150 Mill Street Update 02/14/22

10-Story Commercial Project Proposed in Red Hook

Permits have just been filed for a 10-story, commercial development at 150 Mill Street in Brooklyn's Red Hook neighborhood. Developed by , the building would contain  square feet of office space, as well as square feet of ground-floor retail. Plans also call for 15,144 square feet of community facility area.

Designed by , the structure would stand feet tall and total square feet. The project site itself is a paved lot, and demolition won't be necessary.

Project applicant, 150 Mill LLC has submitted requests to rezone several neighboring lots in order to facilitate the new development. While these properties won't be demolished or even constitute any part of the project site, their rezoning would change the existing M1-1 zoning district to an M1-5 zoning district. This would increase bulk restrictions, and therefore allow buildings as large as 150 Mill Street to be built in that district without having to request zoning variances.
