BLDUP Update 08/19/21

1 Million+ SF Approved in Boston, Including 2 Life Science Projects in the Seaport

7 projects were given the approval to move forward in development totaling 1,079,685 SF of space along with a notice of a project change for a Dorchester development. Among the approvals includes 470,000-SF lab conversion at 601 Congress Street in the Seaport and the multi-building, 282,382 SF mixed-use 135 Dudley Street in Roxbury’s Nubian Square. Allandale Residences

Wonder Group was awarded approval for modified development plans of 64 Allandale Road in West Roxbury. The modified plans reduce the number of previously planned townhouses from 16 to 10. The development will feature 16 units total with 28 parking spaces.

804 Hyde Park Avenue

Whiteacre Properties won approval to build a 5-story, 42-unit development for 802 Hyde Park Avenue in Boston. The 44,212 SF planned development will include 13 on-site parking spaces as well as 5 public guest bike racks and a private internal bike storage area for 42 bikes.

37 Wales Street

A notice of project change was approved for 37 Wales Street in Dorchester. The proposed income-restricted development will provide 23 units to homeless populations transitioning back into the workforce. Heading Home won approval to develop the property in January.

601 Congress Street

Biomed Realty has won approval for a conversion of 601 Congress Street in the Seaport from a single-tenant office building into a life sciences/office building. The planned 223,000 SF office space will be instead converted into lab and life science uses. The renovations will include reactivation of the ground floor with an approximately 3,000 square foot retail/restaurant space and upgrades to the building entry and common spaces.

3-5 Woodlawn Street

A 4-story multifamily project has been approved at 3-5 Woodlawn Street in Jamaica Plain next to The Forest Hills MBTA Station. The building will include 13 units, 2 of which would be designated affordable. The project is designed per the City's Compact Living guidelines and does not include any parking.

135 Dudley Street

Cruz Development Corporation won approval for 282,382 square feet of mixed-use space between two buildings at 135 Dudley Street in the Nubian Square and Roxbury neighborhood. Plans call for 160 housing units, 8,703 square feet of street-level commercial space, and a restaurant flexible space-tenant amenities I art space, and a parking garage for approximately 146 vehicles.

72 Burbank

A Fenway-based developer won approval for a new 27-unit project for the Fenway plot at 72 Burbank Terrace. The project, developed in line with the City’s Compact Living Policy pilot, will feature compact units, common and storage space, bike parking facilities, and no car parking spaces.

Parcel O and Parcel P, Marine Industrial Park

Marcus Partners has won approval to redevelop parcels O and P in the Seaport’s Marine Industrial Park. Plans call for the construction of a new 151-foot 228,000 SF lab/life science building and reuse of an existing 9,000 SF building. In addition, biotechnology company Ginkgo Bioworks has signed a lease for 150,000 SF of space as the anchor tenant.
