L3 Capital has proposed a 43,5000 square foot retail and office building on the surface parking lot at 149 Newbury Street. The new building would feature 17,500 square feet of retail space and approximately 26,000 square feet of office space. L3 acquired the parking lot in July 2019 for $40M.

$160M Permit Pulled for New Construction Phase of 401 Park
Suffolk Construction has pulled a permit valued at over $160M to begin work on the 14-story new construction building at 401 Park. An existing non-historic building and parts of the garage will be demolished. The 506,000 square foot building will feature office and laboratory space above ground-floor retail. This phase of the project will also create a new public plaza at the southwest corner of Brookline Avenue and Fullerton Street.

The 77 room addition to the Onyx Hotel in the Bulfinch Triangle has won approval from the BPDA. The new space will also add ground-floor retail and restaurant space along Portland Street plus rooftop amenity space. The hotel currently features 112 rooms.

74 Unit Affordable Housing Development Approved in Roxbury
The mixed-use project at 2147 Washington Street in Roxbury has been approved by the Boston Planning Board. The new building will include 62 apartments, all designated affordable plus 12 condos, 8 of which will be affordable. The project also includes 2,500 square feet of space for the Haley House Bakery Cafe along with retail and artist work studios.

400+ Unit Project in Dorchester Now Under Review
Bass Realty has submitted official plans for the Jan Karski Way Extension mixed-use development in Dorchester. Plans call for 406 residential units, 16,190 square feet of ground-floor retail space, and a total of 287 parking spaces. Units will range in size from studios through 3 bedrooms. The project will also offer a variety of open spaces including an 8,500 square foot Civic Lawn and 25,000 square foot public courtyard at the center of the development.

The BPDA has approved the 64 unit condo project at 154 Terrace Street in Mission Hill. The 6-story building will feature a mix of 32 one-bedroom units, 24 one-bedroom plus den units, and 5 two-bedroom units. Units will range in size from approximately 695 square feet to 946 square feet. 27 parking spaces will also be included on-site.

This new building will feature a below-grade parking garage with 175 spaces, 3,050 square feet of retail space, plus 76 apartments. The first phase of the project, along Gardner Street, features 38 apartments and parking for 39 cars.

The Radius Apartments have been refinanced via Peoples United Bank for $42 million.
The Radius Apartments are a new mixed-use development that opened in Spring 2019 featuring 132 apartment residences and 5,000 square feet of ground-floor retail. Residences at Radius includes 53 studios, 43 1-bedrooms, 16 1-bedroom + dens, and 20 2-bedrooms. Resident amenities include a rooftop common room, fitness center, and an outdoor deck.

Roxbury Development Secures $11.4 Million in Financing
The development at 10 Taber Street in Roxbury has secured $11.4 million in construction financing via Hingham Institution for Savings.
The approved mixed-use project consists of forty-five apartments and a retail space comprising approximately 46,239 gross square feet total floor area. The apartment unit mix consists of thirty-five One-Bedroom apartments and ten Two-Bedroom apartments. There will be a ten (10) space ground floor garage. There will be 13% Affordable Housing use for this project. The proposed project will abut an existing three-story office and commercial building.
