Select Demo Services prides itself in not only providing quality service to its customers, but also in giving back to its community and working on environmentally friendly alternatives for energy consumption and waste.
Select Demo is a full service demolition company based in Salem, NH. The majority of our jobs are centralized around the Boston area, including the financial district. While renovating commercial real estate office spaces for new tenant fit outs, we find that many of these spaces are left with like-new furniture still in them. In these instances, Select Demo Services partners with the Massachusetts and New Hampshire State Police Departments to donate all quality furniture. This has helped to outfit schools, organizations working with the disadvantaged members of our community, and public buildings. We aim to not only re purpose quality furniture to those in need, but also reduce landfill waste and save tax payer money.
In addition to furniture, Select Demo Services also removes other materials from the buildings we renovate. Always looking to recycle as much as possible, in 2014, Select Demo started a waste hauling company: K-Town Disposal. This has allowed us to choose how our construction waste is sorted and what facilities receive it.
Continuing with this environmentally friendly trend, K-Town has committed to run paperless. All of K-Town Disposal dumpsters and routes are tracked on iPads installed in every truck on a custom app designed to track waste and tonnages. In 2017, K-Town hauled 34,476 tons of waste with an average of over 80% recycling rate.

Demo Begins for Commonwealth Pier Revitalization
Demolition has started at the Seaport World Trade Center for the Commonwealth Pier Revitalization project. Plans call for the demo of the Commonwealth Hall which will add around 170,0000 square feet of new outdoor space. The project will also create 45,000 square feet of new retail space and include updates to the Harborwalk that will include new lights and seating areas Construction is expected to last through 2024.

CO Issued for Portion of Units Within the Phase II of Orient Heights Redevelopment
Certificates of occupancy have been issued for 72 apartments & 8 townhomes within the redevelopment Orient Heights in East Boston. In total, the project will contain a total of 331 public housing units plus an 8,000 square foot community center and management office.

Demo Ongoing at South Station
Slab demo is ongoing on the Atlantic Avenue side of South Station in preparation for a crawler crane work zone. Once three construction zones are complete the project team will begin work on the expanded bus terminal and parking garage which will be built over the tracks, platforms, and outdoor concourse area. They will also start work on the foundation and structure for the mixed-use tower. The newly expanded bus terminal is set to be complete in July 2022.

A certificate of occupancy has been issued for 27 apartments at The Overlook at St. Gabriel's. The 11.6-acre site will feature a total of 555 residential apartments and 105 condos. The development also offers a 12,000 square foot amenities floor with vintage arcade games, a TV wall, and private conference rooms plus a resort-style pool and 5,000 square foot fitness center.

Interior Finishing Nearly Complete for First Units at The Overlook at St. Gabriel's
Interior finish work is nearly complete for the first units at The Overlook at St. Gabriel's in Brighton. The 11+ acre site offers luxury apartments ranging from studios through four-bedrooms between new construction buildings and, meticulously restored and reimagined historic buildings. First apartments are now expected to open in April and when complete the hilltop community will feature 555 residential apartments and 105 condos. The development also offers more than 22,000 square feet of community spaces including a pool, fitness center, and sky lounge.

South Station Air Rights Acquired for $35.35 Million, Receives Financing for $870 Million, Plus a $531M Building Permit is Pulled
Hines has acquired the South Station air rights for $35.35 million with an additional $870 million in project financing from CIFF Investments. Hines has also pulled a building permit for the first phase of the project -- the new high-rise office and residential tower over the commuter rail tracks and platforms. The current bus terminal and parking structure above the rail tracks will also be expanded as part of the project. The permit is valued at $531,845,387.00.
The South Station Air Rights project will bring three new buildings to Boston's Financial District above the existing South Station transit, office and retail center:
A 51-story, 677-foot tall, 1,032,000 square foot tower (Phase One) consisting of office, residential and retail space. 175 residential condominiums will be located above 704,000 square feet of office space and 7,000 square feet of ground-floor retail.
A 17-story, 334-foot tall, 438,000 square foot building (Phase Two) with one of the following four compositions, in addition to 8,000 square feet of ground-floor retail
A nine-story, 249-foot tall, 511,000 square foot building (Phase Three) consisting of office space and 12,000 square feet of ground-floor retail.

Demo Underway for The Exchange South End
Demo has kicked off of the building that formerly housed the historic Boston Flower Exchange to make way for Exchange South End, the upcoming 1.6 million square foot project that, once complete, will be a next-generation life science and technology urban campus. When asked about the timeline for construction of the first phase of the project, The Abbey Group tells BLDUP, "We are actively marketing the project, we are preparing the site and taking steps to be able to go forward with construction. We don't yet have a specific timetable to share."
While the Boston Flower Exchange represented a physical exchange of goods for much of the 20th century, Exchange South End will represent an exchange of ideas, technology, and culture for the 21st. Located in the South End, one of Boston’s most culturally rich and diverse neighborhoods and home to hundreds of nearby restaurants, bars, retail shops, art galleries, and studios, the site will feature four new state-of-the-art laboratory and office buildings, significantly improving the area’s life science and technology infrastructure. Additionally, the campus will feature 22,000 square feet of retail space and 30,000 square feet of community space.It is anticipated that the site’s original wharf granite slabs will be excavated and incorporated into Albany Green, a one-acre publicly accessible open space at the heart of the campus, as benches, walls, and other park features.

Interior Finishing Underway for Orient Heights Phase II
Interior finishing is now underway for Phase II of the redevelopment of the Orient Heights public housing development in East Boston. The project included the demolition of 87 existing units in four buildings and the construction of 88 replacement state-funded public housing units in two townhouse buildings and one mid-rise building. Construction is expected to wrap up in the first quarter of 2020.

Permit Issued to Abandon Gas Service to Exchange South End Site in Prep for Demo
A permit has been pulled to abandon the gas service to 540 Albany Street in prep for demo. The demo will make way for the much-anticipated Exchange South End project which was approved by the BDPA over a year ago in August 2018. The four-building 1.6 million square foot project will offer a mix of office, lab, and retail space plus a new 1-acre public park. The first buildings in this new life science and technology campus are expected to be ready in Q1 2022.

Restoration of Historic Monastery and Church Continue at The Overlook at St. Gabriel's
Restoration work continues on the historic St. Gabriel's Monastery building and the adjacent church as part of the redevelopment of the 11.6 acre Brighton site. The project will create a total of 555 apartments which are now leasing and expected to open in the first quarter of 2020. The development will also feature 105 condos along with parking for 510 cars. Along with the housing units, The Overlook at St. Gabriel's will improve the 3-acre Olmsted Brothers-designed landscaped greenway along Washington Street.

Commonwealth Pier Revitalization Approved
The Boston Planning Board has approved the revitalization project of the Seaport World Trade Center and Commonwealth Pier. The project will replace the existing exhibition hall with new public realm spaces and improvements and expanded ground-floor retail space, as well as creating new flexible and innovative office space and first-class event spaces. The development team will also renovate the historically significant Headhouse to include more activated and enhanced spaces for the public.
