the intersection of Dorchester and South Boston.

Revere Property Acquired for $89.25 Million
Greystar has acquired the property at 650 Ocean Avenue in Revere for $89.25 million.
Ocean 650 features a 211,294 square foot mixed-use building on Revere Beach. The six-story building consists of 230 luxury rental apartments along with 304 parking spots for residents.

Union House @ Market Central Set to Open this Fall
Construction on all phases of Market Central (formerly Mass + Main)is rapidly moving forward with completion of the first building on the project, Union House, expected later this fall. Regarding the name change Bob Flack, SVP Development at Twining Properties told BLDUP, "As we approach going live, we wanted a name that connected more with “Central Square” as a place, not just street names. We are bringing a vibrant 15,000 square foot retail program with small vendors and shops which will be how most people will identify this location."
Union House on Bishop Allen Drive will feature 23 apartments ranging from studios to 3 bedrooms and will offer a landscaped backyard for grilling and lounging with neighbors. Pre-leasing has started on the project as exterior & interior work is ongoing.
Link, the upcoming 6-story building, is set to feature innovation housing options including studios and roommate units. Framing is ongoing with topping off expected next month. Completion of Link is expected in summer 2019.
Steel framing is ongoing for WaterMark Central, the 19-story residential tower within the development. This building will feature sweeping Boston and Charles River Views. The development team expects to complete this final phase of the project in Fall 2020.
In total Market Central will feature around 308,000 square feet of space with 308 apartments and 15,000 square feet of retail.

Work Continues at South Bay Town Center
Work continues at South Bay town center as an interior fit-out of 5,000 square feet of space to accommodate a new restaurant is underway. The work includes new mechanicals (electrical, plumbing, HVAC, sprinkler, and fire alarm systems). Additionally, a new kitchen, dining room, interior petitions, and drywall interior finishes are being completed.
When complete, the project will include approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. A total of five new buildings will be built. South Bay Town Center will be pedestrian-oriented, with active ground-floor uses and open spaces.

Construction Continues at The Village at Barnstable
Callahan Construction Managers advances exterior work on the first phase of The Village at Barnstable, an all-new senior housing community, developed by Greystar and designed by The Architectural Team, located on Cape Cod. During the month of June, Callahan continued work on wood framing, roof installation; exterior element installation, and began gas line installation.
This first phase of the project will include 225 independent style residences in a four-story building. All residents will have access to a clubhouse, pool, and underground parking. The articulated façade will include balconies at each unit.
For the second phase of the project, Callahan will be completing two smaller buildings set to specialize in assisted living. Upon completion, The Village at Barnstable is set to include 340 total units.

With its first building open and available for rent, construction continues on the second building at Elan Union Market in Watertown. In total the project will include 282 residential units with just over 10,000 sf of retail space. A glass walkway will connect the two buildings for residents and a small parcel of land at the back of the project will be made into a park.

Proto Kendall Square Now Open
Proto, Kendall Square’s newest residential tower, welcomed its first residents earlier this month. The 280 unit building aims to offer “a balance of connection and comfort” to the innovative community right outside its door. Amenities aimed at attracting the tech and startup crowd include collaborative work spaces, a music room, video game lounge, and on-site tech a/v consulting. Prices for the luxury residences are currently ranging from $2560 per month for a 420 sf studio to around $5550 per month for a 2 bedroom 2 bath.
Retail space at the project is set to include a Mediterranean restaurant Cava Grill, Bank of America and a coffee shop.

Twining Properties and MassPRIM Close $110 Million
Financing for Mass+Main in Cambridge
Mass+Main – a mixed-income residential community developed by Twining Properties in partnership with MassPRIM – announced today the development has closed $110 million of combined financing provided by New York Life Insurance Company ($103 million) and East Boston Savings Bank ($7 million).
Mass+Main will feature 308 mixed-income rental apartments, including 61 affordable units, and 16,000 square feet of retail space in Central Square at the intersection of Massachusetts Avenue and Main Street.

Proto Set for June Opening
Construction progress continues on the Proto, and the exterior is now complete. The building, its common areas and the studio, one and two bedroom apartments will be completed by June 1st. Residents will be able to move-in beginning this June.
The Kendall Square project, a 22-story mixed-use tower will feature approximately 280 apartment residences and 16,000 square feet of retail.
The project remains on schedule using Touchplan, a construction software that allows developers to plan, implement, and monitor projects in their entirety. The innovative software gives developers the ability to see the full spectrum of their project down to every last detail. Touchplan has let developers keep their projects on or ahead of time leading to lower costs and more efficient construction.

New York based, Twining Properties, has mortgaged the Mass+Main development for $103 million via New York Life.
The Cambridge project features approximately 308,000 square foot mixed-use transit-oriented development at the intersection of Massachusetts Avenue and Main Street in the heart of Cambridge's Central Square. Mass + Main will construct 308 apartment residences and 17,000 square feet of retail.
Scheduled project completion is June 2020.

Proto will feature 280 apartment residences ranging from micro units to two-bedrooms, with 16,000 square feet of retail home to Mediterranean restaurant Cava Grill, Bank of America and a coffee shop. A topping-off ceremony was held today for Proto, a 22-story tower featuring approximately 280 apartment residences located in the heart of Kendall Square. The tower has now reached its’ full height, with structural concrete pouring and steel construction complete. Exterior finish panels and windows have been nearly fully installed along Proto’s facade, and interior fit out has begun. Leasing of apartments at Proto will commence January 2018, with the tower expected to open Summer 2018. Proto, located at 88 Ames Street steps from the Massachusetts Institute of Technology (MIT), multiple leading biotechnology companies and major employers such as Facebook and Google, will contain apartments ranging from micro units to two-bedrooms, with 36 designated affordable. 16,000 square feet of retail will be located along the tower’s ground floor. $190 million Mass + Main mixed-use development in Cambridge’s Central Square breaks ground
An official groundbreaking ceremony was held today for Mass + Main, a $190 million mixed-use development in the heart of Cambridge’s Central Square. Mass + Main will feature 308 apartment residences and 17,000 square feet of retail space featuring a collection of small shops. 20% of apartments at Mass + Main will be designated affordable, making it the first of its’ kind in Cambridge to support greater socioeconomic diversity. “The affordable housing and mixed-income elements of this development give families an opportunity to stay and live in Cambridge,” said Massachusetts State Treasurer Deb Goldberg in a prepared statement. A total of 60 affordable apartments will be located at Mass + Main.
Three buildings will be constructed as part of Mass + Main, including a 19-story tower, a six-story building with studios and roommate units and a four-story building designed for families. Mass + Main is designed to meet LEED Gold sustainability standards, featuring green roof terraces, wind energy, energy tracking and smoke-free apartments. Additional amenities include car sharing, easy access to the MBTA Red Line and buses, electric car charging and an on-site Hubway Station. Construction of the three buildings will be completed in phases, unveiling from Fall 2018 to mid-2020.

Edens acquires junk company site at gateway to South Bay Town Center development for $3.6 million
Edens, developer of the $200 million, 720,000-square-foot South Bay Town Center project in Dorchester, has acquired the 0.2-acre site of the Lenox Junk Company, located at the future gateway to South Bay Town Center, for $3.6 million. The parcel, located at 1170 Massachusetts Avenue at the corner of Allstate Road, presents an unprecedented opportunity for Edens to construct an engaging, appropriate gateway for South Bay Town Center, a pedestrian-oriented development which will feature approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. 1170 Massachusetts Avenue’s seller is Core Investments, who acquired the site for $900,000 in May 2013. Core Investments is currently developing the nearby $400 million, 735,000-square-foot Washington Village mixed-use development in South Boston’s Andrew Square.

Helical Drilling provides ground improvement solution at South Bay Town Center development in Dorchester
Helical Drilling has completed ground improvement at the 720,000-square-foot South Bay Town Center mixed-use development in Dorchester. Ground improvement was necessitated by South Bay's geotechnical composition of unstable urban fill, including up to 15 feet of loose-to-medium dense granular fill with ash, slag, cinders, and brick underlain by up to 10 feet of soft organic silt and followed by medium dense sand and gravel. In order to strengthen the soil, Helical Drilling installed Geopier® Rammed Aggregate Pier® Elements (RAPs), providing both spread footing support and slab-on-grade support. GeoConcrete® Column Rigid Inclusions (GCCs) were used in areas with thicker organic deposits and high footing bearing pressures.
Upon completion in 2018, the 10-acre South Bay Town Center will feature 475 apartment residences, 120,000 square feet of retail space, a 60,000-square-foot AMC cinema, a 130-room addition to the existing Holiday Inn Express hotel and three precast concrete parking garages. Concrete superstructure of 88 Ames tower in Kendall Square over halfway poured, exterior finish installation underway
The 22-story concrete superstructure of 88 Ames Street, a mixed-use tower under construction in Kendall Square, is over halfway to its full height, with 12 full floors poured. The building’s elevator core has reached the 13th floor, and metal anchors are being placed along the 13th floor’s base in order to pour the base slab. 88 Ames Street will top off in the coming months, with completion expected next year. The building's first gray and white exterior finish panels have been installed up to the sixth floor.

Initial demolition underway at 280,000-square-foot Mass + Main mixed-use development in Central Square
Demolition of existing buildings has begun on the future site of the 280,000-square-foot Mass + Main mixed-use development, located in the heart of Cambridge’s Central Square. Demolition of an existing parking garage on Bishop Allen Drive is underway to make way for a 23-unit residential building, with completion expected in early September. Demolition of existing two and three-story buildings along Massachusetts Avenue formerly occupied by Quest Diagnostics will take place in September. Work on Mass + Main’s foundation and underground parking garage will continue through mid-2018. Full completion of Mass + Main is anticipated in early 2020; the 23-unit residential building, located at 47 Bishop Allen Drive, is anticipated to opening August 2018. Two new buildings featuring 475 residences have broken ground at the 720,000-square-foot South Bay Town Center mixed-use development in Dorchester. Initial site work for a 45,000-square-foot addition to the existing Holiday Inn Express hotel on site is underway as well. A 602-space precast concrete parking garage is nearing completion at South Bay Town Center, and interior and exterior finishing are underway at the development’s new AMC movie theater. Construction complete at Serenity Apartments, new Mission Hill luxury residences now leasing
Construction is complete at Serenity Apartments, a new 15-story luxury tower in Mission Hill featuring 195 distinctive residences now leasing. Move-ins at Serenity began earlier this month; the building was 40% pre-leased prior to opening. South Bay Town Center structural framing rising
Structural framing for the cinema and precast parking garages at the upcoming 720,000 square foot mixed-use South Bay Town Center, opening 2018 in Dorchester, is rapidly rising. The City of Cambridge's Planning Board approved the 280,000 square foot Mass + Main mixed-use development in Central Square for construction on Wednesday (January 25th, 2016). Mass + Main will be transit-oriented and is targeting an LEED Gold sustainability certification. Construction of Mass + Main is expected to commence this summer.

South Bay Town Center foundation work underway
Concrete foundations are being installed for the future cinema and parking garages at the 720,000 square foot South Bay Town Center development in Dorchester. Across the South Bay Town Center site, which will host five new buildings on former surface parking lots, site work and utility installation are also underway. 88 Ames foundation work underway
Foundation work is underway for 88 Ames, a 22-story mixed-use development in the heart of Kendall Square that will energize the site of a former parking garage entrance. J. Derenzo Companies is hard at work preparing the site for borehole drilling and superstructure erection. The construction team is now drilling large diameter boreholes that will reach down deep into the soil. Massive steel reinforcing cages are already on site and will be placed into the drilled holes and filled with concrete to form a drilled pile. Serenity Apartments nearly fully sealed, new aerial footage released
Windows and exterior finish panels have been installed along a large section of Serenity Apartments’ facade as the building nears its’ Spring 2017 opening. At Serenity’s base, brick finishes have been just about fully installed. The construction team is now plastering Serenity’s apartments and installing interior finishes. HVAC utilities have been installed on Serenity’s roof and throughout the building. Serenity General Contractor Suffolk Construction has released two new aerial videos of Serenity, a new drone flyover and a time-lapse showing Serenity’s progression since the start of construction in Winter 2015:

Latest Mass + Main plans unveiled
Twining Properties has unveiled the latest plans for Mass + Main, a proposed approximately 280,000 square foot mixed-use development in Cambridge's Central Square. Approximately 306 residential units and 17,000 square feet of retail are now proposed across three new buildings. Twining Properties hopes to start construction of Mass + Main, which would last approximately two years, in mid-2017. The Cambridge Planning Board is currently reviewing Mass + Main. New Serenity aerial footage released, finish installation underway
Suffolk Construction has released new aerial footage of Serenity, a 195-unit apartment building with 2,100 square feet of retail opening Spring 2017 in Mission Hill. Exterior finish panel installation is well underway, and moisture-resistant cladding is fully installed along the building’s frame. Per an update by Prellwitz Chilinski Architects, interior unit finishing is underway on lower level units. Steel framing is being installed on upper floors to lay out units. Serenity website released with new renderings and drone footage, apartments opening Spring 2017
Developer Longwood Group and Property Manager Greystar have released a new website, TheSerenity.com, for Serenity, a 195-unit residential apartment building with 2,100 square feet of ground-floor retail opening Spring 2017 in Mission Hill. Per the website, Serenity will feature studio, one-bedroom, two-bedroom and three-bedroom residences. 24 residences overlooking Olmsted Park will feature private elevator access. With the website, new interior renderings of Serenity and a building logo have been released along with drone footage of the under-construction building. Serenity exterior finish installation underway
Exterior finishes have reached the top level of Serenity's 15-story frame and are installed along a large frame section. Concrete has been poured on nearly all floors, and framing of interior units is underway.

The Eddy, opening September on the East Boston Waterfront, ready to welcome residents
The Eddy, a 16-story, $135 million mixed-use tower on the East Boston Waterfront, is ready to welcome its first residents this coming month. The Eddy will feature 258 studio, one and two-bedroom residences with a ground-floor waterfront destination restaurant operated by Navy Yard Hospitality Group and Chef Marc Orfaly. State-of-the-art residential unit finishes are designed in keeping with the building’s waterfront location, with blue kitchen tiles, an open floor plan and oversized windows throughout. With sweeping harbor and skyline views from every corner, and a particularly breathtaking vista from the top-floor communal roof deck, The Eddy is a uniquely positioned offering that is sure to be a great place to call home.
Matt Edlen, Director of Acquisitions and Development at Gerding Edlen, sees being able to invite people to experience the East Boston neighborhood as “a tremendous opportunity.” In addition to “very cool, show-stopping” water views that will be “a huge part” of the Eddy resident experience, explains Edlen in an interview with BLDUP, East Boston is “contextually is not the same [experience] you would find in Back Bay or downtown,” with unique culture, art and food and an inherent sense of community. Kelly Saito, a Partner at Gerding Edlen, notes in an interview with BLDUP that while East Boston “seems distant across [Boston Harbor], it is actually really well connected.” With Downtown Boston one subway stop away, Saito notes, East Boston is a “very viable place to live for downtown workers” that is close to, but outside of, downtown and surrounded by water, parks and beaches. “The most unique thing about [The Eddy] is the views,” explains Saito, but “the biggest surprise will be its’ convenience.”

Initial garage demolition complete at 88 Ames in Kendall Square
J. Derenzo Companies’ JDC Demolition division has demolished the section of the existing East Garage in Kendall Square on which 88 Ames, a 22-story mixed-use tower containing 280 residential units and 16,000 square feet of retail space, will be built. The section of the parking garage which will be retained has been sealed off with wood panels, clearing the way for foundation and superstructure construction at the 88 Ames site. Serenity apartment tower in Mission Hill tops off
We had the honor and privilege of attending the official Serenity topping off ceremony this past Monday, July 11th. We would like to extend huge congratulations and thanks to Longwood Group on this important milestone. Serenity will further enliven Mission Hill with 195 new residential rental apartments and approximately 2,100 square feet of ground-floor retail space. Amenities at Serenity will include a swimming pool, a fitness center and a green roof deck. Serenity will be LEED Silver certified and is anticipated to open in Spring 2017. Greystar will be Serenity's property manager.

J. Derenzo Companies breaks ground at 88 Ames Street
J. Derenzo Companies recently broke ground at 88 Ames Street in Kendall Square and has begun work on installation and improvement of sewage and utilities for the new 22-story mixed-use tower. The tower will contain approximately 280 rental apartments and 16,000 square feet of ground-floor retail.

South Bay Town Center approved for construction
The Boston Redevelopment Authority approved South Bay Town Center for construction at last night's board meeting. Located in Dorchester at the existing South Bay Center shopping mall, the 720,000 square foot mixed-use development project will include approximately 475 residential units, 120,000 square feet of retail space, a 60,000 square foot cinema and a 130-room hotel. Construction of South Bay Town Center could start in the third quarter of 2016.

Excavation and foundation work underway at Serenity
J. Derenzo Companies is at work performing excavation and foundation work to prepare the Serenity site for tower construction. Much of the tower's foundation has already been excavated; S&F Concrete is pouring concrete along the excavated foundation. Suffolk Construction is managing Serenity's construction. Serenity will feature 195 apartments and a 2,100 square foot retail space in the heart of Mission Hill along the Emerald Necklace park.

Ten New's facade is just about complete. Interior work continues to progress on the 16-story building's apartments, resident amenities and ground-floor commercial space. Located on Boston Harbor, Ten New residents will enjoy sweeping views of the downtown Boston skyline. Ten New's ground floor is anticipated to house a waterfront restaurant.

We stopped by the 6-26 New Street, since officially named Ten New, construction site and were excited to see that installation of finishes had progressed significantly! We were able to gain a closeup view of the finishes as they were delivered on street level; see our photographs above. Ten New was officially topped off on Friday, November 13th; congrats to Gerding Edlen, Suffolk Construction and all involved!

We stopped by 6-26 New Street last week and were thoroughly impressed. The building has grown significantly and appears just about ready to top off. Finishes and windows are also beginning to be installed on the building's ground floors. With its added height, 6-26 New Street is now visible from all around, throughout East Boston as well as from downtown Boston.

We stopped by 6-26 New Street recently. Construction appeared to be actively progressing. At the time, demolition of the structurally unsound nine-story building was not yet approved. (The Boston Redevelopment Authority approved the new development plans on April 16th, 2015.) The tallest building shown on site is the nine-story building that would have been renovated along with a seven-story height addition. Both buildings shown in our site photos will now be demolished, and new ones will be built in their stead.
