Foundation Work Ongoing for 225 Wyman Street in Waltham

Clarion Partners has acquired ONE Marina Park Drive in Boston's Seaport District for $482 million.
The property features a 522,000 square foot office building that was constructed in 2010 and was the first building erected in the Fan Pier development.

Permit Pulled for Fit-Out of Tatte Bakery Coming to Charlestown
A fit-out permit has been pulled for the Tatte Bakery coming to 40 Warren Street in Charlestown. The Boston based bakery/cafe has leased the entire retail space at the newly renovated building which will include around 40,000 square feet of Class A office space on the upper floors. The new bakery is expected to open this coming March.

Demo Underway for The Exchange South End
Demo has kicked off of the building that formerly housed the historic Boston Flower Exchange to make way for Exchange South End, the upcoming 1.6 million square foot project that, once complete, will be a next-generation life science and technology urban campus. When asked about the timeline for construction of the first phase of the project, The Abbey Group tells BLDUP, "We are actively marketing the project, we are preparing the site and taking steps to be able to go forward with construction. We don't yet have a specific timetable to share."
While the Boston Flower Exchange represented a physical exchange of goods for much of the 20th century, Exchange South End will represent an exchange of ideas, technology, and culture for the 21st. Located in the South End, one of Boston’s most culturally rich and diverse neighborhoods and home to hundreds of nearby restaurants, bars, retail shops, art galleries, and studios, the site will feature four new state-of-the-art laboratory and office buildings, significantly improving the area’s life science and technology infrastructure. Additionally, the campus will feature 22,000 square feet of retail space and 30,000 square feet of community space.It is anticipated that the site’s original wharf granite slabs will be excavated and incorporated into Albany Green, a one-acre publicly accessible open space at the heart of the campus, as benches, walls, and other park features.

Demo is nearly complete and concrete install has kicked off for the revamp of the historic Abbott Building in Harvard Square. The updated building will offer over 32,000 square feet of office space plus 33,000 of retail. Originally built in 1908, the renovations are expected to be completed in Q1 2021.

Permit Issued to Abandon Gas Service to Exchange South End Site in Prep for Demo
A permit has been pulled to abandon the gas service to 540 Albany Street in prep for demo. The demo will make way for the much-anticipated Exchange South End project which was approved by the BDPA over a year ago in August 2018. The four-building 1.6 million square foot project will offer a mix of office, lab, and retail space plus a new 1-acre public park. The first buildings in this new life science and technology campus are expected to be ready in Q1 2022.

Renovation Work Ongoing at Exchange 200 in Malden
Construction is ongoing for the renovation of 200 Exchange St. in Malden into a modern innovation hub. Floor-to-ceiling glass will be added along the facade for additional natural lighting, and amenities will be constructed including a fitness center, networking spaces, and bike storage. Exchange 200 will feature 200,000 square feet of flexible commercial space intended for office and technology tenants, as well as over 16,000 square feet of ground-floor restaurant and retail space. Given its’ existing power and network redundancies, Exchange 200 will also include 60,000 square feet of energy-efficient data center space, including 25,000 square feet of critical operation space.

BPDA Won't Grant Additional Extensions to Development Team of Tremont Crossing
At the end of this month, it will be back to the drawing board for the City-owned land at 1200 Tremont Street in Roxbury. As of 10/31, the designation of Feldco & Elma Lewis Partners as the developers of Parcel 3 will expire and the BPDA will not grant any further extensions. BPDA Director Golden told the Bay State Banner, “The residents of Roxbury deserve a development at Parcel 3 that will create good-paying jobs, economic development, affordable housing, cultural space and more,” Golden said in his statement. “While we are disappointed that the current project cannot move forward due to the development team’s lack of a viable funding source, we believe that opening this parcel up for new opportunities will allow for a community-led vision, guided by PLAN: Dudley, to determine the future of this important parcel.” The current plans for Tremont Crossing which were approved in March 2017 would have featured nearly 1.2M square feet of mixed-use development including over 700 residential units.

Paradigm Properties and North Colony Asset Management have acquired the property at 625 Mount Auburn Street in Cambridge, MA for $57.5 million from The Davis Companies.
