Controversial Mixed-Use Approved in Rego Park

The NYC Mayor's Office has just green-lit a 15-story mixed-use project at 98-81 Queens Boulevard in Rego Park, Queens. The approval comes about a year and a half after Trylon LLC first submitted an application seeking zoning map and text amendments for the new building.

Along the way, the City Council suggested modifications to the project and it was ultimately sent back to the City Planning Commission (CPC) for a re-review. As a result, the design was changed and the development will now look like this:

Developed by RJ Capital Holdings, 98-81 Queens Boulevard will contain 170 residential units, and 17,400 square feet of commercial space on the ground floor. The structure will total 153,400 square feet. Unfortunately, the project does not come without controversy as the Tower Diner and the former Trylon Theater, a couple of neighborhood icons occupying the site, have just had their fates sealed and will be demolished.
