Neshamkin French Architects, Inc. is an architectural firm founded in 1985. A continuing strength of our firm has been its emphasis upon personal service. The firm’s founding principals were John W. French (1947 - 2014), AIA, and Linda C. Neshamkin, AIA. The firm has extensive experience in the design and construction administration of privately and publicly funded housing, civic and commercial structures, and have developed expertise in renovation, new construction and the adaptive re-use of structures. In addition, we bring to our jobs 30 years of experience with a team of consultants, which includes landscape architects, civil engineers, and mechanical, electrical and structural engineers, enabling us to act as a single-source provider of professional services. Currently, we provide services in the field of Design and Construction Administration where our first hand knowledge of methods, materials and costing can assist our clients in fulfilling their program goals within very tight budgets. NPC Filed for 270 Baker St. in West Roxbury

The development team behind the 270 Baker Street project in West Roxbury has filed a notice of project change to convert the 60 residential units from ownership to rentals. The project was originally approved in September 2017 however the NPC sites financing and construction cost limitations for this requested update. There would be no changes to the size of the project.

Certificate of Occupancy Issued for 16 Boardman in East Boston

A Certificate of Occupancy has been issued for the 19 new condos at 16 Boardman Street in East Boston. Residences include European kitchen cabinets, quartz countertops, custom vanities, and heated tile floors in the bathrooms. The building is located just a few minutes from the Orient Heights MBTA Station and overlooks Noyes Park which is undergoing a $4M renovation.

Ropewalk Apartments Financed for $38.52 Million

The development in Charlestown at 317 Fifth Street has been financed via East Boston Savings Bank, The Life Initiative, and Massachusetts Historic Rehabilitation Tax Credit Program for $38.52 million.

The redevelopment of the former ropewalk factory located in the Charlestown Navy Yard will transform into 97 townhouse-style apartment residences including studios, one-bedrooms, and two-bedrooms. The granite facade of the factory building, which is over 1,300 feet long and has been vacant since 1971, will be fully restored. 20% of residences at Ropewalk Apartments will be designated affordable.

Building Permit Issued for Conversion of Ropewalk Building in Charlestown to Apartments

A building permit has been issued for the renovation of the ropewalk factory in the Charlestown Navy Yard into 97 apartments. Work will include masonry repairs, new windows, and mechanicals. The project will also include public space dedicated to the history of the building.

Interior Finishing Underway at 16 Boardman Street

Interior finishing is underway for the 19 new luxury condos located on Boardman Street in East Boston.  The development will feature a mix of 1, 2, and 3 bedroom units along with parking for 27 cars. Trac 75 Sells to Private Group for $42.5 Million

Trac 75, located in Allston has sold to Trac 75 LLC, a private group owned and operated by Zhiqiang Gui and Xiaojie Zhang of Brookline for $42.5 million.

The property features a new construction 4 to 6 story, 93,000-square-foot mixed-use building located steps to Union Square and the Boston Landing development. Trac 75 features 80 rental residential apartments; 11 apartments are designated affordable. Apartments include studio, 1-, 2- and 3-bedroom configurations, ranging from 430 to 1,188 square feet in size.

Ropewalk Apartments in Charlestown Navy Yard move forward with long-term ground lease closing


The restoration of the Charlestown Navy Yard’s historic ropewalk factory, which spans over 1,300 feet in length and has been vacant since 1971, has taken a step forward with developer Frontier Enterprises’ closing on a long-term ground lease for the City-owned property. With the lease closing, the proponent will be able to move forward with construction of the development, which will feature 97 studio, one- and two-bedroom townhouse-style apartments. As part of the project, public interior and exterior exhibition space dedicated to ropewalk manufacturing history will also be constructed. Construction site preparation work on the Ropewalk Apartments property is expected to begin in the coming months. The Ropewalk Apartments will be located in the heart of Charlestown's historic Navy Yard, minutes from Downtown Boston.

Owner of recently completed Rutherford Landing apartments in Charlestown proposes condominium conversion


Bennett Development, owner and developer of the recently-completed, 15-unit Rutherford Landing apartments in Charlestown, proposes to sell the building's units as condominiums in response to recent demand. In a Notice of Project Change (NPC) formally submitted to the Boston Planning & Development Agency (BPDA), the proponent states that there has recently been a "significant change in housing demand in Charlestown from rental housing to home ownership".


Bennett's request follows the recent approval of Saracen Properties' request to sell the 62 units of the recently completed 99 Tremont Street apartments in Brighton as condominiums. Across Boston, new-construction condominium buildings have seen a significant rise in demand, with the 85-unit Telford 180 condominiums in Allston selling out pre-completion, and the 80-unit Slip65 condominiums on the East Boston Waterfront selling out in just two months with a year of construction remaining. The BPDA is now reviewing Bennett's proposal.

The 100%-leased, new-construction Trac 75 apartment building in Allston, which contains 80 units located steps from the Boston Landing development and commuter rail station, has been listed for sale by developers The Grossman Companies and The Waypoint Companies through broker Colliers International. Trac 75 was delivered 100%-leased upon its’ opening in August 2017, averaging 22 units per month during lease-up process with average rents exceeding $4.23 per square foot. Professionally managed by The Dolben Company, the building features luxurious studio, one-, two- and three-bedroom units, with amenities including a common roof deck with city views, a community room, a fitness center and on-site parking. Trac 75 also contains a 562-square-foot ground-floor retail space and a 1,715-square-foot startup incubator space.

BPDA approves 270 Baker Street, 60 new condominiums in West Roxbury


The Boston Planning & Development Agency (BPDA) approved 270 Baker Street, a development featuring 60 condominium residences across three new multifamily and townhouse buildings, at last night's board meeting. Eight residences at 270 Baker Street will be designated affordable. An existing three-story, 30,000-square-foot commercial building will be retained on site. 270 Baker Street will require zoning relief from the Zoning Board of Appeals (ZBA) before moving forward with construction.

Construction of Trac 75, a new luxury apartment building located steps from the new Boston Landing MBTA commuter rail station developed by a joint venture of The Grossman Companies and The Waypoint Companies, is complete, with residences now available for lease. 80 residences including studios, 1-, 2- and 3-bedrooms ranging from 430 to 1,188 square feet in size are now available, with rents ranging from $1,955/month for a 430-square-foot studio to $4,455/month for a 1,188-square-foot 3-bedroom/2-bathroom. All bricks and exterior finish panels have been installed along 728 East Broadway's facade, and finishing of the building's 18 condominium residences and common spaces is now underway. All windows have been installed along the building's facade; the building is fully weather-tight. Metal panels have been installed along large sections of Trac 75’s topped-off six-story modular structure, with windows installed throughout. 450 Cambridge Street’s classic brick facade has been installed across large sections of the building’s topped-off four-story frame, and windows and weatherproofing are in place throughout. The facade will also consist of sections of silver metal panels, which will be installed shortly. Archdiocese lists approved Gate of Heaven development site in South Boston for lease


The Archdiocese of Boston has listed its' 44,000 square foot former elementary school building in South Boston, the site of the approved Gate of Heaven condominium development, for long-term master-lease. The lease listing touts the building's potential for redevelopment by a tenant or developer for "educational, multi-family, assisted living/skilled nursing [or] office" uses; Colliers International is the building's listing broker. The Gate of Heaven development, which was approved in 2015, would have converted the building into 24 luxury condominiums but ultimately fell through due to neighborhood opposition.

Developer 135 Bremen Street, LLC is proposing to develop 94 condominium residences at 135 Bremen Street in East Boston instead of 94 apartments as previously approved. Project dimensions would remain unchanged, and 8,300 square feet of retail would still be located on the building's ground floor. The proponent has filed a Notice of Project Change (NPC) with the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

Last modular box installed at 61-83 Braintree Street in Allston


The last modular box has been installed to complete 61-83 Braintree Street's 4 to 6-story superstructure. 61-83 Braintree Street's use of modular construction will save the construction crew months of construction time, allowing exterior and interior finishing to commence immediately. Each modular box comes weatherproof, with insulation and windows installed. 61-83 Braintree Street will feature 80 residential apartments with ground-floor retail and a startup incubator space. At Thursday (November 17th, 2016)'s board meeting, the Boston Planning & Development Agency (BPDA) approved 16 Boardman Street. Located in East Boston near the Orient Heights MBTA Blue Line station, the $6.2 million building will contain 19 new condominiums. Construction of 16 Boardman Street is anticipated to commence in the second quarter of 2017.

Developer Patrick Mahoney has filed a Application for Small Project Review (ASPR) with the Boston Planning & Development Agency (BPDA) proposing to construct 16 Boardman Street, a new $6.2 million three-story building containing 19 new condominiums located in East Boston’s Orient Heights steps to the MBTA Blue Line and Constitution Beach; the following is a link to the ASPR. An existing two-family dwelling would be demolished. Mahoney anticipates to start construction of 16 Boardman Street in the second quarter of 2017, with expected completion in the second quarter of 2018. Armory unit closings underway, occupancy nearing


The first eight units at Armory in Charlestown closed last Friday (September 30th, 2016) for an average of $821 per square foot. Closing prices to date range from $750,000 for an 811 square foot one-bedroom unit to $1,465,912 for a 1,766 square foot three-bedroom duplex unit. The first move-ins at Armory will commence shortly per an update on Armory's Facebook page.


Armory is a restored historic armory building featuring 42 luxury condominiums conveniently located near the MBTA Orange Line. 38 out of 42 condominiums (91%) at Armory are under agreement, with four condominiums remaining for sale. Approved 30-unit Charlestown project sells for $3.05 million


The 0.3-acre development site at 30 Polk Street in Charlestown, located steps to the Bunker Hill Monument and the Charlestown Waterfront, sold Thursday for $3.05 million as recorded in the Suffolk County Registry of Deeds. The Boston Redevelopment Authority (BRA) approved a 30-unit residential building for construction on the site in August 2013; a rendering of the building can be found above. The site's seller is developer Douglas MacDonald of Charlestown; the buyer is Helge Capital, a Quincy-based real estate investor headed by Oleg Uritsky. Gate of Heaven condominium project in South Boston falls through


The Boston Globe reports that the Gate of Heaven condominium project located in South Boston, approved for construction last year, has fallen through. The Archdiocese of Boston and developer Oranmore Enterprises reportedly allowed the purchase agreement on the site to expire on May 31.

728 East Broadway

Construction has commenced at 728 East Broadway in South Boston. J. R. Vinagro Corporation is at work demolishing the former parking garage on site. Cedarwood Development, 728 East Broadway's general contractor, will soon begin construction of a new four-story building with 18 condominiums. Empire Realty Trust, an affiliate of The Cronin Group, is 728 East Broadway's developer. New photographs of the 728 East Broadway site are posted above.


Cedarwood Development is also an area developer. Cedarwood Development is the developer and general contractor of Allure at 11 Dorchester Street, also under construction in South Boston.


Lumen Charlestown

The approved Charlestown development site located at 30 Polk Street has been listed for sale. An asking price has not been disclosed.
