Window Install Complete and Facade Work Underway at 839 Beacon

Windows are in place and work has started on the facade for 839 Beacon Street just a few blocks from Kenmore Square. The 5 story building will include 45 rental units set to open this summer. Resident amenities at 839 Beacon Street will include a 700 square foot roof deck, fitness center, resident lounge, and meeting room.  A below-grade garage will offer parking for 26 vehicles.

45 Unit Residential Building Approved in Hyde Park

The Boston Planning Board has approved the 6 story building to be located at 30 Thorn Street in Hyde Park. The project is set to hold a total of 45 units, a mix of studios through 3 bedrooms. Plans also call for 21 off street parking spaces. 
Mark Seck with Helge Capital told BLDUP they expect to start the project in late spring 2019.

Frost Terrace affordable housing development in Cambridge's Porter Square approved


Capstone Communities and Hope Real Estate Enterprises have received approval to construct Frost Terrace, a 100%-affordable housing development located in the heart of Cambridge's Porter Square. The development will contain 40 rental apartment residences including one, two and three-bedrooms, which will be rented to individuals and families earning between 30% and 60% of area median income (AMI).


Frost Terrace will be located steps from the MBTA Red Line, and will provide three on-site parking spaces. Now that the City of Cambridge has approved the development, Capstone and Hope will be able to apply for state financing for Frost Terrace. Pending receipt of financing, the proponents aim to break ground on the development in early 2019. Construction is expected to last approximately 16 months.

40-unit affordable housing community proposed in Cambridge’s Porter Square


Capstone Communities and Hope Real Estate Enterprises propose to construct Frost Terrace, a 40-unit affordable rental apartment community in Cambridge’s Porter Square steps from the MBTA Red Line. Residences at Frost Terrace would include 13 one-bedrooms, 14 two-bedrooms and 13 three-bedrooms for individuals and families earning between 30% and 60% of area median income (AMI). Just three accessible surface parking spaces would be built at Frost Terrace; bicycle parking would be provided on site. Capstone and Hope have filed plans for Frost Terrace with the City of Cambridge, who is now reviewing the project.

$16 million construction financing obtained for 839 Beacon Street, 45-unit apartment development in Fenway


Developer Miner Realty, Inc. has obtained $16 million of construction financing for 839 Beacon Street, a 45-unit apartment development with 4,500 square feet of ground-floor retail in the Fenway, allowing for demolition of the existing long-shuttered two-story commercial building to begin. The construction team is now actively demolishing the existing building in preparation for commencement of construction of the five-story building’s foundation. Construction financing for 839 Beacon Street was provided by Northern Bank & Trust Company and arranged by Cornerstone Realty Capital. The $16 million loan is provided with a 10-year fixed rate and a 30-year amortization.

The Boston Redevelopment Authority approved 839 Beacon Street for construction at last night's board meeting. Located in the Fenway neighborhood, the new building at 839 Beacon Street will contain 45 rental residential units, six of which will be designated affordable, and 4,500 square feet of ground-floor retail space. Construction of 839 Beacon Street could start in the fourth quarter of 2016.

New mixed-use building proposed near Audubon Circle in Fenway


A Small Project Review Application has been filed to construct a new mixed-use building at 839 Beacon Street in Boston's Fenway neighborhood. The proposed building would contain 45 rental residential units, six of which would be designated affordable, and 4,500 square feet of ground-floor retail space. The development team hopes to commence construction of the proposed building in the fourth quarter of 2016.
