22 Projects to Watch in 2022

With 2022 fast approaching, BLDUP has compiled a list of the area’s largest approved projects covering over 14M square feet of upcoming new construction. As Greater Boston’s life science market continues its record-breaking pace of growth, these projects will continue to shape the neighborhoods they are adding to in this coming year. 

1.) Iron Works South Boston

National Development acquired 323 Dorchester Avenue in South Boston in 2020 for $17.3 million. In December, National Development won approval to build out 1.1 million SF of mixed-use space at the site. Plans call for 285,550 SF of office, 358,550 SF of lab, 55,150 SF of retail, and 399,530 SF of residential space featuring 345 units totaling 1,146,700 SF of new development.

 

2.) 601 Congress 

After acquiring 601 Congress Street in early 2021, Biomed Realty filed plans for a lab conversion of the office building in the Seaport. Approved in August, the existing 14-story building is under construction and will feature approximately 223,000 SF of laboratory research space. 

 

3.) Motor Mart Garage

In 2019 before the global pandemic driven by COVID-19, Boston Global Investors won approval for the redevelopment of the Motor Mart Garage in Boston’s Bay Village. Plans call for a 310-foot, 28-story residential development featuring 231 condominium units.

 

4.) South End Gateway

In late 2017 Boston Properties won approval for a revolutionary transformation of Back Bay Station with a mixed-use air-rights project. Poised to begin, plans call for four towers with approximately 1.37 million square feet of residential, office, and public space.

 

5.) MGH Expansion Project

Partners HealthCare and Leggat McCall Properties were awarded the green light in late November for a redevelopment/expansion of Massachusetts General Hospital’s Beacon Hill campus. The project calls for a 12-story structure for 450 single-bed rooms housed in a pair of connected towers. The new building is a “much-needed, vital structure that will enable the MGH to deliver 21st-century care in a 21st-century environment.”

 

6.) Dock Square Garage Redevelopment

After gaining initial approval for a parking garage redevelopment in 2019 and submitting a change in plans in 2020, Fortis Property Group was given the go-ahead for yet another NPC for the Dock Square Garage in Downtown Boston. Overlooking the Rose Kennedy Greenway and valuably located next to Faneuil Hall, the project calls for 125 units with 16 set aside as income-restricted. 

 

7.) The Cove

V10 Development won approval for a 318-unit development next to Polar Park in Worcester's emerging Canal District. The Cove will feature a 13-story, 380,819 square-foot mixed-use building at 85 Green Street. Canal District plans call for a more than $240 million, 18-acre development featuring 65,000 square feet of retail and restaurants.

 

8.) 585 Third Street

BioMed Realty’s latest proposal for a lab/office building on the former Constellation Center site in Kendall Square won approval in 2020, and since then has been granted a permit for construction. Set to reshape Cambridge’s skyline, 585 Third Street will feature a 15-story, 250-foot tower with a $40 million, 40,000 SF public arts space as well as a $15 million ground-floor public space. The project will yield 255,000 SF of Class-A research space. 

 

9.) Riverside Station

Mark Development won the rights to construct a massive infill project next to the MBTA’s Riverside commuter rail station in Newton in 2020, and the planned hotel portion of the project has been altered to include life science space. Plans call for over 1 million SF of development and 582 apartments. 

 

10.) On the Dot

Core Investments unveiled plans for 1.7 million SF of mixed-use space off Dorchester Avenue. Named “On the Dot”, plans call for a 4-building development featuring 526,300 SF of Class-A office space, 959,200 SF of life science research space, 194,600 SF of multifamily space featuring 196 units, and 62,000 SF of ground-floor neighborhood retail space. 

 

11.) Nexus Allston Innovation

October of 2021 saw the approval of two mixed-use buildings off Western Avenue in Allston. King Street Properties is poised to develop a mixed-use project - named Nexus - that will feature 40 residential units and 500,000+ SF of office and lab space designed to reinvigorate the corridor in the neighborhood. 

 

12.) 200-220 Huntington Avenue

In the summer of 2020, National Development released plans for a 325-unit project to replace the aging Midtown Hotel in Back Bay. Approved for development in October of 2021, plans call for a 349,000 SF mixed-use building featuring 325 residential units with 153 parking spaces facing the Christian Science Center Plaza. 

 

 

13.) 201 Rutherford Avenue

After a 2020 letter of intent for a residential redevelopment of the Bunker Hill Mall, New England Development moved forward with plans for a 203,727 SF project for an undeveloped portion of the mall. The proposed development consists of approximately 240 residential units together with residential amenities, and a parking garage. 

 

14.) 76 Ashford Street

In February of 2021, City Realty Boston filed plans for a 236,000 SF project at 76 Ashford Street in Boston’s Allston neighborhood. Currently, under review, plans call for 254 residential units, with the developer having secured $10 million for the site through Country Bank. 

 

15.) 15 McGrath Highway

Plans have been approved for 250,000 SF of life science space at 15 McGrath Highway in Somerville. Plans call for a sleek, 9-story building featuring 384,331 square feet of floor space with on-site underground parking. 

 

16.) 88 Black Falcon Avenue

The Davis Companies filed plans - and won approval - for a 330,000 SF expansion of the historic 88 Black Falcon Avenue in Boston’s Seaport. Plans call for a four-story, 330,600 SF addition to the existing 3-story office space for lab and office space. The project will bring the building height up to 137 feet and add 174 new parking spaces with the addition of a new parking deck. The final development will feature a total of 684,510 SF of space.

 

17.) 350 Boylston Street

The Druker Company won approval in 2019 for redevelopment of 350 Boylston Street, and the project has been primed to start since. Overlooking the Boston Public Gardens, plans call for a 9-story, mixed-use office and retail building featuring 221,000 SF of floor space.

 

18.) Seaport Parcels O & P

Marcus Partners has won approval for the two-parcel redevelopment of a former Au Bon Pain bakery in the Seaport. Plans call for 228,000 SF life science development to be fully leased by Ginkgo Bioworks. 

 

19.) Hope Point Tower

The Fane Organization won approval to construct a 46-story residential high-rise in Providence, Rhode Island’s 195 Innovation District. Plans call for a 550-foot tower featuring 500 luxury condominium units. When built, the Hope Point Tower will be the tallest building in Rhode Island. 

 

20.) 35 Garvey Street

Developer Greystar won approval for a 5-story, 639,300 SF building featuring 450 units and 564 parking spaces in Everett. The development at 35 Garvey Street will include 6,500 SF of ground-floor retail space.

 

21.) Switchpoint Quincy

FoxRock Properties has released plans for a transformational development in Downtown Quincy. Switchpoint Quincy will consist of a 3-part development featuring 150,000 SF of Class-A office space, a 490-space parking garage, and a 20-story, 285-foot mixed-use tower with 200 residential units and a 125-room hotel. 

 

22.) 1445 and 1469 Hancock Street

Slater Family Holdings and Broadway Hospitality Group have proposed a 3-building development on Hancock Street in Quincy Center. Plans call for a 15-story tower featuring 204 residential units at 1469 Hancock Street, a 500,000 SF mixed-use building in place of the Messina lot, and a 7-story, mixed-use building at 1445 Hancock Street. The development would also include a three-level performing arts center, co-working space, and multi-level restaurant space.
