1000 Boylston Gets the Green Light From BPDA to Move Forward

This project might not seem all that different than all the other 400ft+ towers going up in Boston but, it is.  This mixed-use project will have 2 floors of retail and a tower full of unique condos with no layout being the same.  It's being built in an area of Bolyston st in the Back Bay near Berklee performing arts center.  What makes this one of the most unique projects approved in 2018 is the incorporation of Mass Pike air rights.  This is one of the first projects in many years to be built over the mass pike. In fact, air rights projects can transform cities in very powerful ways and definitely something to watch as developers look for creative ways to build in Boston.

The project includes one residential building with up to 108 units and a building height of 484 feet. The residential building will rise out of a five-story podium. The first and second stories of the podium will contain approximately 45,500 square feet of retail and restaurant space facing Dalton, Boylston, and St. Cecilia Streets. The third and fourth stories of the podium will contain a parking garage with 175 parking spaces, which will be accessible from Scotia Street. The podium will also include a ground-floor residential lobby, as well as a fifth-floor amenity space for the residential portion of the project.
