Leasing Kicks Off for 3200 Washington JP
Leasing has kicked off for Berkeley Investments, 3200 Washington JP, a brand new 73 unit apartment building in Egelston Square. Resident amenities will include a fitness center, garage parking, communal roof deck, courtyard and close proximity to the MBTA and Southwest Corridor Park. The building also includes approximately 3,500 square feet of retail at street level and a lobby that will showcase creative artwork from local artists.
The apartments in the new six-story building range from studios to three-bedrooms with square footages from 434 to 1,232 square feet, and market pricing starting at $2,405. The unit mix at 3200 Washington JP specifically includes 19 studios, 11 one-bedrooms, 34 two-bedrooms, and 9 three-bedrooms, many offering private terraces or outdoor decks in addition to the building’s shared roof deck and courtyard. Of the 73 units, nine have been designated as affordable rental units for qualifying households. Additionally, a separate triple-decker consisting of three additional affordable three-bedroom condominiums also offers affordable ownership opportunities.

Construction starts on 3200 Washington Street mixed-use development in Jamaica Plain
Berkeley Investments has confirmed that construction of the 100,000-square-foot 3200 Washington Street mixed-use development in Jamaica Plain in now underway. 3200 Washington Street will feature 73 apartment residences and approximately 4,500 square feet of new ground-floor commercial space in two main mixed-use buildings joined by a common lobby, as well as three condominium residences in a separate triple-decker home. Demolition of existing buildings on site is nearing completion, after which construction of the buildings' foundations will begin. Financing for 3200 Washington Street is provided by Santander.
3200 Washington Street is expected to open in early Fall 2018. Residences will range in size from 450 square feet to 1,300 square feet, with rents ranging from $2,000 to $3,000 per month. A total of 12 residences at 3200 Washington Street will be designated affordable, including nine apartments for households at 70% and 100% of area median income (AMI) and three 3-bedroom condominiums for households at 70% and 100% AMI.
3200 Washington Street will be located in Jamaica Plain’s vibrant, culturally-diverse Egleston Square neighborhood, steps from the MBTA Orange Line and Southwest Corridor Park. “[We’re] thrilled that 3200 Washington is part of such an exciting neighborhood,” says Berkeley Investments President Young Park. “Access to the MBTA Orange Line and the Southwest Corridor Park for biking, walking and running make this a highly desirable location for renters who want a tremendous value so close to the city of Boston, in a neighborhood that’s becoming more vibrant each day with new restaurants, stores and cafes. Berkeley Investments puts new Millbrook Lofts in Somerville up for sale, building could fetch $60 million
Berkeley Investments has put its’ new 100-unit Millbrook Lofts luxury apartment building in Somerville up for sale. Millbrook Lofts, which was completed in 2016, is 97%-leased, presenting a stable asset located steps to Kendall Square, Downtown Boston and rapid transit, in addition to Union Square, site of an upcoming MBTA Green Line station and $1 billion, 2.3-million-square-foot mixed-use development. Millbrook Lofts represents the transformational adaptive reuse of a 100-year-old cold storage facility into a contemporary loft-style apartment community, with residences including studios, one-bedrooms and two-bedrooms and multiple art-laden common spaces with a “creative living” theme.

Rentable square feet at Millbrook Lofts total 88,601; the sale would amount to approximately $677.19 per rentable square foot.
