100+ Unit LIC Project Gets the Green Light

A 9-story mixed-use building, proposed for 35-01 Vernon Boulevard in Long Island City has just been approved by the NYC Mayor's Office. Some of the best news a developer can receive, this ruling came over a year and a half after, Agayev Holding LLC, first requested the necessary zoning map and text amendments to facilitate the project. Building permits can now be filed, and then the build team will finally be able to get the ball rolling.

35-01 Vernon was designed by GKA Architects and is set to contain 107 rental apartments, including 27 affordable housing units. Tenant amenities will include a fitness center, a lounge, an outdoor terrace, and balconies for a number of the units. The building will have around 28,000 square feet of ground-floor retail, in addition to both office, and light manufacturing space. Plans also call for two basement levels and an underground parking garage with enough room for 77 vehicles. The development will total over 200,000 square feet.
