14 Projects Win Approval in Boston
14 projects featuring 1,175 residential units and 4,335,517 SF of space were approved for development in Boston. Among the projects approved include the 393-unit 819 Beacon Street and 550,000 SF lab proposed for the under-construction Landmark Center in Fenway, the 325-unit 220 Huntington Avenue in Back Bay, as well as the Nexus Innovation Corridor in Allston. Additionally, requests for proposals have been released in Roxbury for Washington Park and the long-vacant P3 parcel on Tremont Street. Check out the entire list of approved projects below.
An RFP has been released for the redevelopment of 12 residential plots in Roxbury. Plans call for 23 new residential units.
An RFP has been issued for the redevelopment of the long-vacant parcel P3 in Roxbury. Plans call for the solicitation of proposals for a 330,939 SF vacant lot on Tremont Street.
Youth Enrichment Services won approval for the construction of a new headquarters and activity center at 265 Amory Street in Jamaica Plain. The proposed development calls for the creation of two new, attractive energy efficient buildings that will provide a new headquarters for Youth Enrichment Services as well as an adjacent sister building which will house 9 new condominiums.
A Roxbury developer won approval to redevelop the former Doyle’s Cafe in Jamaica Plain. Closed in 2019, the project will include two new 4-story residential buildings on top of the cafe featuring 23 condos. The project also calls for a 4,500 SF Brassica Kitchen for the ground floor with a 2,000 SF rooftop dining patio, as well as a 5,189 SF Urban Grocery Market.
A Roxbury-based developer has won approval for a mixed-use multifamily development in Nubian Square. Plans call for a 6-story, 37,331 SF building featuring 30 units with 2,214 SF of ground-floor retail space.
Wholesaler F.W. Webb Company was greenlit plans for a distribution warehouse in Roxbury off Melnea Cass Blvd. The project will feature a 91,000 SF high-bay warehouse featuring two stories.
A notice of project change has been approved for the Hotel Alexandra in Roxbury. Previously approved for the demolition of the Ivory Bean House and 150-key, 12-story boutique hotel, plans now call for a multifamily development featuring 106 micro-unit condominiums.
A third notice of project change has been granted for 154 Terrace Street in Mission Hill. The project will feature 66 condominium units along with 24 parking spaces.
Final approval has been granted to Scape for The Beacon at 819 Beacon Street. Plans call for the construction of 393 residential rental units, 200 parking spaces and 1,600 square feet of ground floor retail.
A notice of project change has been approved for an East Boston residential development. Approved plans call for 139 residential units at 282 Bremen Street.
A Newton-based developer won approval for the redevelopment of the former Midtown Hotel in Back Bay. Plans call for a 349,000 SF mixed-use building featuring 325 residential units with 153 parking spaces facing the Christian Science Center Plaza.
Nexus at the Allston Innovation Corridor
A Cambridge-based property developer was given the green light to construct two mixed-use buildings consisting of research laboratory and office uses, including ground floor retail. Plans include 9 units, 668 parking spaces, a 12,000 square foot plaza (Artists’ Way) and 5,000 square feet of open space across a 577,700 SF project.
Samuels & Associates & Alexandria have won approval for a notice of project change to construct an additional life science/retail building within the 401 Park site. The new building will include 550,000 square feet of state-of-the-art life science space plus a 50,000 square foot Star Market on the ground floor.
Amended plans have been approved for 100 Hood Park Drive in Charlestown. The project will feature a 12-story development on top of a parking garage featuring a total of 650,000 SF of space, with an increase in the planned lab space up to 254,100 SF.
Massachusetts General Hospital was given the go-ahead for a campus-wide hospital expansion in the West End. The project calls for a 12-story structure for 450 single-bed rooms housed in a pair of connected towers. The new building is a “much-needed, vital structure that will enable the MGH to deliver 21st-century care in a 21st-century environment.”
Nuestra Comunidad Development Corporation received approval to redevelop the F5 lot at the former MBTA Bartlett Station. Plans call for a 44-unit, 5-story development featuring a 2,220 square foot community room for the benefit of all Bartlett Place residents and the Roxbury neighborhood. The project would also include a total of 26 parking spaces.
