CO Issued for GE Office in Fort Point
A certificate of occupancy has been issued for the base building core and shell plus the office space on floors 1 through 6 at 5 Necco Court in Fort Point. The historic brick and beam buildings have been fully renovated and will now be home to around 250 GE employees.

NPC Filed for Innovation Point
With construction wrapping up on the renovations to the historic buildings at 5 Necco Court, Alexandria Real Estate Equities & National Development have filed a Notice of Project Change for the new construction building slated to be included in the Innovation Point Project. The updated plans call still call for a 12-story building however total square footage has increased to approximately 316,000 designed for multi-tenant office/life sciences/r&d uses. The building would also include active ground floor uses, such as retail and restaurant spaces. Because of the Project Site's proximity to public transit and nearby public parking facilities, the new building is not proposed to include any underground parking. Per the filing, the development team plans to begin construction on 15 Necco St. in the third quarter of 2020.

Construction Nearly Complete for GE’s Renovation at Necco Court
Months after scrapping plans for a larger tower on the site, GE is wrapping up construction on renovations to the historic buildings on Necco Court. After deciding not to move forward with the new construction aspect of the project GE sold the site to Alexandria Real Estate and signed a 12-year lease for the warehouse buildings. The 100+-year-old brick and beam warehouses are currently being fully renovated and will include a bistro and modern office space for around 250 GE employees.
As part of the project the Necco Court bridge is being restored with half of the bridge’s facade being replaced with new metal, while the side facing the Fort Point Channel will be replaced with glass. Gensler is the architect on the project and Eversource provided energy efficiency solutions. Eversource is supporting a number of energy-efficient building elements in this project with incentive dollars, including energy-efficient lighting and lighting controls, high performing chillers, pumps, windows, walls and roof materials with high insulating values. Construction is expected to wrap up in the coming months.

Exterior Work Wrapping up for 2 Brookline Place
Curtain wall and terracotta install are wrapping up for Boston Children's Hospital's new 182,500-square-foot building at 2 Brookline Place. Roofing and mechanical work at the penthouse level area also ongoing. 2 Brookline Place will feature medical office space, ambulatory care along with ground floor retail. Construction on the core and shell is expected to wrap up in October with tenant fitout to follow.
Next door at 1 Brookline Place, work is nearly complete for the expansion of the existing building with final painting and connection and testing of MEP controls wrapping up.

Renovation Moves Forward at Innovation Point as GE Scraps Plans for New Tower
Renovations of two historic buildings in Fort Point continue as GE announces it will scrap plans for the second phase of the project, a new 12-story tower. Instead of the original 800 person campus, GE’s headquarters now will have about 250 employees in the two refurbished buildings. GE plans to lease the buildings, after selling them and the adjacent land for the tower jointly with the state to recoup the $25 million tax incentive received from the city.
At the site currently, structural steel for the glass enclosure connecting the two buildings has been erected and window install is ongoing. The crane on site is supporting the erection of the structural steel for the roof and the new 6th floor on the west building. Rough-in of interior walls and interior masonry restoration is also underway in both buildings. Construction is set to be complete by the middle of this year.

Construction Ongoing for Children's Hospital Brookline Place Expansion
Construction is ongoing for the renovation and addition for Children's Hospital at Brookline Place. Completion of fireproofing and metal framing is ongoing for the new eight-story building at Two Brookline Place. Terracotta install is also beginning for the 182,000 square foot building that will feature new medical office space, ambulatory care area, and ground floor retail.
Next door at One Brookline Place brick veneer install is moving forward for the 47,000 square foot addition to the existing building.

Exterior Work Underway for Children's Hospital Redevelopment at Brookline Place
With structural steel in place at One Brookline Place and the penthouse being completed next door at Two Brookline Place, exterior work is now beginning along with rough install of mechanical, electrical, plumbing, and sprinkler systems throughout both buildings.
The project will feature a new eight-story, 182,500 sf building (Two Brookline Place) and add a six-story, 47,000 square foot addition to the existing six-story One Brookline Place medical building. The new Two Brookline Place will include a medical office and ambulatory care space on upper floors with retail along the ground floor.

Renovations Continue for GE's Future Headquarters in Fort Point
Renovations of two historic brick warehouse building at 5 & 6 Necco Court continue for GE's new Headquarters, Innovation Point. In addition to restoring the warehouse buildings, the project will include a new 12-story 293,000 square foot building and 1.5 acres of public space. All three buildings will be connected by a pedestrian walkway and the project will also extend Boston's Harborwalk.
The first phase of the project, the renovations, are expected to be complete in the first half of 2019. Completion of Phase Two, construction of the new building by Suffolk Construction and creation of new public open space along Fort Point Channel, is expected in mid-2021.

Phase I Construction Continues at Innovation Point
Construction continues at GE’s future headquarters in Fort Point. The project is being completed in two phases, pushing full completion of the project to 2021.
Renovation of the two existing brick warehouses at 5 and 6 Necco Court, now dubbed “North Point”, by Consigli Construction is on schedule for delivery in the first half of 2019.
Construction of the new 12-story office building, now dubbed “South Point”, by Suffolk Construction on a former section of the Procter & Gamble parking lot along Fort Point Channel is now scheduled for completion in mid-2021, along with new public open space along Fort Point Channel.

Also, underway is a six-story, 47,000 square foot addition to One Brookline Place.The project completion date remains on schedule for late 2018 using Touchplan, a construction software that allows developers to plan, implement, and monitor projects in their entirety. The innovative software gives developers the ability to see the full spectrum of their project down to every last detail. Touchplan has let developers keep their projects on or ahead of time leading to lower costs and more efficient construction.
