Construction Continues on 75 Hayden in Lexington
Construction is ongoing for 75 Hayden and an associated new parking garage coming to the Hayden Research Campus in Lexington. 75 Hayden will feature over 213,000 square feet of Class A office and lab space. The fourth floor of the building has been leased to Dicerna Pharmaceuticals. Construction is expected to be complete this coming fall.
New Windows Going In at Exchange 200
Renovations continue at Exchange 200 in Malden including the install of new windows. The 4-story building, formerly a banking operations center, is being converted into an innovative transit-oriented development, with street-level retail, a state-of-the-art data center and over 200,000 square feet of creative office space. Amenities added to the space will include a fitness center, networking spaces, and bike storage.
Construction Continues on 225 Wyman St. in Waltham
Construction is ongoing for the upcoming 500,000+ square foot office/lab building at 225 Wyman Street in Waltham. The building has been designed to receive LEED Silver certification and accommodate both lab and traditional office needs. The project will also include new outdoor seating areas, walking trails, and landscaped courtyards. Upon completion, the new building will be the largest contiguous Class A office building constructed along the Route 128 “technology belt”.
Corderman & Company Completes Engie's New Boston Offices at 9 Channel Center
Construction is now complete on ENGIE’s new expanded Boston office at 9 Channel Center Street in Boston. ENGIE has moved into 21,000 square feet of first class office space on two floors of the modern mixed-use building in the city’s historic and vibrant Channel Center neighborhood. Corderman & Company provided construction management services on the project.
The $3.2 million construction program, in collaboration with global design firm Gensler’s Houston and Boston offices, is a mix of open workspace, private offices, conference rooms, work lounges, wellness rooms, cafes, huddle areas, a private phone booth, and shower room in an inspiring contemporary environment.
Staying true to the warehouse-industrial architecture at 9 Channel Center, ENGIE’s offices include exposed brick and beam construction throughout. Colorful branded moments, statement lighting, and modern furniture provide a dynamic contrast. Each floor was designed with three zones to accommodate employee collaboration and individual work throughout the day. Pops of color were infused into the cafes and teaming zones. The central teaming area and perimeter individual workstations were designed to facilitate concentration and focus.

Owner/developer Berkeley Investments’ 9 Channel Center is part of their far-reaching program to enhance value through adaptive reuse throughout Channel Center. The building has been infused with new technology and a modern design aesthetic while maintaining its brick and beam ambiance. It is positioned at the cross-section of South Boston, Fort Point, and the Seaport District. Other tenants in the building include Corderman & Company, and Bargmann Hendrie + Archetype, Inc. The office and retail leasing agent is CBRE.
The new space for ENGIE is one of numerous customized and creative offices that are either complete or underway by Corderman & Company. This includes offices for: Cybereason, Catalant Technologies, Venture Lane, Neoscape, Placester, Ideo, Enzyvant,, Goulston & Storrs, and Kensington Capital. Corderman’s team on this project was comprised of: Hegarty, Project Manager Jim Tully, Superintendent Joel Ashton, Laborer Kenneth DeCampo, and Senior Estimator Cadman Corbett.
CO Issued for 40 Warren St. in Charlestown
A temp. certificate of occupancy has been issued for 40 Warren Street in Charlestown. The $6M+ renovation features a 3,500 square feet of retail space on the ground floor to be home to Tatté Bakery along with around 40,000 square feet of Class A office space on the upper floors.
Foundation Work Underway for Renovation of The Abbot Building in Harvard Square
Foundation work is underway for the renovation of the Abbott Building in the heart of Harvard Square. The updated building will feature over 32,000 square feet of office space plus 33,000 of retail. The project is expected to wrap up in the first quarter of 2021.
Dorchester Building Sells for $21.38 Million
The property at 1943 Dorchester Ave has been acquired by Corcoran for $21,388,710.
The recently finished mixed-use building located across from the Ashmont rapid transit station contains 64 rental apartment residences and over 2,100 square feet of ground-floor retail. Residences are made up of 42 studios, 15 one-bedrooms, 3 one-bedrooms + den, and 4 two-bedrooms. 8 residences are designated affordable.

Seaport District Building Trades for $482 Million
Clarion Partners has acquired ONE Marina Park Drive in Boston's Seaport District for $482 million.
The property features a 522,000 square foot office building that was constructed in 2010 and was the first building erected in the Fan Pier development.
ONE Marina Park Drive is beautifully complemented by a six-acre marina and inviting green spaces. Additionally, the tower is neighbored by two luxury condominium towers, 50 Liberty and Twenty Two Liberty, and sits adjacent to Eleven Fan Pier Boulevard and Fifty Northern Avenue.
Permit Pulled for Fit-Out of Tatte Bakery Coming to Charlestown
A fit-out permit has been pulled for the Tatte Bakery coming to 40 Warren Street in Charlestown. The Boston based bakery/cafe has leased the entire retail space at the newly renovated building which will include around 40,000 square feet of Class A office space on the upper floors. The new bakery is expected to open this coming March.
Demo Underway for The Exchange South End
Demo has kicked off of the building that formerly housed the historic Boston Flower Exchange to make way for Exchange South End, the upcoming 1.6 million square foot project that, once complete, will be a next-generation life science and technology urban campus. When asked about the timeline for construction of the first phase of the project, The Abbey Group tells BLDUP, "We are actively marketing the project, we are preparing the site and taking steps to be able to go forward with construction. We don't yet have a specific timetable to share."
While the Boston Flower Exchange represented a physical exchange of goods for much of the 20th century, Exchange South End will represent an exchange of ideas, technology, and culture for the 21st. Located in the South End, one of Boston’s most culturally rich and diverse neighborhoods and home to hundreds of nearby restaurants, bars, retail shops, art galleries, and studios, the site will feature four new state-of-the-art laboratory and office buildings, significantly improving the area’s life science and technology infrastructure. Additionally, the campus will feature 22,000 square feet of retail space and 30,000 square feet of community space.It is anticipated that the site’s original wharf granite slabs will be excavated and incorporated into Albany Green, a one-acre publicly accessible open space at the heart of the campus, as benches, walls, and other park features.

The updated building will offer over 32,000 square feet of office space plus 33,000 of retail. Originally built in 1908, the renovations are expected to be completed in Q1 2021.
