  1. Landmark Mall Redevelopment

In July, the Alexandria City Council approved the preliminary plans for the redevelopment of the Landmark Mall site to feature over 5+ square feet of development. The project would include a new 1M square foot Inova Health System Hospital, up to 2,500 residential units, 285,000 square feet of retail, commercial, and entertainment offerings, and around 210,000 square feet of office space. Demolition at Landmark is set to begin in Spring 2022, with the first buildings slated to deliver in 2025.

  1. Amazon HQ2 Phase 2

While construction continues of Phase 1 of Amazon’s HQ2, the development process continues for PenPlace, the second phase of the massive project. Plans for PenPlace include three 22-story office towers with ground-floor retail space, three retail pavilions ranging from one to three stories, underground parking, a 20,000-square-foot Arlington Community High School, daycare, and 2.5 acres of public space. The distinct, 354-foot tall Helix building would be the centerpiece of the campus with the Federal Aviation Administration approving the height of the building this past November. Amazon has said it expects to begin construction on PenPlace in 2022.

  1. Gaudellet 6th Street Redevelopment

Intended to serve as a new and vibrant mixed-use gateway to Gallaudet's campus, the objective of the Sixth Street Development is to better integrate the school with the surrounding community. Plans for the multi-parcel site call for approximately 260 residential units on Parcel 2 — 160 units in Building 2A and 76 units in Building 2B — and approximately 600 residential units on Parcel 3. The Project’s residential programs for both Parcels 2 and 3 contain a mix of studio, junior, 1-bedroom, 2-bedroom, and 3-bedroom units.  At the ground floor level, the Parcel 2 buildings contain a combined 25,861 square feet of retail/commercial space and 15,449 square feet of space for the University, plus residential lobby and back-of-house functions.  The Parcel 3 building will include 42,858 square feet of retail/commercial space, as well as the residential lobby. Plans for Parcels 2 & 3 are approaching zoning approval.

  1. McMillan Power Plant

Arguably one of DC’s most controversial development projects, demolition finally kicked off In October on the 25-acre site when The D.C. Court of Appeals ruled to lift the stay barring demolition activities on the site. Plans call for 2.1 million square feet of development to include 146 townhouses, more than 500 apartments, retail, a Harris Teeter, a park, and a community center. While other legal challenges remain legislation from D.C.’s City Council adopted in August 2021 stipulates the project “shall proceed expeditiously and without further delay.”

  1. 400 I Street NW

In December, the Westminster Presbyterian Church & Bozzuto won approval for a PUD & Zoning Map Amendment for the property at 400 I Street SW. The site is currently the home of the Westminster Presbyterian Church which will be replaced with a new mixed-use building. The building will contain approximately 18,513 square feet of space devoted to new facilities for the Church, including assembly/congregation space, a kitchen and dining area, conference rooms and offices, and a community and art gallery along with 222 residential units, of which approximately 99 units will be market-rate and approximately 123 units will be senior affordable housing.

  1. Novavax Gaithersburg

Novavax won approval for the expansion of their Gaithersburg campus in December. The company currently occupies over 122,000 square feet of space at 700 Quince Orchard. Block 2 within the site would add 600,000 square feet of office, research and development space, and integrated light manufacturing space throughout multiple buildings. Block 3 of the project calls for the conversion of 2 existing buildings to include R&D/light manufacturing space.

  1. 6400 America Boulevard

The Prince George's County Planning Board approved the proposed mixed-use project at 6400 America Boulevard in Hyattsville this past November. The project will feature 316 apartments with 2,000 square feet of retail space. Amenities are set to include a fitness center and pool deck.

  1. Ames Center Redevelopment

In late December, a permit application valued at $236,276,000.00 was filed for the Ames Center redevelopment project along Fort Myer Drive & N. Nash Street in Arlington. The project will include a 31-story South Tower along with a 30-story North Tower featuring a total of 732 units. The North Tower will also incorporate the existing church on the site into its design.

  1. The Heritage at Old Town

Plans for the redevelopment of the three-block Heritage multifamily residential site were approved in February 2021. The project will include approximately 750 multifamily units, including 188 affordable units among the three blocks, each with two levels of underground parking.

  1. Rose Village

In October, the Montgomery County Planning Board approved the sketch plans for the 2.5M+ square foot Rose Village development. The three existing office buildings on the site will be demolished to make way for 7 new buildings to feature 2,060 residential units along with 469,643 square feet of non-residential use with a max building height of 200 feet. Plans also call for ample public & private green space. While the development team has not yet determined when it intends to file subsequent Preliminary Plan and Site Plan applications but anticipates phasing to begin on the west side of the property moving to the east.

  1. Bridge District

The DC Zoning commission approved the design review application for 632 Howard Road, SE within the Bridge District development this past November. The mixed-use project will include 758 residential units ranging in size from studios through 3 bedrooms along with roughly 50,000 square feet of retail space. Construction is expected to start this March.

  1. 1901 N. Moore

In late November, permit applications were filed to begin excavation, sheeting, and shoring at 1901 N. Moore St. The early-stage work will make way for the approved 26-story mixed-use tower to replace the existing RCA office building. The new project would include 423 apartments, 11,355 square feet of retail space, and 264 parking spaces. 

  1. Hazel National Landing

Hazel National Landing will bring nearly 500 apartment units and an extension of the Potomac Yards Central park near Amazon’s HQ2. Characterized by its segmented massing and distinct façade, these two cohesive mixed-use buildings rise to a total of 15 and 11-stories respectively and total 527,000 SF. 

  1. 700 N. Frederick Ave

In April, The Gaithersburg City Council approved the preliminary site plan for Progress Labs at 700 N. Frederick Avenue.  The 44-acre property directly fronts Interstate 270 at the Montgomery Village Avenue exit. Plans call for 2-  flex buildings totaling 450,000 square feet of space plus, a gas station and a fast-food restaurant.

  1. 1333 M Street NE

Felice Development Group acquired the 1333 M Street development site for $29,448,000 in June. The team won approval for a mixed-use project on the site this past fall to include 900 residential units and around 45,000 square feet of retail space. The multi-phased project would also include a pedestrian promenade and green space along the river. Construction is expected to begin in Q4 2022.

  1. 5159 Pooks Hill Road

In mid-November, a permit was issued to begin site work for the project at 5159 Pooks Hill Road in Bethesda. Plans call for 562 apartments across 2 towers over an underground parking garage. Exeter Property Group acquired the site in May 2020 for $17,100,000.0 and filed updated plans in the fall reducing the project from the originally planned 631 units to 562. 

  1. 2400 Columbia Pike

In April, updated plans were approved for the mixed-use project at 2400 Columbia Pike in Arlington Village. The 6-story building will include 120 residential units, up from 105 along with over 16,000 square feet of retail space. The development will also include two levels of below-grade parking containing approximately 176 parking spaces.

  1. 8787 Georgia Ave

With demo permits issued in the fall, project teams have not filed additional permit apps to begin work on the foundation for the upcoming mixed-use project at 8787 Georgia Ave. in Silver Spring. Plans call for two, 7 story buildings to be connected by a bridge with 375 residential units and around 32,000 square feet of commercial space. Construction is expected to last through Fall 2023.

  1. Hillandale Gateway

A permit application was filed to begin construction at 10100 New Hampshire Avenue, part of the Hillandale Gateway Project in early December. This first building will include around 400,000 square feet of space with the project set to feature 146 age-restricted units, 350 market-rate units, and over 20,000 square feet of retail space when complete. The two residential buildings in the projects are designed to Passive House standards.

  1. Potomac Generating Station

Hilco submitted a Development Concept Plan to the City of Alexandria in July detailing plans for a 6 building, 2.15M square foot mixed-use project at the Potomac River Generating Station site. The development would extend the streets of Old Town North into the site to connect the property to the larger neighborhood while also planning to make use of the unique character of the property and maximize views of the river.  Per the filing, the mix of uses would include 390,000 square feet of commercial space, 115,000 square feet of retail, around 2,000 residential units, and a 300 key hotel. The project would also include 4.2 acres of open space including 2 waterfront parks and several linear parks.

  1. Broad and Washington

In November The Falls Church planning commission approved the Broad & Washington mixed-use project. The upcoming 7-story building will feature over 330 residential units along with 71,000 square feet of commercial space including a Whole Foods Market and 100 seat theater.

  1. 3401 K St. NW

In November, citizenM acquired the development site at 3401 K Street for $18M and then submitted a concept application with the Historic Preservation Review Board for a hotel on the site. In a statement at the time of the acquisition, citizenM told BLDUP, "we are a design- and ESG-focused hotel concept, and have had the benefit of introducing hotels in incredibly dynamic neighborhoods across the world, including the Champs-Élysées in Paris, Victoria in London, San Francisco’s Union Square, and Boston’s Back Bay. We’ve had great experiences working with various stakeholders in these communities to bring in hotel projects that are interesting and also in keeping with the fabric of these historic neighborhoods. Being a good neighbor is a critical part of our mission, and we look forward to creating a compelling new destination in Georgetown that highlights the best of what Washington D.C. has to offer.”
